How we work on velux loft conversion drawings

Nine steps from first call to approval.

The same model cut through the middle: every floor, the stair, the chimney breasts, the new mansard, rear extension and basement in section
Section through the model: every floor on one datum.
    1. Enquiry and constraints check

We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.

    2. Measured survey

We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.

    3. Design options

We model the house in Revit and show you options in 3D and plan, with the planning strategy and the precedents in your street.

    4. Design frozen

You choose an option in writing. Nothing changes after this without your say.

    5. Independent check

A second chartered technologist checks every sheet against the council's validation checklist and the policy. A senior review signs it off before anything is submitted.

    6. Submission

We prepare the forms, certificates, fee and documents and submit through the Planning Portal.

    7. Officer liaison

We answer the planning officer and make any amendments within five working days, at no charge until approval.

    8. Building regulations

Technical drawings are coordinated with the structural engineer's calculations, the drainage and the planning conditions.

    9. Approval and hand-over

Building control approval, then a next-steps pack covering the commencement notice, party wall timing and CIL.

Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

    The Waltham Forest rooflight rule

The council's Residential Alterations and Retrofit SPD says rooflights must be subordinate and must not stand more than 0.15 m above slope. Ideally they sit flush, and inside a conservation area the flush conservation-style unit is expected. On a terrace there should be no more front rooflights than front windows.

That last sentence is the one that changes designs. A two-window terrace front can take two rooflights at most, and often one reads better. We draw the front elevation with the units overlaid so you can see the proportion for yourself before the council does.

The borough's wider plan is the Local Plan Part 1: Shaping the Borough 2020-2035, and the council also keeps the older Urban Design SPD.

There is a practical consequence for the builder too. A flush unit needs the flashing made for it, so we name the intended unit type on the elevation. That way the roofer orders what the drawing shows, and the finished rooflight sits within the borough limit rather than standing proud of the slope.

Article 4 areas are everywhere in this borough

Waltham Forest publishes 15 Article 4 directions, but they cover 807 mapped areas, which is a great many streets. Add 15 conservation areas and a house that looks ordinary can still need an application for a roof change.

We search the direction before quoting your scheme. When a direction removes the rights, we move straight to a householder application, drawn as in our planning drawings in Waltham Forest.

Each direction lists the rights it removes, so it is read word by word rather than taken from the map. You receive a written answer for your address: whether the rooflights can go in under permitted development, are best confirmed with a certificate, or need an application.

Heritage and green space in numbers

Historic England lists 118 entries in the borough, with 13 at Grade II star. Roughly 22 per cent of the council area is Green Belt.

48.9 per cent of households own their home and 55.1 per cent live in a house or bungalow, so a roof conversion is a common ambition on a street of terraces.

How Waltham Forest has treated householder applications

The council decided 771 householder applications in its latest year but granted 81.5 per cent, and 90.7 per cent were decided in time. Roughly one decision in five did not end in a grant, which is reason enough to take the council's own limit literally and draw to it.

    Fire, escape and energy details

The escape window must meet this: Escape window: unobstructed openable area at least 0.33 m², at least 450 mm high and 450 mm wide, bottom of opening no more than 1100 mm above floor. Detection is set by: All dwellings: fire detection and alarm system minimum Grade D2 Category LD3 (BS 5839-6), mains-operated smoke alarms to BS EN 14604.

The new windows carry a heat-loss ceiling as well: New elements in existing dwellings, limiting U-values W/(m²·K): roof 0.15, wall 0.18, floor 0.18, windows 1.4 (or WER Band B), doors 1.4. We note the unit's rating on the drawing, so the inspector does not have to ask. The building regulations drawings in Waltham Forest cover the rest of the detail.

What the set contains and the price

You receive plans, a roof section, front and rear elevations and the location and block plans. The price starts at £695, VAT included, fixed before you commit, and a chartered technologist who did not draw the set checks every sheet.

Changes the council asks for are redrawn free of charge until approval. Want a bigger room? See dormer loft conversion drawings in Waltham Forest, the overview in architectural drawings in Waltham Forest, or the same service in Redbridge and Enfield.

Before any of that, we check the address for conservation areas, listed status and Article 4 directions, then measure the house. Only once the route is chosen do we place the rooflights, because a terrace front in a direction area and a rear slope outside one call for quite different units.

    Questions

How far may a rooflight stand out of the slope in Waltham Forest?

The council's own limit is 0.15 m above slope, and it prefers flush units, especially in conservation areas.

How many front rooflights can a terrace have?

The guidance says no more front rooflights than front windows. A two-window front can therefore take two at most.

Is my road in an Article 4 area?

The borough has 15 directions mapped over 807 areas, so check the address. We do this before every quote.
