How we work on garden room drawings
Nine steps from first call to approval.

Enquiry and constraints check
We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.
Measured survey
We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.
Design options
We model the house in Revit and show you options in 3D and plan, with the planning strategy and the precedents in your street.
Design frozen
You choose an option in writing. Nothing changes after this without your say.
Independent check
A second chartered technologist checks every sheet against the council's validation checklist and the policy. A senior review signs it off before anything is submitted.
Submission
We prepare the forms, certificates, fee and documents and submit through the Planning Portal.
Officer liaison
We answer the planning officer and make any amendments within five working days, at no charge until approval.
Building regulations
Technical drawings are coordinated with the structural engineer's calculations, the drainage and the planning conditions.
Approval and hand-over
Building control approval, then a next-steps pack covering the commencement notice, party wall timing and CIL.
Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

Redbridge's rule for garden rooms
The Housing Design Guide SPD puts garden buildings towards the end of the garden, subordinate in footprint to both the house and the garden, and used only in connection with the house. Its eaves figures are given as 3 m flat eaves; 2.5 m pitched eaves, the flat-roof number first and the pitched-roof number second.
That is slightly more generous for a flat roof than the national eaves limit of 2.5 m, but it applies to applications, not to permitted development, where the national limit still governs. We therefore draw one design and test it against both.
The guide is blunt about living space too: an outbuilding with a kitchen, bedroom or bathroom will usually be refused. A garden room with a shower and kettle is a grey area, and we put the services on the drawing honestly so the route chosen matches the use.
A tall flat roof is the usual temptation, because it gives a good ceiling in a small footprint. We test it against the eaves figure above, show the fascia and any parapet on the elevation, and offer a pitched alternative where the numbers are close.

Green Belt, conservation areas and trees in Redbridge
About 34 per cent of the borough is mapped as Green Belt, and the borough has 16 conservation areas. In Green Belt land the question is openness, and a modest low room near the house is read far more kindly than a large one at the far end.
That is the tension with the guide, which prefers buildings at the end of the garden. Where both apply we explain on the drawing why the chosen position is the better answer for that plot.
In a conservation area the side-of-house rule holds: On article 2(3) land, no outbuilding between a side wall and the boundary. For the 134 listed building entries, Garden buildings within the curtilage of a listed building are not permitted development.
Redbridge's leafy suburbs, with 3 registered parks and gardens nearby, also mean mature boundary trees. We plot canopies on the site plan so the room does not depend on a tree that may not be touched.
Garden room permission in Redbridge
Gardens cover 27.4 per cent of the borough's land, so most owners have space to meet the cover rule: Buildings may not cover more than 50% of the curtilage (excluding the original house). Height is the next test, with Max 2.5 m if within 2 m of a boundary; otherwise 4 m dual-pitched roof or 3 m any other roof.
Redbridge decided 991 householder applications, granting 82.8 per cent and deciding 94.7 per cent in time. Where permission is needed our planning drawings in Redbridge are tuned to the guide above.
For a compliant room, a lawful development certificate in Redbridge is the lighter route.
Preparation matters on the larger Redbridge plots. Long gardens often back onto a neighbour's rear boundary or a path, so the survey records what sits behind the fence, and the drawings show how the room looks from there.
Building Regulations, price and process
Small detached rooms are exempt when nobody sleeps in them: Detached single-storey building up to 30 m², no sleeping accommodation, at least 1 m from the boundary or substantially non-combustible, is exempt. Because the borough would usually refuse a room with full living facilities, a room that needs building control is a different project, and our building regulations drawings in Redbridge cover that stage.
The fixed fee is £495, VAT included. It buys the site plan, plans, elevations, section and a 3D view, with the council fee paid separately.
See the garden room drawings overview or the architectural drawings in Redbridge page. We redraw free until approval if changes are asked for, and we promise no outcome.
You send the address and the intended use. We check the Green Belt and conservation layers, tell you whether the route is permitted development, a certificate or an application, and give a fixed quote before drawing begins.

Questions
What eaves height does Redbridge allow for a garden room?
Its design guide gives 3 m flat eaves; 2.5 m pitched eaves for outbuildings that need permission. Under permitted development the national eaves limit applies instead.
Can a Redbridge garden room have a kitchen and bathroom?
The guide says outbuildings with primary living facilities will usually be refused. A small office with a basic sink is a judgement call that we describe honestly.
Does the Redbridge Green Belt affect garden rooms?
Land mapped as Green Belt is tested for openness, so a low room close to the house is the safer design. We check the map layer for your address.
