M&E drawings in Haringey
Fewer than half of Haringey households live in a house, and the council's validation list sets out detailed energy and drainage requirements. We draw M&E drawings for Haringey homes so the services layout is settled before consultants and builders are involved. Fixed quote after a free constraints check.

How we work on m&e drawings
Four steps from first call to approval.

Enquiry and constraints check
We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.
Measured survey
We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.
Building regulations
Technical drawings are coordinated with the structural engineer's calculations, the drainage and the planning conditions.
Approval and hand-over
Building control approval, then a next-steps pack covering the commencement notice, party wall timing and CIL.
Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

Haringey's energy, thermal and drainage rules for M&E drawings in Haringey
Haringey's local validation list is a useful guide to what the council reads. Its energy statement requirement covers all major schemes and minor schemes that create new homes or commercial units, with the target recorded as 100% reduction vs Part L 2013. A carbon offset payment is the fallback where the target cannot be met on site, and the statement has to show heat pumps, solar panels and living roofs on plan. The M&E drawing is where those positions are fixed.
Overheating is handled by modelling for major schemes: TM59 + TM49; TM52 are the methods named for sleeping rooms and other occupied areas. Smaller schemes are not asked for the full model, but the energy statement for a minor scheme must still explain how overheating is reduced under the cooling hierarchy. We therefore design natural ventilation first and show the openings and extract routes that make the argument.
Drainage is the third area. The council asks for a sustainable drainage plan, using its own pro-formas, on all majors and on new homes in Critical Drainage Areas: All majors; new homes in CDAs. Where a new flat sits in a drainage-sensitive street, any pump, valve and alarm should be shown on the services sheet.

| Measure | Value | Period | Source |
|---|---|---|---|
| Energy Statement (London Plan SI2/SI3, Local Plan SP4) required for all majors and for minor developments creating new residential and/or commercial units; must show a 100% reduction below Building Regulations Part L 2013 (carbon offset payment if not met on site), SAP/BRUKL worksheets, GLA carbon spreadsheet and plans showing heat pumps, PV and living roofs. | 100% reduction vs Part L 2013 | — | haringey.gov.uk, Haringey Local Validation List (planning validation checklist, effective 29 August 2024), pdf pp.18-21, row 'Energy Statement' |
| Overheating Assessment based on dynamic thermal modelling required for major developments: sleeping accommodation modelled to CIBSE TM59 with TM49 weather files, other occupied non-residential areas to CIBSE TM52. Energy statements for minors must also describe how overheating risk is reduced under the cooling hierarchy. | TM59 + TM49; TM52 | — | haringey.gov.uk, Haringey Local Validation List (planning validation checklist, effective 29 August 2024), pdf p.22 (majors); p.21 (minors) |
| Drainage details including a sustainable drainage plan and completed copies of the Council's drainage pro-formas are required for all major developments; Haringey's drainage application information also applies to any new residential units within Critical Drainage Areas. | All majors; new homes in CDAs | — | haringey.gov.uk, Haringey Local Validation List (planning validation checklist, effective 29 August 2024), pdf p.13, row 'Drainage details including a sustainable drainage plan' |

Victorian terraces, conversions and housing mix
Haringey has 105,092 households, and 38.9 per cent live in a house. 37.2 per cent own their home. A typical job is a rear or loft extension to a Victorian terrace, or the conversion of a large house into flats, which is where services design carries the most risk because several units share one structure.
Terraced homes average about £803,381 and semi-detached ones about £1,235,802. Those prices fund a full refit, so the extension usually comes with a new kitchen, a new bathroom and a complete rewire. We coordinate all three in one drawing and avoid a ventilation duct that clashes with a joist or a socket that lands behind a cupboard door.
A kitchen extract with an outside hood needs 30 l/s, and a bathroom needs 15 l/s. On a terrace, the rear wall is often the only outside wall that works, so the fan positions drive the kitchen layout and not the other way round.
Conservation areas, heritage and Green Belt
The borough has 33 conservation areas and publishes 25 Article 4 directions. It records 289 list entries and 21 entries on the Heritage at Risk register. Only about 2 per cent of the borough is Green Belt, so the main constraint on external plant is conservation, not Green Belt policy.
In a conservation area, a flue on a front slope or a condenser on a street-facing wall is likely to be challenged. We locate plant at the rear or inside and show the position on the elevations as well as the plans. Our architectural drawings in Haringey page covers the wider design drawings.
The council decided 689 householder applications in its latest year and granted 90.3 per cent. That is a high figure, but supporting documents still have to be in place at validation or the clock does not start.
What we issue for a Haringey project
The set has a power and lighting plan for each floor, a ventilation plan with each fan's duty, a consumer unit schematic and an alarm layout. Electrical work covered by Part P is certified by the electrician within 30 days. The notifiable work includes new circuit; consumer unit replacement; additions or alterations to circuits in a special location.
Our sequence matters for a conversion. We freeze the plant positions first, then pass them to the energy specialist, then finish the electrical layout. Doing it in that order keeps the statement and the drawing in step.
We do not produce the energy statement or the overheating model. Those come from a specialist, and we pass on the plant positions and ventilation routes they need. Our building regulations drawings cover the submission to building control, and our MEP design service covers the heating design behind the layouts.

Questions
Does Haringey ask for an energy statement for a house conversion?
Yes where the conversion creates new residential units. The statement is a specialist report, and our M&E drawings give it the plant positions.
Do I need thermal modelling for an extension in Haringey?
The full model is listed for major schemes. For a minor scheme the energy statement still has to explain how overheating is reduced.
How much are M&E drawings in Haringey?
Fixed quote after a free constraints check, based on the rooms and systems.
