How we work on architectural drawings

Seven steps from first call to approval.

The same model cut through the middle: every floor, the stair, the chimney breasts, the new mansard, rear extension and basement in section
Section through the model: every floor on one datum.
    1. Enquiry and constraints check

We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.

    2. Measured survey

We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.

    3. Design options

We model the house in Revit and show you options in 3D and plan, with the planning strategy and the precedents in your street.

    4. Design frozen

You choose an option in writing. Nothing changes after this without your say.

    5. Independent check

A second chartered technologist checks every sheet against the council's validation checklist and the policy. A senior review signs it off before anything is submitted.

    6. Submission

We prepare the forms, certificates, fee and documents and submit through the Planning Portal.

    7. Officer liaison

We answer the planning officer and make any amendments within five working days, at no charge until approval.

Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

The one householder guide, and where it stops

The council's only extensions guide is the House extensions in South Tottenham SPD (revised). It deals with roof-level additions and reads as a local rulebook for one corner of the borough and its terraces. A house in Muswell Hill or Wood Green is not judged against it.

Everywhere else the application is read against the Haringey Local Plan: Strategic Policies 2013-2026 (consolidated with 2017 alterations), with the Development Management DPD, Site Allocations DPD and Tottenham Area Action Plan. Precedent helps the argument too: what was granted on the same street, and how the rear building lines step along it. We study those decisions before drawing and note the relevant ones on the sheets.

Where the South Tottenham guide applies, our loft conversion drawings in Haringey follow its roof rules closely. Where it does not, the design is argued from the street itself.

Article 4 directions, conservation areas and listed buildings

Haringey publishes 25 Article 4 directions, mapped as 25 separate areas, over the top of 33 conservation areas. A direction removes a specific permitted development right, so the same house can lose its rights to change a front window, add a porch or alter a roof without an application.

Historic England records 289 entries in the borough: 6 at Grade I, 21 at Grade II* and 258 at Grade II. A further 21 appear on the Heritage at Risk Register. Listed building consent is a separate application with its own heritage justification.

Our free constraints check reads each layer for your address, so you learn which rights survive before you spend on a design.

Trees add a further wrinkle on many streets. We plot the significant ones on the survey and keep foundations and rear additions clear of their roots, which avoids a late redesign when the case officer asks about them.

Prior approval is a closer call than the headline rate suggests

The national statistics for the latest year record 13 larger home extension prior approvals granted and 19 refused. Refusals outnumber grants, so a deep single-storey rear extension is not a safe bet even when the national limits seem to allow it.

By contrast the borough took in 396 lawful development certificate applications, a large number for its size. Owners clearly value written proof that their work is lawful, and a Lawful Development Certificate in Haringey starts at £645.

When the prior approval looks fragile we recommend a householder application instead. The drawings are largely the same, but the council then weighs the design on its merits.

How the council has decided householder cases

In its latest twelve months Haringey decided 689 householder applications. It granted 90.3 per cent and decided 94.3 per cent within eight weeks or an agreed extension. The national series gives a close picture: 702 decisions, 90.9 per cent granted.

Minor applications, such as a house split into flats, fared worse, with 82.2 per cent granted across 617 decisions. If your scheme adds a unit, plan for a harder conversation than a rear extension would bring.

Time is kinder to you than the outcome: the national series shows 95 per cent of householder decisions made in time. We treat that as a planning aid for your builder and nothing more, since only the council can decide your application.

Homes, prices and the levy zones

Of 105,092 households, 38.9 per cent live in a house or bungalow and 37.2 per cent own their home. Prices vary widely: a terraced house averaged £803,381, a semi-detached house £1,235,802 and a detached house £2,460,369.

The Mayor's levy sits at band 2, £72.73 per square metre this year. The council's own schedule, the Haringey CIL Charging Schedule 2022, is far steeper in the west than the east: £443.52/m² (Western zone); £276.16/m² (Central zone); £60.24/m² (Eastern zone). Gardens cover 26.6 per cent of the land, so back-garden extensions are common, and so is a levy bill.

The borough also has an Article 4 direction on small houses in multiple occupation. A family house turned into a shared home needs its own application, and HMO conversion drawings in Haringey begin with that check.
