Wraparound extension drawings in Hackney
Many wraparound extension drawings in Hackney go to the council as a householder application, partly because the borough holds 77 Article 4 directions and 37 conservation areas. We are MCIAT chartered architectural technologists and the drawings start at £1,195 including VAT. Of 415 householder decisions in the latest twelve months, 84.6% were granted.

How we work on wraparound extension drawings
Nine steps from first call to approval.

Enquiry and constraints check
We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.
Measured survey
We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.
Design options
We model the house in Revit and show you options in 3D and plan, with the planning strategy and the precedents in your street.
Design frozen
You choose an option in writing. Nothing changes after this without your say.
Independent check
A second chartered technologist checks every sheet against the council's validation checklist and the policy. A senior review signs it off before anything is submitted.
Submission
We prepare the forms, certificates, fee and documents and submit through the Planning Portal.
Officer liaison
We answer the planning officer and make any amendments within five working days, at no charge until approval.
Building regulations
Technical drawings are coordinated with the structural engineer's calculations, the drainage and the planning conditions.
Approval and hand-over
Building control approval, then a next-steps pack covering the commencement notice, party wall timing and CIL.
Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

Hackney planning rules for a wraparound extension
Hackney's guidance for this work sits in the Residential extensions and alterations SPD, and the Retrofit SPD sits alongside it for insulation and energy upgrades. We treat a wraparound as a single piece of massing when we test it against them, so the side infill and the rear room are checked together against the garden and the neighbouring windows.
The Article 4 count needs a careful reading. The council publishes 77 directions, and the mapped data holds 197 separate areas, because one direction can cover several pockets of streets. For a terrace owner that means the permitted development rights a neighbour used last year may have been withdrawn on your road. We check the direction map for your address before any line is drawn.
Hackney's housing mix explains why this matters. Only 18.8% of households live in a house or bungalow, and 24.6% own their home. The houses that do exist are often Victorian terraces with a narrow side return, which is the plot shape a wraparound is made for. We cover the narrow-return half on its own in our side return extension drawings in Hackney.

What the Hackney decision figures mean for you
Householder applications in Hackney were decided in time 91.3% of the time, meaning within eight weeks or an agreed extension. A clean first submission matters more than a fast one: a validation query or a request for amended elevations costs more weeks than the statutory period saves.
Terraced homes in the borough average £960,633, so the extra kitchen floor area a wraparound adds is worth real money, and a refused scheme is an expensive lesson. That is why the drawings carry a proper design statement on the rear height, the roof edge and the party boundary heights, not only plans.
Domestic gardens make up 18.5% of the land in the borough, according to the Generalised Land Use Database, so back gardens are a recognised part of the character case. Taking too much of one is a standard objection.
How we draw a wraparound for a Hackney terrace
We survey the house, then draw the existing plans and the proposed ground floor as one model, so the rear wall, the side wall and the roof junction agree with each other. A wraparound has more corners than any other single-storey extension, and the corner is where leaks and planning objections both begin.
The set covers existing and proposed plans, elevations and sections, plus a location plan, a block plan and a short design statement. If you would like to compare the rear-only option before committing, our rear extension drawings in Hackney show how much of the garden that version keeps.
When the design sits within permitted limits, we can instead prepare a Lawful Development Certificate. The borough recorded 258 such applications in its latest return year, so the route is well used here.
Design points that decide a Hackney wraparound
Three details usually decide whether a wraparound sails through or comes back with questions. The first is the flank wall of the old rear outrigger, which often carries the only window to a middle room; roofing over that window turns a bright room into a borrowed-light one, so we show how daylight is kept, normally with a rooflight or a glazed strip.
The second is height at the boundary. The side wall sits tight against the neighbour's garden, and a lower eaves line with a parapet or a sloping roof away from them keeps the visual bulk down. The third is drainage: many terraces have a shared sewer or gullies in the side return, and building over them needs the water company's consent. We flag the manholes on the survey before the layout is fixed, because moving a kitchen island is cheaper than moving a sewer.
None of this is exotic, but it is the difference between drawings that describe a room and drawings that describe a buildable, defensible extension.
Fees, party walls and what happens next
A householder application to Hackney costs £548, paid to the council, and our fixed fee for the drawings is separate. Many wraparounds also need party wall notices for the side boundary, and often for the garden wall too. Our party wall notice service prepares them, and we suggest a word with both neighbours before the letters arrive.
If the council asks for changes we redraw them without extra charge until the application is decided, and we can submit it for you through the planning portal. See everything we do in the borough on our architectural drawings in Hackney page.
