Side return extension drawings in Waltham Forest
Waltham Forest has recently adopted guidance with figures for the exact extension we draw: the figures for a side return infill are 2.4 m boundary height; 1.5 m lightwell. We prepare side return extension drawings for Waltham Forest houses from £745 including VAT, to that guidance and to the borough's 15 Article 4 directions.

How we work on side return extension drawings
Nine steps from first call to approval.

Enquiry and constraints check
We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.
Measured survey
We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.
Design options
We model the house in Revit and show you options in 3D and plan, with the planning strategy and the precedents in your street.
Design frozen
You choose an option in writing. Nothing changes after this without your say.
Independent check
A second chartered technologist checks every sheet against the council's validation checklist and the policy. A senior review signs it off before anything is submitted.
Submission
We prepare the forms, certificates, fee and documents and submit through the Planning Portal.
Officer liaison
We answer the planning officer and make any amendments within five working days, at no charge until approval.
Building regulations
Technical drawings are coordinated with the structural engineer's calculations, the drainage and the planning conditions.
Approval and hand-over
Building control approval, then a next-steps pack covering the commencement notice, party wall timing and CIL.
Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

Waltham Forest's two rules for side extensions
The Residential Alterations and Retrofit SPD, adopted in June, speaks directly to a side return. For an infill, the ridge should sit lower than the first-floor sill, and the council's figures are 2.4 m boundary height; 1.5 m lightwell. The lightwell applies where the extension would be the only daylight to a habitable room, a situation that happens with a middle room in a deep Walthamstow or Leyton terrace.
For a single-storey side extension, the same guide gives 0.5 m set-back; 2.4 m; 1 m, the last of which applies where gaps between houses are part of the street's character. Together the two rules set a height, a depth of daylight and a position on the plot.
We draw each figure onto the section and plan, so the officer finds the guide's test and the answer on the same sheet. The adopted plan behind the guide is the Local Plan Part 1: Shaping the Borough 2020-2035, and the council also publishes the Urban Design SPD.

Article 4 directions and the trees at the back
The borough has 15 Article 4 directions covering 807 mapped areas, along with 15 conservation areas. Both take away permitted development rights that a house elsewhere would have, and nationally side extensions are already barred in conservation areas: No side extensions under PD on article 2(3) land (conservation areas etc.).
The council also publishes 231 tree preservation orders. A protected tree in a neighbour's garden can sit within reach of your new foundations, so we plot trees at the survey stage and flag any that need an arboricultural report.
Historic England lists 118 buildings in the borough and 16 entries are on the Heritage at Risk Register. A listed house needs its own consent. Our planning drawings service covers the application.
How Waltham Forest decides householder cases
In the latest published twelve months the council decided 771 householder applications. It granted 81.5 per cent and decided 90.7 per cent in eight weeks or an agreed extension. We advise leaving room in the programme for the decision.
The neighbour-consultation route for larger rear extensions fared poorly: 31 granted and 87 refused. If your side return is part of a larger scheme, that ratio is a strong reason to draw a full application.
These are borough-wide figures for every type of household job. They describe what has happened, not what will happen to your house.
Homes, values and levy zones
55.1 per cent of households live in a house and 48.9 per cent own their home. A terraced house averaged £624,560 in the latest Land Registry figures, which makes the case for investing in the house you have.
The borough levy depends on location: £108.79/m² (Zone A, north of North Circular); £117.15/m² (Zone B, south of North Circular). The council's fee for a householder application is £548.
Glazing, party walls and our service
A side return is mostly glass. The simple energy route allows: Windows, roof windows, rooflights and doors in an extension should not exceed 25% of the extension floor area plus the area of openings removed or covered. A rooflight-heavy design may exceed it, and then our SAP calculations service covers the trade-off.
The new wall against the neighbour's house needs a notice: Line-of-junction (new wall) notice at least 1 month before work. Our party wall notices service prepares it to match the drawings.
Side return extension drawings in Waltham Forest cost from £745 with VAT included. The package is plans, elevations, sections, location plan and block plan, checked by a second chartered technologist.
