How we work on construction drawings

Five steps from first call to approval.

The same model cut through the middle: every floor, the stair, the chimney breasts, the new mansard, rear extension and basement in section
Section through the model: every floor on one datum.
    1. Enquiry and constraints check

We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.

    2. Measured survey

We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.

    3. Independent check

A second chartered technologist checks every sheet against the council's validation checklist and the policy. A senior review signs it off before anything is submitted.

    4. Building regulations

Technical drawings are coordinated with the structural engineer's calculations, the drainage and the planning conditions.

    5. Approval and hand-over

Building control approval, then a next-steps pack covering the commencement notice, party wall timing and CIL.

Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

The local guidance behind a Haringey technical set

Haringey's strategic plan is the Haringey Local Plan: Strategic Policies 2013-2026 (consolidated with 2017 alterations), with the Development Management DPD, Site Allocations DPD and Tottenham Area Action Plan, with a 2,013 adoption date for its core document. For house extensions in one part of the borough the council has a dedicated document, the House extensions in South Tottenham SPD (revised). A guide written for one neighbourhood suggests officers here have firm views on how rear and side additions should look.

Those views reach the construction drawings through the approved elevations. If the guide led the council to ask for a lower eaves, a recessed first floor or a particular brick, the technical set has to keep that geometry. A roof build-up that adds insulation thickness can lift an eaves line by a few centimetres, so we resolve the buildup before the elevation is fixed, not afterwards.

We also show the openings, flues, vents and soil pipes on every elevation, because a late extractor terminal on a front-facing wall is the kind of detail that draws an enforcement letter.

We keep a record of which dimensions came from the council's guide and which came from the Building Regulations, because the two can pull in different directions. A ceiling height that satisfies the stair headroom rule may push a ridge above what the officer wanted, and the sheet then carries a note explaining the choice, so the next person to read it does not undo it.

Article 4, conservation and heritage numbers for Haringey

The borough publishes 33 conservation areas and 25 Article 4 directions, and Historic England lists 289 entries inside its boundary. A further 21 entries sit on the Heritage at Risk register. Together they mean many Haringey addresses carry a restriction of some kind.

Article 4 matters to the order of work. When a direction removes permitted development for a front elevation or roof, the planning route must be settled before the technical set is detailed. We run the constraints check first, then tell you whether the scheme goes through permitted development, a lawful development certificate or a householder application.

If your plan includes splitting a house into rooms let separately, the construction set has different fire and sound requirements, and the planning position for a house in multiple occupation is checked on its own.

Several of those directions cover only part of a street, so two neighbouring houses can be treated differently. We read the council's maps against your boundary, not against the street name, and report the result in plain English before any design fee is committed.

Larger extensions and the prior approval figures

The council granted 13 prior approvals for larger home extensions in the data period and refused 19. Refusals outnumber approvals. That is a high refusal share, and the data does not record the reasons.

It affects the drawings in two ways. First, the technical set should not be committed to a scheme that depends on a larger-extension prior approval until it is granted. Second, where the prior approval fails, a lower-impact scheme goes forward as a householder application, and we can adapt the structural and drainage layout without starting again.

Householder statistics are healthier. The council decided 689 applications and granted 90.3 per cent, with 94.3 per cent decided on time or within an agreed extension. A properly drawn householder scheme therefore has a good record locally.

A borough-wide statistic says nothing about your own neighbours, and we never present it as a forecast. What the figures do show is that the careful route, a modest depth, a clear step back from the boundary and a clean drawing, is the one that has tended to succeed.

Gardens, green edges and the shape of the plot

Domestic gardens take up 26.6 per cent of the land and green belt polygons cover 2 per cent of the borough, so outbuildings and garden rooms are common, and a few homes face tighter rules at the green edge. The houses share is 38.9 per cent of households, with the balance in flats.

A long garden invites a long extension, and a long extension brings drainage into play. A new rear room can cross an existing run, so the set shows the position of manholes, gullies and any shared drain, along with cover levels and falls. Building over a public sewer needs a separate agreement, which we flag early.

Mayoral CIL here is £60 per square metre in the second band, and the borough charges its own levy under the Haringey CIL Charging Schedule 2022. Floor areas on our drawings follow the levy's convention.

Garden rooms at the bottom of a long plot are a good example of work that needs a technical set even when planning is not required. The foundation, the electrical supply, the insulation and the fire distance to the boundary all need showing, and a builder who prices without them will add a contingency.

    Questions

Does the South Tottenham extensions guide apply to my house?

Only if you live in that part of the borough. Haringey's House extensions in South Tottenham SPD (revised) covers it, and we check your address against the area before drawing.

Why are so many larger-extension prior approvals refused in Haringey?

In the data period the council refused 19 and granted 13. The figures do not give reasons, so we check each scheme against the council's guidance first.

Do I need construction drawings for a Haringey HMO conversion?

Yes, and the fire and sound requirements are tighter than for a family home. Whether planning permission is also needed depends on the size of the house in multiple occupation, so we check that first.

What do Haringey construction drawings cost?

Fixed quote after a free constraints check, depending on the size and structure of the work.
