How we work on double-storey extension drawings
Nine steps from first call to approval.

Enquiry and constraints check
We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.
Measured survey
We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.
Design options
We model the house in Revit and show you options in 3D and plan, with the planning strategy and the precedents in your street.
Design frozen
You choose an option in writing. Nothing changes after this without your say.
Independent check
A second chartered technologist checks every sheet against the council's validation checklist and the policy. A senior review signs it off before anything is submitted.
Submission
We prepare the forms, certificates, fee and documents and submit through the Planning Portal.
Officer liaison
We answer the planning officer and make any amendments within five working days, at no charge until approval.
Building regulations
Technical drawings are coordinated with the structural engineer's calculations, the drainage and the planning conditions.
Approval and hand-over
Building control approval, then a next-steps pack covering the commencement notice, party wall timing and CIL.
Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

What the new SPD asks of a second storey
The Residential Alterations and Retrofit SPD sits under the Local Plan Part 1: Shaping the Borough 2020-2035, adopted in 2,024. For a two-storey rear extension the first-floor limits from the original rear wall are 2 m terraced/semi; 3 m detached, the shorter figure for terraced and semi-detached houses and the longer for detached ones. The extension must also stay clear of the 45-degree line in plan.
Side extensions are covered separately. The first floor is set back from the front building line, the ridge sits lower than the existing ridge, and where gaps between buildings are a feature of the street the extension keeps a clear space from the boundary. The three figures, in that order, are 0.5 m set-back; 0.5 m ridge set-down; 1 m to boundary. The SPD adds two conditions: no separate front door and no extra staircase, which keeps the extension part of one home.
Each rule appears as a labelled dimension on our sheets, with the page of the SPD it comes from, so you and the case officer can read the same line.

The 45-degree test in plan

Why a new document matters to your drawings
A recently adopted document has little case history behind it. Officers are applying it for the first time, and a drawing that shows its tests plainly saves everyone a round of questions. We read the text itself, not summaries, and check each dimension against it before issue.
Earlier decisions can still be useful, but they were reached on other wording. If you have seen a neighbour's extension that looks deeper than the figures above, it may have been approved under earlier guidance or under other rights, so do not use it as a precedent without asking us.
How Waltham Forest has treated extension applications
In its latest twelve months Waltham Forest decided 771 householder applications. It granted 81.5 per cent and decided 90.7 per cent in time. Those are good but not extreme numbers, and they hide a split between modest and larger schemes.
The larger home extension prior approval record shows the split. Over the latest four quarters the council granted 31 and refused 87. Refusals outnumbering grants suggests scrutiny of deep ground floors under the prior approval route, and a combined two-storey application can be the cleaner way to settle the whole design.
Housing, gardens and constraints
Around 55.1 per cent of households live in a house or bungalow and 48.9 per cent own their home. Domestic gardens covered 24.4 per cent of the borough's land in the national land-use database. The average terrace sold for £624,560 and the average semi-detached for £804,982.
Green Belt takes 22 per cent of the borough, where proportionate additions are assessed. The council has 15 conservation areas, 118 listed buildings and 15 Article 4 directions, which can remove permitted development rights, as well as 231 tree preservation orders. In a conservation area: No rear extension of more than one storey under PD on article 2(3) land.
Windows, fire and the extra load
Upper side windows follow this permitted development condition, which councils reuse: Upper-floor side windows obscure-glazed and non-opening below 1.7 m above floor. The national limit that most schemes exceed is: Over one storey: max 3 m beyond the original rear wall and not within 7 m of the rear boundary.
A bedroom over the extension needs an escape window: Escape window: unobstructed openable area at least 0.33 m², at least 450 mm high and 450 mm wide, bottom of opening no more than 1100 mm above floor. The extra floor loads the walls below, so the engineer's design comes through our structural calculations service and into the building regulations drawings.
Fee, what you receive and neighbouring boroughs
Our fee is £1,295 including VAT, agreed before work begins, with Waltham Forest's householder fee of £548 paid to the council. You receive plans, elevations, sections and location and block plans, each sheet checked by a second MCIAT chartered technologist, and we redraw free of charge if the council asks for amendments.
To weigh other shapes, read house extension drawings in Waltham Forest or rear extension drawings in Waltham Forest. The same job nearby is on Redbridge and Hackney, and everything else we draw in the borough is under architectural drawings in Waltham Forest.
