Electrical design drawings in Haringey

Electrical design drawings in Haringey show the circuits, lighting, consumer unit and charge point of a house or flat on one plan. Haringey stretches from Highgate to Tottenham, and its validation list asks a scheme creating a new home for an energy statement with a carbon reduction target. How we work on electrical design drawings

Four steps from first call to approval.

The same model cut through the middle: every floor, the stair, the chimney breasts, the new mansard, rear extension and basement in section
Section through the model: every floor on one datum.
    1. Enquiry and constraints check

We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.

    2. Measured survey

We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.

    3. Building regulations

Technical drawings are coordinated with the structural engineer's calculations, the drainage and the planning conditions.

    4. Approval and hand-over

Building control approval, then a next-steps pack covering the commencement notice, party wall timing and CIL.

Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

Haringey's energy statement and what it means for the circuits

Haringey's validation list requires an Energy Statement on all majors and on minor developments creating new homes or commercial units. It must show a reduction measured against Building Regulations, and our data records the headline as "100% reduction vs Part L 2013", with SAP worksheets, a carbon spreadsheet and plans showing heat pumps, solar panels and living roofs. A carbon offset payment applies if the target is not met on site.

The same list asks for an Overheating Assessment on majors based on dynamic thermal modelling, with sleeping areas modelled to one CIBSE method and weather files from another. Our record reads "TM59 + TM49; TM52". Energy statements for minors must also describe overheating risk.

A statement that shows heat pumps and panels on a plan is only as good as the supply behind them. We draw the dedicated circuit for a heat pump, the inverter and isolator for solar, the route between them and the consumer unit, and we leave the carbon modelling to those who do it. If you need that too, SAP calculations in Haringey are a separate service.

Electrical design drawings in Haringey: who needs them

Haringey has 105,092 households, with 38.9 per cent of homes being houses and 37.2 per cent owner-occupied. A common job is a house split into flats, where new supplies, a fire detection system and separate metering all appear on the plan.

Another is a rear extension with a new kitchen, where the circuit count grows. We draw the layout so that the electrician's quote counts the same sockets as the plan.

Heritage and the South Tottenham guidance

Haringey has 33 conservation areas, 25 Article 4 directions and 289 listed building entries. 21 appear on the Heritage at Risk Register.

One document is specific to a part of the borough: "House extensions in South Tottenham SPD (revised)". It concerns house extensions and so touches electrical work only when a new extension changes the front or roof line. Where we draw an extension in that area, we place the electrics inside it.

    The cost side: community levy

Haringey's residential levy is zoned: £443.52/m² (Western zone); £276.16/m² (Central zone); £60.24/m² (Eastern zone). A new dwelling pays by zone, so the postcode matters more than the size of the electrical scheme. We mention it because electrics are a small share of the cost of a conversion, and owners are better served knowing the larger items early.

    Decision record

In the latest figures Haringey decided 689 householder applications, granted 90.3 per cent and decided 94.3 per cent in time. The development plan still rests on the "Haringey Local Plan: Strategic Policies 2013-2026 (consolidated with 2017 alterations), with the Development Management DPD, Site Allocations DPD and Tottenham Area Action Plan".

Where electrical work belongs to a planning scheme, we draw from the same model, and the building regulations drawings in Haringey reuse the sheets.

Splitting a Haringey house into flats

When a large house becomes two or three flats, the electrics are one of the first things to change. Each flat needs a separate supply and its own consumer unit, and the common stair needs lighting that works when the flats' supplies are off.

We draw the incoming supply routes, the meter positions and the protected route for any cable shared between flats. Heat pump supplies and solar connections shown in the energy statement are included, so what the planning application describes is the same as what is wired.

The sheets then pass to the building regulations pack, where the fire detection and emergency lighting are drawn to match.

    Certificates and charging

Part P certificates for notifiable work must be issued within 30 days of completion. A charge point on a new dwelling is specified at a nominal output of at least 7 kW. We draw the route and the way at the board; the installer tests and certifies.

The electrical design drawings hub lists the national rules. Next door, electrical design drawings in Hackney follow a different council checklist.

    Questions

Does a Haringey house conversion need an energy statement?

Minor developments creating new homes need one under the validation list. It shows the carbon reduction and the plant proposed.

Do you do the carbon calculation?

No. SAP calculations are a separate service, and we draw the electrical supplies the statement relies on.

Does the South Tottenham guide affect wiring?

Only where an extension changes the visible roof or front elevation. Internal wiring is unaffected.

How long to issue the Part P certificate?

30 days from completion, from the installer or building control body.
