Waltham Forest, London
Wraparound extension drawings in Waltham Forest
Waltham Forest has written a rule for wraparounds that measures from the outrigger, not from the original rear wall. Its Residential Alterations and Retrofit SPD limits how far the extension may run past the outrigger's end wall and how high it may stand at the side boundary. Wraparound extension drawings for Waltham Forest houses start at £1,195 including VAT and are dimensioned to that test.

How we work on wraparound extension drawings
Nine steps from first call to approval.

Enquiry and constraints check
We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.
Measured survey
We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.
Design options
We model the house in Revit and show you options in 3D and plan, with the planning strategy and the precedents in your street.
Design frozen
You choose an option in writing. Nothing changes after this without your say.
Independent check
A second chartered technologist checks every sheet against the council's validation checklist and the policy. A senior review signs it off before anything is submitted.
Submission
We prepare the forms, certificates, fee and documents and submit through the Planning Portal.
Officer liaison
We answer the planning officer and make any amendments within five working days, at no charge until approval.
Building regulations
Technical drawings are coordinated with the structural engineer's calculations, the drainage and the planning conditions.
Approval and hand-over
Building control approval, then a next-steps pack covering the commencement notice, party wall timing and CIL.
Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

The outrigger test in the Waltham Forest SPD
The council's Residential Alterations and Retrofit SPD was adopted only recently, and it is specific. Its wraparound rule reads 3 m beyond outrigger; 2.4 m boundary. Spelled out, the extension must not extend more than the first figure from the end wall of the outrigger, its ridge must sit below the first-floor window sill, and where the neighbour has no extension of their own it may be no higher than the second figure at the side boundary.
Two features of this rule matter in practice. The first is that the length is taken from the outrigger, so a house with a long original outrigger can end up with a deeper wraparound than a house with a short one. The second is the ridge below the sill, which rules out a roof that rises into the bedroom window above and pushes designers toward a shallow pitch or a flat roof.
A Waltham Forest terrace typically has an outrigger and a side passage beside it, which is the exact setting the rule describes. We survey the outrigger end wall and the first-floor sill height, and put both dimensions on the section so that each limit can be checked against a figure.

Single-storey rear extension: the permitted development limits
The house in section with a rear extension; the dashed lines mark the zone near the boundary.
- A · Depth beyond the original rear wall
- 3 m (attached) / 4 m (detached) beyond the original rear wall, single storey
- B · Maximum height
- 4 m
- C · Within the zone near the boundary
- Eaves no higher than 3 m where within 2 m of the curtilage boundary
- D · Larger extension under prior approval
- 6 m (attached) / 8 m (detached), single storey, height max 4 m; not on article 2(3) land or an SSSI
Boundary heights where neighbours have already built
The height limit applies where there is no neighbouring extension. That qualification is an opening: if the adjoining house already has a side or rear addition, a similar height next to it can be argued, and the evidence is on the neighbour's side of the fence. We measure and photograph the neighbouring extensions from your property and draw them on the block plan and the section.
That evidence has to be accurate, because an officer will check it on site. A neighbour's addition that was built without consent, or one that is a different height from how it looks from your garden, will not support the argument. We say so in the drawing notes when the position is unclear rather than relying on it.
Designations, trees and Green Belt in Waltham Forest
55.1 per cent of households in the borough live in a house and 48.9 per cent own their home. The council publishes 15 conservation areas, 15 Article 4 directions covering 807 mapped areas, and 231 tree preservation orders. Historic England lists 118 entries.
The Article 4 area count is the figure to note. It is large relative to the number of directions, which means a few directions cover many separate polygons, and a house can be inside one without any sign on the building. We check the address against the polygons and the list of directions.
Green Belt covers 22 per cent of the borough. A site within it is judged against stricter policy on extensions, and we confirm the status first.
Permitted development and prior approval
National rights are: 3 m (attached) / 4 m (detached) beyond the original rear wall, single storey at the rear, and Side extension: single storey, max 4 m high, max half the width of the original house at the side. The total is counted across both. The larger-home prior approval route lets the rear go further, and the council's record is weak: in the latest national statistics Waltham Forest granted 31 and refused 87.
Refusals outnumber approvals by a wide margin. Because the new SPD gives a clear wraparound test for householder planning, an application measured against it is often the more predictable path than a prior approval that depends on neighbours staying silent.
Householder decisions in Waltham Forest
The council decided 771 householder applications in its latest published year, granted 81.5 per cent and decided 90.7 per cent within eight weeks or an agreed extension. Not every application is granted or decided on time, which is a reason to submit a complete, well-measured application the first time.
Gardens cover 24.4 per cent of the borough's land, so there is room to build but also a steady pressure on the space that remains.
Wraparound extension drawings in Waltham Forest: scope and fee
The set has existing and proposed plans, sections and elevations, a location plan and a block plan. A second chartered technologist checks each sheet. The fee is £1,195 including VAT, fixed in advance, and we redraw at no charge if the council asks for changes before it decides. The council's own householder fee is £548.
Where your new wall meets a neighbour's, notice is needed: Line-of-junction (new wall) notice at least 1 month before work.
