New build drawings in Haringey

In Haringey the same house costs very different amounts in levy depending on which end of the borough it is built in: the west pays several times what the east does. We prepare new build drawings for Haringey plots from £1,450 including VAT, with every sheet checked by a second chartered technologist.

How we work on new build drawings

Seven steps from first call to approval.

The same model cut through the middle: every floor, the stair, the chimney breasts, the new mansard, rear extension and basement in section
Section through the model: every floor on one datum.
    1. Enquiry and constraints check

We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.

    2. Measured survey

We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.

    3. Design options

We model the house in Revit and show you options in 3D and plan, with the planning strategy and the precedents in your street.

    4. Design frozen

You choose an option in writing. Nothing changes after this without your say.

    5. Independent check

A second chartered technologist checks every sheet against the council's validation checklist and the policy. A senior review signs it off before anything is submitted.

    6. Submission

We prepare the forms, certificates, fee and documents and submit through the Planning Portal.

    7. Officer liaison

We answer the planning officer and make any amendments within five working days, at no charge until approval.

Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

West, centre and east: the levy split

Haringey's charging schedule, the Haringey CIL Charging Schedule 2022, divides the borough into three zones. The residential rates are £443.52/m² (Western zone); £276.16/m² (Central zone); £60.24/m² (Eastern zone) A plot in the western zone and one in the eastern zone are therefore not comparable on cost, whatever their size.

Mayoral CIL is added to the borough charge. Haringey is in band 2, at £72.73 per square metre this year. The planning fee is £610 per dwelling for up to nine homes.

We settle the zone first and show the levy beside each massing option in the quote conversation. That way a client can see, before drawings are produced, whether a larger house or two smaller ones is the better use of the plot.

Policy, from the earlier strategy to the Tottenham plan

Haringey's development plan is the Haringey Local Plan: Strategic Policies 2013-2026 (consolidated with 2017 alterations), with the Development Management DPD, Site Allocations DPD and Tottenham Area Action Plan. It is a patchwork of documents adopted at different dates, so the policy that governs your plot depends on where it is. The Tottenham area has its own action plan, and a site there is read against it first.

The council also publishes House extensions in South Tottenham SPD (revised), a guide written for one part of the borough. Where a new house fills a gap in a street of a fixed pattern, we draw it to follow the established form.

We list the relevant policies in the design note that goes with the drawings, after reading the plan against your address and not in the abstract.

Heritage designations in a borough of terraces

The borough has 33 conservation areas and 25 Article 4 directions, with 289 listed building entries and 21 entries on the Heritage at Risk register. Of all households, 38.9 per cent live in a house, and 37.2 per cent own, so rented flats and conversions fill much of the stock.

That mix means a new house often sits beside a converted terrace. We draw the neighbour's flank windows, rooflights and rear additions as surveyed, because overlooking and loss of light are measured against what is actually there. Our measured building survey provides that evidence.

    What the minor-scheme figures show

Haringey decided 617 minor applications in the latest return, granting 82.2 per cent and deciding 89.5 per cent within eight weeks or an agreed extension. The statutory period for a non-major scheme is 8 weeks.

Those are past figures for every kind of minor case, extensions and changes of use included. They describe the council's workload and not your plot's prospects. Green belt is only a small fringe of the borough, at 2 per cent, so most sites are judged on character and amenity.

Our planning drawings in Haringey page explains how the submission is prepared, and the building regulations drawings in Haringey follow after consent.

Levy, scale and the number of homes

Haringey's zoned levy makes the number of homes a decision, not a given. One larger house in the western zone and two smaller ones in the eastern zone can end up with very different costs per home, and the right answer also depends on the space standard and on what the street can take. The national minimums are Minimum GIA: 1b1p 39 m² (37 m² with shower), 1b2p 50 m², 2b3p 61 m², 2b4p 70 m² (one-storey dwellings); 3b4p 74 m², 3b5p 86 m², so there is a floor under every option we draw.

If your scheme grows beyond a handful of houses, the size rules change: Major development: 10 or more dwellings, or a site of 0.5 ha or more where the number is unknown. A major application brings a longer statutory period of 13 weeks and usually more reports. We tell you when a design crosses the line and, where a small reduction keeps it below, we say what that would cost in floor area.

Self-builders have a different position on the levy: Self-build housing built or commissioned by and occupied by P as main residence can claim exemption. We do not give tax advice, but we flag the question at the first call so you can ask the council before relying on it.

Whatever the number of homes, the process is the same: constraints and levy check, fixed quote, survey, options in the model, your written choice, then the full set. The difference is how much weight each option carries when you compare them, and our schedule of areas and levy lines is built for that comparison.

    Working with us

We run constraints and levy checks, send a fixed quote, survey the plot, and test options in our Revit model before you choose one in writing. If the council asks for changes, we redraw free until approval. We do not promise what the council will decide.
