How we work on garden room drawings

Nine steps from first call to approval.

The same model cut through the middle: every floor, the stair, the chimney breasts, the new mansard, rear extension and basement in section
Section through the model: every floor on one datum.
    1. Enquiry and constraints check

We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.

    2. Measured survey

We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.

    3. Design options

We model the house in Revit and show you options in 3D and plan, with the planning strategy and the precedents in your street.

    4. Design frozen

You choose an option in writing. Nothing changes after this without your say.

    5. Independent check

A second chartered technologist checks every sheet against the council's validation checklist and the policy. A senior review signs it off before anything is submitted.

    6. Submission

We prepare the forms, certificates, fee and documents and submit through the Planning Portal.

    7. Officer liaison

We answer the planning officer and make any amendments within five working days, at no charge until approval.

    8. Building regulations

Technical drawings are coordinated with the structural engineer's calculations, the drainage and the planning conditions.

    9. Approval and hand-over

Building control approval, then a next-steps pack covering the commencement notice, party wall timing and CIL.

Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

A greener borough with its own limits

Domestic gardens make up 26.6 per cent of Haringey's land in the national land-use survey. Green Belt covers 2 per cent of the borough, so it affects only a sliver of addresses. The council gives no garden-building figure we can quote, so national outbuilding rules apply.

The limits come from designations. Haringey publishes 25 Article 4 directions, 33 conservation areas and 289 listed entries. A direction can remove outbuilding rights, a conservation area bars a building between the side wall and boundary, and a listed house loses rights across its grounds. We check all three against your address.

    Big gardens, bigger decisions

A long garden invites a large building, and permitted development does cap coverage and height, but it cannot protect you from poor siting. A room placed in the middle of the lawn spoils the view from the house. A room tucked against the back fence often costs a little more in services but keeps the garden usable.

With room to spare, owners also ask about extras: a covered deck, a separate store, an external kitchen. Each adds to the footprint count and some are barred outright, since raised platforms and verandas fall outside the outbuilding rights. We list every structure in the garden on the block plan so the total is clear.

Where in the garden to put it

On a long Haringey plot there are three real choices. A room at the far end keeps the lawn near the house and looks out on the whole garden. A room midway splits the plot in two and rarely works. A room beside the house gives short service runs but runs into the side-of-house limit where a conservation area applies.

We draw the preferred option and one alternative, then show both in 3D. The block plan carries the measured distance to each boundary, the eaves height and the retained garden, so you and the council see the same facts. A measured building survey fixes the boundaries and levels first when the garden slopes or the fences are uncertain.

    Keeping the garden in balance

A big Haringey garden can take a big building, yet the best results leave generous planting and lawn. We usually recommend keeping the room modest and spending the saving on landscaping around it. The block plan shows the retained garden as a clear area, and the elevations show how the room sits against boundary planting.

If you want to add a pergola, shed or hot tub area, tell us now. Each addition affects the coverage count and the way the officer reads the scheme, and it is simpler to draw the whole garden once than to amend a plan later.

Prices, flats and the housing mix

The housing stock splits sharply. Detached homes average 2,460,369 pounds, semi-detached 1,235,802 pounds and terraced 803,381 pounds, and 38.9 per cent of households live in a house or bungalow. At the top of that range, a room that adds a studio or office space can be a fraction of the property's value.

Only 37.2 per cent of households own their home, so a garden may belong to a landlord or sit under a lease. We ask who owns the land and whether anyone lives in the room, because letting it moves the project into change of use drawings.

    Route and council record

With rights intact, a Lawful Development Certificate records that the room is lawful. The council dealt with 396 certificate applications of all kinds in its latest return. Where rights are removed, we turn the drawings into a householder submission, as set out on our planning drawings page.

In the latest year the council made 689 householder decisions, granting 90.3 per cent and deciding 94.3 per cent on time. Those figures describe all householder work and do not predict any single application.

    Fee and how to start

The drawing set is a fixed fee from £495, VAT included, with the council's own fee extra. Send your address and the planned use through the form above. Our loft conversion drawings in Haringey and the architectural drawings in Haringey page cover the rest of the home.

    Questions

Can I build a large garden room in Haringey?

Size is capped by height, eaves and coverage limits under permitted development. A bigger building can still be proposed through a householder application.

How many Article 4 directions does Haringey have?

The council publishes 25. We read the one covering your address for outbuilding wording.

Can I rent out a garden room in Haringey?

Not under outbuilding rights, which need the use to stay incidental to the house. A let room is a different project.

How much do garden room drawings cost in Haringey?

From £495 including VAT, fixed before we begin.
