How we work on garden room drawings
Nine steps from first call to approval.

Enquiry and constraints check
We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.
Measured survey
We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.
Design options
We model the house in Revit and show you options in 3D and plan, with the planning strategy and the precedents in your street.
Design frozen
You choose an option in writing. Nothing changes after this without your say.
Independent check
A second chartered technologist checks every sheet against the council's validation checklist and the policy. A senior review signs it off before anything is submitted.
Submission
We prepare the forms, certificates, fee and documents and submit through the Planning Portal.
Officer liaison
We answer the planning officer and make any amendments within five working days, at no charge until approval.
Building regulations
Technical drawings are coordinated with the structural engineer's calculations, the drainage and the planning conditions.
Approval and hand-over
Building control approval, then a next-steps pack covering the commencement notice, party wall timing and CIL.
Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

What Newham asks of a garden building
The council's Altering and Extending your Home SPD says an outbuilding should be small in scale, built from high-quality materials and should keep the openness and outlook of the rear garden. There is no dimension attached, so the test is judgement, and judgement is easier to win with a clear drawing.
Openness and outlook are about neighbours as much as you. An officer standing in the next-door kitchen asks what is seen over the fence, so our elevations show the roof edge against the boundary and our 3D view takes the neighbour's window as one of its camera positions.
High-quality materials means a specification on the drawing: timber cladding or brick slips, a green or sedum roof, composite or aluminium glazing. We write it in so the condition, if one is imposed, is one you have already accepted.
Newham's long terraced rows share rear boundaries, so one garden room can be seen from a dozen gardens. We check how the roof reads from the far end of the row as well as from next door, and we avoid reflective roof finishes that draw the eye.

Small plots and terraced streets in Newham
Houses are 47.1 per cent of households here and many are two-storey terraces with a narrow garden. The national cap on cover is the figure to watch: Buildings may not cover more than 50% of the curtilage (excluding the original house). With a patio, a shed and an extension already counted, a modest room is often all the plot allows.
For height, Max 2.5 m if within 2 m of a boundary; otherwise 4 m dual-pitched roof or 3 m any other roof. In a short garden the room is nearly always within two metres of a boundary, which is why we design to the lower height by default and treat the taller roof as a bonus.
Use is a live issue in Newham. The borough has an Article 4 direction on houses in multiple occupation, and an outbuilding used as a separate home is both a planning breach and a housing concern. Drawings therefore show an office, studio or gym and nothing that looks like a kitchen.
Garden room planning permission in Newham
A design within the national order is permitted development, and a lawful development certificate in Newham can confirm it. A design outside it goes to a householder application, built from our planning drawings in Newham.
Newham decided 388 householder applications, granted 86.9 per cent and decided 97.2 per cent in time, a quick turnaround. That speed helps a straightforward garden room, though a weak drawing still produces a request for changes.
Heritage rarely stops a garden room here, with 9 conservation areas and 125 listed building entries across the borough, but where it applies the rule is firm: Garden buildings within the curtilage of a listed building are not permitted development. A very small part of the borough, 2 per cent, is mapped as Green Belt.
Building Regulations, price and next step
Small detached offices usually avoid building control: Detached building up to 15 m² with no sleeping accommodation is exempt. If you want a bedroom, the exemption goes, and our building regulations drawings in Newham cover the fuller set.
The fixed fee is £495, VAT included, quoted before any work starts. The set includes a site plan, plans, elevations, section and a 3D view. The council's own fee is paid separately.
The wider local service is on the architectural drawings in Newham page, and the national rules are on the garden room drawings page. We redraw free until approval if changes are requested, and we make no promise on the result.
You send the address, a rough size and what the room is for. We run the constraints check, work out whether it is permitted development, a certificate or an application, and send the fixed quote. A measured survey of the garden can be added when the boundaries are uncertain.

Questions
Does Newham limit the size of a garden room?
Its guidance does not set a figure. It asks for small-scale buildings that keep the openness and outlook of the rear garden, so the national limits and the officer's judgement decide.
Can I use a Newham garden room as a spare bedroom?
A bed removes the Building Regulations exemption and, if the room works as a separate home, the planning one too. We draw offices, studios and gyms.
Do I need a certificate for a Newham garden room?
It is not compulsory, but a lawful development certificate is written proof for a buyer or lender that the room did not need permission.
