Two-storey rear extension under construction on a semi-detached house

Haringey's own rules for house extensions

Haringey's general policy sits in its Development Management DPD, under the policy on extensions and alterations: extensions and alterations, including roof extensions, must be of high, site-specific design quality and respect the original building's form, period and features such as chimneys and porches. That applies borough-wide and is the test every householder application faces.

South Tottenham has more. The council's House extensions in South Tottenham SPD (revised) covers the terraces there, and it says ground-floor rear extensions should not extend beyond 3 m terraced; 4 m semi-detached measured from the back of the original house. The same guide strongly discourages additional floors on two-storey rear projections.

For a house inside that area, those limits come first for any application, whatever the national permitted development figure. For a house elsewhere in Haringey the general design policy applies and the SPD does not, so we confirm which side of the line the address falls on before we draw.

Conservation areas, Article 4 and heritage in Haringey

Haringey has 33 conservation areas, 25 Article 4 directions and 289 listed entries. Each direction removes only the rights named in it, and their wording differs, so we read the one that covers your street.

Green Belt covers 2 per cent of the borough, a small share, so for most owners the practical constraints are heritage and neighbours.

The result is a borough where two similar houses can take different routes. We check conservation, listing and Article 4 together, and recommend permitted development, prior approval or a householder application on that basis.

Permitted development, prior approval or planning permission

Where permitted development applies, a single-storey rear extension may go 3 m (attached) / 4 m (detached) beyond the original rear wall, single storey, up to 4 m high. A Lawful Development Certificate in Haringey records that your plans qualify.

Prior approval allows 6 m (attached) / 8 m (detached), single storey, height max 4 m; not on article 2(3) land or an SSSI. Haringey's recent record is mixed: it granted 13 larger home extension prior approvals in the latest published year and refused 19.

Projects beyond those limits need a householder application, supported by our planning drawings in Haringey. The council's fee is £548.

How Haringey has been deciding householder applications

Haringey decided 689 householder applications in its latest published year. It granted 90.3 per cent, and 94.3 per cent were decided within eight weeks or an agreed extension.

Householder work of every kind is counted, so the figures describe the council's pace and not any single project.

What the drawings include and what they cost

A Haringey set includes existing and proposed floor plans, elevations and sections, plus location and block plans. Extension drawings start at £695 including VAT, fixed before you commit.

A second chartered technologist checks every sheet before submission. If the council asks for changes, we redraw at no charge until approval, and drawings are normally ready about a week after the survey.

The design must also meet Approved Document L: New elements in existing dwellings, limiting U-values W/(m²·K): roof 0.15, wall 0.18, floor 0.18, windows 1.4 (or WER Band B), doors 1.4.

If the work touches a shared wall or digs close to a neighbour's foundations, the Party Wall Act applies: Adjacent excavation notice at least 1 month before work: within 3 m and deeper than the neighbour's foundations, or within 6 m and cutting a 45° line from their foundations. Two exemptions apply: Residential extensions and annexes can claim exemption (claim before commencement), and Householder applications are exempt from biodiversity net gain.

Often. Haringey has 33 conservation areas and 25 Article 4 directions that can remove permitted development, so we check the address first.
