Garden room drawings in Hackney
Hackney's own guidance tells owners to keep at least half of the original rear garden, and that single rule shapes every garden room we draw here. Garden room drawings in Hackney start at £495 including VAT, and each set shows the garden left over as plainly as the building itself.

How we work on garden room drawings
Nine steps from first call to approval.

Enquiry and constraints check
We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.
Measured survey
We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.
Design options
We model the house in Revit and show you options in 3D and plan, with the planning strategy and the precedents in your street.
Design frozen
You choose an option in writing. Nothing changes after this without your say.
Independent check
A second chartered technologist checks every sheet against the council's validation checklist and the policy. A senior review signs it off before anything is submitted.
Submission
We prepare the forms, certificates, fee and documents and submit through the Planning Portal.
Officer liaison
We answer the planning officer and make any amendments within five working days, at no charge until approval.
Building regulations
Technical drawings are coordinated with the structural engineer's calculations, the drainage and the planning conditions.
Approval and hand-over
Building control approval, then a next-steps pack covering the commencement notice, party wall timing and CIL.
Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

What Hackney's residential extensions SPD says about outbuildings
The council's Residential Extension and Alterations SPD, in its design principles for outbuildings, says they should be visually subordinate, set in from the rear and side boundaries, and leave at least 50% of the original rear garden. It is guidance for applications and not a permitted-development limit, but officers use it when a room needs consent.
In practice we draw the room as a small, set-back building and print the retained garden area on the block plan, so the officer sees compliance without calculating it. Where a plan is cramped, we test two footprints in 3D before you commit to one.

A borough of terraces and flats
Only 18.8 per cent of Hackney households live in a house or bungalow, and 24.6 per cent own their home. Many gardens therefore belong to a flat, and outbuilding rights under permitted development belong to houses. We ask early whether you own the freehold of the plot, because a lease can bar a building that the planning rules would allow.
For houses, the terraced average of 960,633 pounds explains why owners want a work-from-home room rather than a move. Domestic gardens make up only 18.5 per cent of the borough's land, so each plot is precious and a modest room is usually the wise choice.
Article 4 and conservation across the borough
Hackney carries 77 Article 4 directions covering 197 mapped areas, alongside 37 conservation areas and 555 listed entries. Directions differ in what they remove, so we read the one covering your address for outbuilding wording and do not assume.
If your house is listed, no garden room can be built under permitted development inside its grounds. If it sits in a conservation area, there is also a side-of-house limit. A desk check of these layers is included before we quote any design hours, so you hear about a restriction at the start.
Designing the room so the garden still works
A Hackney garden is often a long strip behind a terrace, so a room placed in the middle splits it into two awkward halves. We usually push the building to the back, keep a clear path alongside one boundary, and leave a single open lawn or patio next to the house. That layout satisfies the retained-garden expectation and still reads as a garden from the kitchen window.
We also look at drainage, because a new roof sheds a good deal of water into a small plot. A soakaway, water butt or planted roof can be drawn into the set, and the section shows the floor build-up your builder needs. Where the design is lightweight, the SPD's call for a subordinate building is easier to meet, and we can show the officer why in the elevations. A measured building survey fixes the boundaries first, which matters on plots where fences have drifted over the years, and it gives the council a reliable base for every dimension we quote.
The route: certificate or householder application
Where the plot is clear, we prepare a Lawful Development Certificate submission with drawings that show every Class E dimension. Hackney handled 258 certificate applications of all kinds in its latest government return, so the office is used to them.
Where a restriction applies, the same drawings are re-issued as a householder application, set out on our planning drawings page. Householder cases here run to 415 a year, with 84.6 per cent granted and 91.3 per cent decided on time. Those are council-wide figures for all householder work, not a promise about your case.
Cost and how to begin
Fixed fee from £495 with VAT included. Council application fees are separate. Use the form above with your address and the intended use. If the house also needs work, our loft conversion drawings in Hackney can run alongside, and the architectural drawings in Hackney page lists everything we do locally.

Questions
How much of my Hackney garden must I keep?
The council's SPD guidance asks for at least 50% of the original rear garden to remain. It guides applications and does not set a permitted-development limit.
Can a flat owner build a garden room in Hackney?
Permitted development for outbuildings covers houses. A flat needs a planning application, and the freeholder's consent where the lease requires it.
Do Hackney's Article 4 directions ban garden rooms?
Not as a rule. We read the direction covering your address for outbuilding wording, since directions differ in what they remove.
What does the Hackney drawing set cost?
From £495 including VAT, fixed in advance. Council fees are extra.
