How we work on garden room drawings
Nine steps from first call to approval.

Enquiry and constraints check
We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.
Measured survey
We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.
Design options
We model the house in Revit and show you options in 3D and plan, with the planning strategy and the precedents in your street.
Design frozen
You choose an option in writing. Nothing changes after this without your say.
Independent check
A second chartered technologist checks every sheet against the council's validation checklist and the policy. A senior review signs it off before anything is submitted.
Submission
We prepare the forms, certificates, fee and documents and submit through the Planning Portal.
Officer liaison
We answer the planning officer and make any amendments within five working days, at no charge until approval.
Building regulations
Technical drawings are coordinated with the structural engineer's calculations, the drainage and the planning conditions.
Approval and hand-over
Building control approval, then a next-steps pack covering the commencement notice, party wall timing and CIL.
Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

Enfield's local picture for a garden room
Enfield publishes no garden-building figure of its own that we can quote, so the national outbuilding limits do the work and the borough's designations decide whether they still apply. Those designations are not evenly spread. Green Belt polygons cover 37 per cent of the borough, a far larger share than in most London councils, and the council also publishes 33 Article 4 direction areas and 24 conservation areas.
Gardens matter here. Domestic gardens made up 21.7 per cent of the borough's land in the last national land-use survey, so a typical Enfield owner has room for a building and a boundary to keep clear of. Our first job is to plot your fence lines and tell you which of those layers touches your address.

Single-storey rear extension: the permitted development limits
The house in section with a rear extension; the dashed lines mark the zone near the boundary.

- 3 m (attached) / 4 m (detached) beyond the original rear wall, single storey
- B · Maximum height
- 4 m
- C · Within the zone near the boundary
- Eaves no higher than 3 m where within 2 m of the curtilage boundary
- D · Larger extension under prior approval
- 6 m (attached) / 8 m (detached), single storey, height max 4 m; not on article 2(3) land or an SSSI
Green Belt, Article 4 and listed houses
Living near Green Belt does not by itself change a garden room, because Green Belt is not one of the designations that limit Class E outbuilding rights. What changes the answer is an Article 4 direction that removes outbuilding rights, or a listed house, since 301 listed entries sit in the borough. If a direction applies, the permitted-development route closes and a householder planning application is the way forward.
We read the direction wording itself and not just the map. Some directions remove only front-garden rights and leave rear outbuildings alone, so a desk check can save an application fee. When your rights are intact, a Lawful Development Certificate gives you written proof that the building is lawful.
What the drawings contain
A set has a block plan with measured distances to each boundary, a floor plan, four elevations and a section showing the floor build-up and roof. The block plan carries the most weight, because the height limit tightens close to a boundary and the council checks it. We model the room in 3D visuals first, so you see the roofline against the fence before anything is fixed.
If the building is large enough to need Building Regulations sign-off, the same model feeds a building regulations drawings set, so nothing is drawn twice.
Siting and use, settled before design
On a long Enfield garden the far end is the obvious place for a studio, and it is usually the easiest position to defend: the building sits well back from the house and any rear boundary neighbour sees only a roof. A room beside the house is judged differently, and the side of the plot is where a conservation area restriction bites hardest.
Use needs the same early honesty. An office, gym or music room counts as incidental to the house. A room you might later let, or a space for a relative to sleep in, changes both the planning route and the Building Regulations position, and it is cheaper to draw that decision in now than to unpick it after the slab is poured. Power, drainage and heating are listed on the drawings so your builder prices them once.
Reading Enfield's decision record
In its latest reporting year the council decided 934 householder applications and granted 83.4 per cent of them. Of all householder cases, 92.4 per cent were decided within eight weeks or an agreed extension. These are the council's own statistics for all householder work, so they show how the office behaves and say nothing certain about your result.
Homes here lean towards houses: 61.2 per cent of households live in a house or bungalow, so many Enfield homes come with a private garden. The average detached sale stands at 1,243,138 pounds, which is why many owners treat a well-drawn outbuilding as part of the home's value.
Price and next step
Garden room drawings are a fixed fee from £495 including VAT. The council's own application fee, where one is due, is paid separately to the council. Send the address and the room's intended use through the form above. If you also plan to extend the house, see our rear extension drawings in Enfield, or the wider architectural drawings in Enfield page for every service we offer there.

Questions
Does Green Belt stop me building a garden room in Enfield?
Usually it does not. Green Belt is not among the designations that restrict Class E outbuilding rights, so those rights typically remain. An Article 4 direction or a listed house is what removes them, which is why we check both first.
How many Article 4 areas does Enfield have?
The council publishes 33 direction area polygons. We read the wording of the one covering your address, because directions differ in what they remove.
Can I use a garden room in Enfield as a bedroom?
Outbuilding rights require use incidental to the house, and a sleeping room also loses the Building Regulations exemption. A bedroom therefore needs a different route.
What does a garden room drawing set cost in Enfield?
It starts at £495 including VAT, fixed before you commit. Any council fee is extra and goes to the council.
