Waltham Forest's own rules for house extensions
The guidance is the Residential Alterations and Retrofit SPD, which sits under the Local Plan Part 1: Shaping the Borough 2020-2035. For a single-storey rear extension the SPD sets no maximum depth. Instead, where no extension stands next door, a longer single-storey rear extension is held to 2.4 m boundary height (over 3 m deep) at the side boundary, with the ridge below the first-floor window sill.
The deciding test is geometric. The 45-degree test applies to single and multi-storey schemes, in plan and in elevation: 45 degrees (plan and elevation). The line from the extension's corner must not pass beyond the centre of the neighbour's window, and in elevation it is drawn from halfway down a sloping roof.
Infill and side-return extensions follow a related set of figures: 2.4 m boundary height; 1.5 m lightwell in the guidance, where the lightwell or skylight applies if it is the only daylight to a habitable room. A single-storey side extension is set back from the front building line, held low at the boundary and kept in from it where gaps are characteristic: 0.5 m set-back; 2.4 m; 1 m.
Wraparound schemes are limited to 3 m beyond outrigger; 2.4 m boundary. Because the SPD is so geometric, we draw the 45-degree lines on the plans before the owner approves a layout.

Single-storey rear extension: the permitted development limits
The house in section with a rear extension; the dashed lines mark the zone near the boundary.
- A · Depth beyond the original rear wall
- 3 m (attached) / 4 m (detached) beyond the original rear wall, single storey
- B · Maximum height
- 4 m
- C · Within the zone near the boundary
- Eaves no higher than 3 m where within 2 m of the curtilage boundary
- D · Larger extension under prior approval
- 6 m (attached) / 8 m (detached), single storey, height max 4 m; not on article 2(3) land or an SSSI
Two-storey extensions in Waltham Forest
For two-storey rear extensions the first floor is held back to 2 m terraced/semi; 3 m detached from the original rear wall, and may not cross the 45-degree line in plan. Two-storey side extensions are set back, with the ridge dropped and the gap to the boundary kept where the street has one: 0.5 m set-back; 0.5 m ridge set-down; 1 m to boundary. They get no separate front door and no extra staircase, which keeps the extension part of one home.
That affects layout as well as massing. If you want a self-contained annexe over a side extension, we say so at the start, because the SPD's wording on front doors and staircases applies to the plans.
Green Belt, heritage and trees
Waltham Forest has 22 per cent of its area in the Green Belt, where extensions face tighter limits. It has 15 conservation areas and 15 Article 4 directions covering 807 mapped areas. Historic England lists 118 entries here.
The council also publishes 231 tree preservation orders. We check each of these constraints on the address before we advise on a route.
Prior approval is a risky route in Waltham Forest
A single-storey rear extension can be permitted development within these limits: 3 m (attached) / 4 m (detached) beyond the original rear wall, single storey. The larger home extension route reaches further, to 6 m (attached) / 8 m (detached), single storey, height max 4 m; not on article 2(3) land or an SSSI, but the council decides it after neighbours are consulted.
In its latest published year Waltham Forest granted 31 and refused 87 larger home extension applications. With refusals far outnumbering approvals, many owners do better with a full householder application, drawn as in our planning drawings in Waltham Forest. A Lawful Development Certificate in Waltham Forest is the right step when the permitted development limits are met.
How Waltham Forest decides householder applications
The council decided 771 householder applications in its latest published year. It granted 81.5 per cent and decided 90.7 per cent within eight weeks or an agreed extension. Domestic gardens make up about 24.4 per cent of the borough's land in the national land-use data, so back gardens are a main part of the question. The figures describe every householder project and not your own.
What the drawings include and what they cost
Your set has existing and proposed plans, all elevations, sections with the boundary heights dimensioned and the location and block plans, with the 45-degree lines shown on the plan and elevation sheets. Prices start at £695 with VAT included, fixed up front. A second chartered technologist checks each sheet, and we redraw free if the council asks for changes before a decision.
Afterwards our building regulations drawings in Waltham Forest carry the structure and insulation, and extensions can usually claim a levy exemption: Residential extensions and annexes can claim exemption (claim before commencement).

Questions
Is there a maximum rear extension depth in Waltham Forest?
No. The Residential Alterations and Retrofit SPD sets no maximum depth. It limits height at the boundary and applies the 45-degree test to neighbours' windows instead.
How high can an extension be at the boundary in Waltham Forest?
The SPD gives 2.4 m boundary height (over 3 m deep) for a rear extension where no neighbouring extension exists.
Can a two-storey side extension have its own front door in Waltham Forest?
The SPD says no separate front door and no extra staircase, so a self-contained home is not the intended use.
How much do house extension drawings cost in Waltham Forest?
From £695 including VAT, fixed up front. Council fees are paid separately.
