How we work on wraparound extension drawings
Nine steps from first call to approval.

Enquiry and constraints check
We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.
Measured survey
We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.
Design options
We model the house in Revit and show you options in 3D and plan, with the planning strategy and the precedents in your street.
Design frozen
You choose an option in writing. Nothing changes after this without your say.
Independent check
A second chartered technologist checks every sheet against the council's validation checklist and the policy. A senior review signs it off before anything is submitted.
Submission
We prepare the forms, certificates, fee and documents and submit through the Planning Portal.
Officer liaison
We answer the planning officer and make any amendments within five working days, at no charge until approval.
Building regulations
Technical drawings are coordinated with the structural engineer's calculations, the drainage and the planning conditions.
Approval and hand-over
Building control approval, then a next-steps pack covering the commencement notice, party wall timing and CIL.
Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

The Haringey guidance behind a wraparound
Haringey's strategic policies were adopted in 2,013, and the borough still works from them, together with its development management and site allocation documents. For extensions the sharper tool is the House extensions in South Tottenham SPD (revised), written for the South Tottenham area. Outside that area we apply the same caution and step a wraparound back from the neighbours.
Because the plan is old, recent decisions on your street are useful evidence alongside the policies, so we search the council's public register for approved extensions within a few doors before drawing. A scheme that echoes an approved neighbour in depth, height and roof form starts well.
The borough has 33 conservation areas and 25 Article 4 directions, mapped as 25 areas, and 289 list entries. Any one of them can move a wraparound from a quick route to a full application, so the address check comes first.

Wraparounds, shared houses and honest layouts
Turning a family house into a small shared house is a change of use with its own rules, and in some places an Article 4 direction removes the right to make it without permission. A large wraparound that adds a bedroom-sized room on the ground floor can raise that question, so we check the directions covering your address.
We therefore draw the ground floor as a family kitchen and dining space, with openings that suit one household, and we keep the room labels honest. If the plan is to let rooms individually, that is a different permission, and we would rather price it correctly at the start than see an application stall.
Only 38.9% of households here live in a house or bungalow, and 37.2% own their home, so the use shown on the drawings has to match the way the house is actually lived in.
Reading the decision figures
Householder applications were decided in time 94.3% of the time, a fast record, and 90.3% were granted. Those are good numbers for a well-drawn scheme, and unforgiving for a vague one, because a quick decision can also be a quick refusal.
Deeper rear extensions can go through the larger home extension prior approval route, but the council granted 13 and refused 19 in the latest return year, which is far from a formality. A wraparound with a side element normally falls outside that route altogether, and goes in as a householder application, priced at £548 to the council.
Domestic gardens cover 26.6% of the borough, a large share, which is why officers care about what a wraparound leaves behind in the garden as much as what it adds to the house.
What we put in the set
The drawings show existing and proposed plans, front, side and rear elevations, and two sections: one through the new room and one through the junction with the outrigger. We add a roof plan, because that is where the side and rear arms meet, and a short statement on materials and daylight.
For comparison you can look at the narrower side return extension drawings in Haringey or the rear-only version in rear extension drawings in Haringey. Many owners start with the wraparound, see the cost and the neighbour issues, and choose one of those.
If the project stays inside the national limits, a Lawful Development Certificate gives written proof. Haringey recorded 396 applications of that kind in its latest return year.
Neighbours, notices and the next step
A wraparound nearly always needs party wall notices on the side and may need them at the rear. Our party wall notice service prepares the letters and the drawings they rely on. A friendly conversation first costs nothing and often saves a surveyor's fee later.
If the council asks for amendments, we redraw them at no extra charge until the application is decided. For the full range of work in the borough, see architectural drawings in Haringey.

Questions
Which Haringey document covers house extensions?
The House extensions in South Tottenham SPD (revised) for the area it covers, read with the borough's strategic policies. Haringey Local Plan: Strategic Policies 2013-2026 (consolidated with 2017 alterations), with the Development Management DPD, Site Allocations DPD and Tottenham Area Action Plan is the plan name.
Is a wraparound allowed under permitted development in Haringey?
Only on a house outside conservation areas and Article 4 areas, and only if the combined side and rear work stays within the national limits. The borough has 33 conservation areas.
Does the layout of the new room matter in Haringey?
Yes. The drawings should show the real use of the house, because turning it into a shared house is a separate permission question.
What do the drawings cost?
From £1,195 including VAT. The council fee is £548, paid separately.
