How we work on garden room drawings
Nine steps from first call to approval.

Enquiry and constraints check
We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.
Measured survey
We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.
Design options
We model the house in Revit and show you options in 3D and plan, with the planning strategy and the precedents in your street.
Design frozen
You choose an option in writing. Nothing changes after this without your say.
Independent check
A second chartered technologist checks every sheet against the council's validation checklist and the policy. A senior review signs it off before anything is submitted.
Submission
We prepare the forms, certificates, fee and documents and submit through the Planning Portal.
Officer liaison
We answer the planning officer and make any amendments within five working days, at no charge until approval.
Building regulations
Technical drawings are coordinated with the structural engineer's calculations, the drainage and the planning conditions.
Approval and hand-over
Building control approval, then a next-steps pack covering the commencement notice, party wall timing and CIL.
Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

The council's own rule for garden rooms
The borough's Residential Alterations and Retrofit SPD deals with outbuildings that need permission, and its summary is easy to quote: 2.5 m height; half of land around original dwelling. In plain terms the council expects a single-storey building in the rear garden, no taller than the first figure, taking up no more than the second share of the land around the original house, with no balcony.
The same guidance draws a line on use. Self-contained accommodation is not treated as incidental to the house, so a garden room with a kitchenette, a bathroom and a bed starts to look like a separate home. That changes the answer from a simple outbuilding to a new dwelling, which is a very different application. We ask what the room is for before we draw it, and we show the use on the plans in words an officer can accept.
This local rule sits on top of the national one. The permitted development order says Max 2.5 m if within 2 m of a boundary; otherwise 4 m dual-pitched roof or 3 m any other roof, so the borough's guidance matches the national limit on height but adds a clearer picture of what it expects when permission is sought.

- B · Maximum height
- 4 m
- C · Within the zone near the boundary
- Eaves no higher than 3 m where within 2 m of the curtilage boundary
- D · Larger extension under prior approval
- 6 m (attached) / 8 m (detached), single storey, height max 4 m; not on article 2(3) land or an SSSI
Article 4 land, conservation areas and trees
Waltham Forest publishes 15 Article 4 directions covering 807 separate area polygons, plus 15 conservation areas and 118 list entries. Because the Article 4 areas are so numerous, two neighbouring streets can have different freedoms, and we check the direction for your exact address.
In a conservation area the permitted development rules carry an extra limit: On article 2(3) land, no outbuilding between a side wall and the boundary. For a listed house the position is stricter still: Garden buildings within the curtilage of a listed building are not permitted development.
Trees matter in the borough's long gardens. 231 tree preservation orders are published, so we survey every tree near the footprint and keep the building clear of root zones.
Gardens, Green Belt and the size of the plot
Domestic garden covers 24.4 per cent of the borough's land in the national land-use survey, and 55.1 per cent of households live in a house or bungalow. Many plots belong to terraced or semi-detached houses with room behind them for a garden office or studio.
Green-belt polygons cover 22 per cent of the council area. If your garden lies inside it, a large outbuilding gets harder scrutiny, and we say so at the quote stage rather than after you have paid for a design.
Whatever the plot, the coverage cap is the same: Buildings may not cover more than 50% of the curtilage (excluding the original house).
Route, timing and Building Regulations
For a room that fits every limit, a lawful development certificate in Waltham Forest gives you written proof. If it does not, our householder drawings go in as a planning application. The council decided 771 householder applications in its latest year, granted 81.5 per cent and decided 90.7 per cent on time, figures that describe the borough and do not predict one application.
The Building Regulations position is separate. Where Detached building up to 15 m² with no sleeping accommodation is exempt, no application is needed. The wider exemption reads Detached single-storey building up to 30 m², no sleeping accommodation, at least 1 m from the boundary or substantially non-combustible, is exempt. Sleeping accommodation removes both.
Designing to the borough rule rather than around it
A good Waltham Forest garden room is designed from the council rule backwards. We take the height and coverage limits as the brief, then arrange the floor plan and roof within them, instead of drawing the building you imagine and trimming it afterwards. That order avoids the redrawing that follows a first sketch with a tall pitched roof.
Ceiling height is where owners feel the limit. With a flat or low mono-pitch roof the internal height is lower than people expect once the insulation, deck and roof build-up are subtracted from the overall height. We show the roof section with every layer so you can judge the headroom on paper, and we suggest a floor set slightly below the lawn where levels allow.
The borough decided 525 minor applications in its latest year and granted 76.6 per cent of them, so the planning team handles a lot besides householder cases. Clear, complete drawings are the one thing in your control, so we avoid missing dimensions and unlabelled materials that lead to requests for information.
Finally, services. A room used as an office needs power, data and sometimes heating, and trenches across a garden can cross tree roots and neighbouring drains. We mark the intended route on the site plan so your electrician and builder agree it before any digging.
