These are the documents a council asks for on top of the drawings: light, privacy, ecology, energy, transport and more. Your council’s local validation list decides which of these an application needs. We read that list for your address first and tell you which reports it triggers, so you pay only for the ones the council will ask for.

Specialist assessments for London planning applications
These are the documents a council asks for on top of the drawings: light, privacy, ecology, energy, transport and more.
We write them in-house, from £359, with no VAT to add.
Your council's validation list decides which an application needs. We read it for your address first, so you pay only for the ones the council will ask for.
A daylight and sunlight assessment runs BRE tests for your neighbours' windows and gardens, from £895.
A residential amenity assessment covers overlooking, outlook and enclosure, from £359.
Fees start from £359, and a basement impact assessment is from £2,950. All prices have no VAT to add.
Council application fees are paid to the council separately.
Where the law requires a licensed or accredited person, for example a licence to disturb a bat roost, we say so and arrange it inside the fee.
Send the address and the scheme. We read your council's validation list and reply with the assessments it asks for, each with its fee, in writing.
Where several assessments share a site visit, we plan them together so you are not charged twice for the same trip.
Send the address and anything you already hold, and we confirm the fee in writing before any work starts.

Wind microclimate studies and landscape and visual impact assessments are for larger schemes than we take on; if your council asks for one, we tell you who to approach.
