Flat conversion drawings in Haringey

Haringey sets a size floor for converting a house: the original floor space must exceed a stated area, and homes in the Family Housing Protection Zone face a further test. Our flat conversion drawings in Haringey prove both, from £1,195 including VAT, prepared by MCIAT chartered architectural technologists.

How we work on flat conversion drawings

Seven steps from first call to approval.

The same model cut through the middle: every floor, the stair, the chimney breasts, the new mansard, rear extension and basement in section
Section through the model: every floor on one datum.
    1. Enquiry and constraints check

We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.

    2. Measured survey

We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.

    3. Design options

We model the house in Revit and show you options in 3D and plan, with the planning strategy and the precedents in your street.

    4. Design frozen

You choose an option in writing. Nothing changes after this without your say.

    5. Independent check

A second chartered technologist checks every sheet against the council's validation checklist and the policy. A senior review signs it off before anything is submitted.

    6. Submission

We prepare the forms, certificates, fee and documents and submit through the Planning Portal.

    7. Officer liaison

We answer the planning officer and make any amendments within five working days, at no charge until approval.

Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

Haringey's size threshold and protection zone

The conversions policy in the Development Management DPD sets a measurable rule on subdivision. Converting a larger home to flats is only permitted outside the Family Housing Protection Zone where the gross original internal floor space is greater than 120m2 (the first limb of the policy). A smaller house is not a candidate, however tempting the plot.

Inside the Protection Zone the rule tightens: conversions must also leave no net loss of family-sized units, and every conversion needs a car parking survey (the later limbs of the same policy). You will usually need to show the existing floor area on a dimensioned plan from the survey, because the threshold is measured on original internal space, so extensions and loft rooms do not count.

We therefore begin with the survey and the zone map, not the layouts. If the house clears the threshold, we draw the flats, and where the zone applies we show the family-sized unit that remains and attach the parking survey to the submission.

The wider plan is older: the strategic policies date from 2,013, so decisions lean on these detailed policies.

Haringey's planning record for small schemes

In the latest twelve months Haringey decided 617 minor applications, granted 82.2 per cent, and decided 89.5 per cent on time. That is a healthy, predictable record once a scheme passes the size test.

The housing stock helps. 38.9 per cent of households live in a house, a terraced house averages about £803,381 and a flat about £473,036. Detached homes average about £2,460,369, which is where bigger conversions start to make arithmetic sense.

Article 4, HMOs and heritage in Haringey

Haringey has an Article 4 direction for HMOs, and publishes 25 Article 4 directions in all, as well as 33 conservation areas and 289 listed entries. If you are choosing between flats and let rooms, the two routes face different rules, and we price both.

There is also a local guide for one neighbourhood, the House extensions in South Tottenham SPD (revised), which is worth reading if your house is near the eastern border. The architectural drawings in Haringey page has the wider list.

    Levy, fee and drawing set

Haringey's borough levy varies by zone: £443.52/m² (Western zone); £276.16/m² (Central zone); £60.24/m² (Eastern zone) The Mayor's levy is band 2, indexed to £72.73 per square metre. The council fee is £610 per dwelling.

Our set includes plans, elevations, sections, a block plan and area schedule, checked by a second chartered technologist. For a house of mixed use, see HMO conversion drawings in Haringey.

Proving the threshold: measuring a Haringey house

Because the rule is a number, the measured survey is the key document. We measure every internal room, add the areas and report the gross original internal floor space on a dimensioned plan. Rear extensions, loft rooms and other additions made over the years are excluded, so we establish what was original, using historic maps and neighbouring houses when the evidence is thin.

That is where a lawful development certificate can help. With 396 certificate applications in its latest year, the council is used to owners proving what is lawful, and a certificate can settle the history of an unusual house. See lawful development certificate drawings in Haringey for that route.

If the house falls short, the alternatives are real. A smaller house can be improved through an extension rather than split. The borough's householder decisions were granted at 90.3 per cent, well above the minor rate, so extension drawings, which we cover on the planning drawings in Haringey page, are often the better first step.

Parking survey and zone checks in Haringey

The parking survey required inside the Protection Zone is a piece of fieldwork, not a drawing, but it belongs in the same package. It records on-street spaces and occupancy at set times, and the council reads it alongside the plans. We brief you on what to collect, check the output and attach it to the submission.

The zone boundary is the first thing to check. A house on one side of a street can be inside it while its neighbour is outside, so we overlay the address on the council map during the free constraints check. That answer decides which limbs of the policy apply, and whether the family-sized unit must be kept.

    Questions

How big must a Haringey house be to convert to flats?

Outside the Family Housing Protection Zone, the original internal floor space must be greater than 120m2.

What else does the Protection Zone add?

No net loss of family-sized units, and a car parking survey for every conversion.

Is there an Article 4 direction for HMOs?

Yes, so shared houses face their own control.
