Waltham Forest, London

L-shaped dormer drawings in Waltham Forest

Waltham Forest is a borough of Victorian terraced streets, from Walthamstow village down to Leyton, and many of those terraces have a back addition that an L-shaped dormer can use. We draw them as MCIAT chartered architectural technologists, to the council's own Residential Alterations and Retrofit SPD, for a fixed quote after a free constraints check.

How we work on l-shaped dormer drawings

Nine steps from first call to approval.

The same model cut through the middle: every floor, the stair, the chimney breasts, the new mansard, rear extension and basement in section
Section through the model: every floor on one datum.
    1. Enquiry and constraints check

We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.

    2. Measured survey

We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.

    3. Design options

We model the house in Revit and show you options in 3D and plan, with the planning strategy and the precedents in your street.

    4. Design frozen

You choose an option in writing. Nothing changes after this without your say.

    5. Independent check

A second chartered technologist checks every sheet against the council's validation checklist and the policy. A senior review signs it off before anything is submitted.

    6. Submission

We prepare the forms, certificates, fee and documents and submit through the Planning Portal.

    7. Officer liaison

We answer the planning officer and make any amendments within five working days, at no charge until approval.

    8. Building regulations

Technical drawings are coordinated with the structural engineer's calculations, the drainage and the planning conditions.

    9. Approval and hand-over

Building control approval, then a next-steps pack covering the commencement notice, party wall timing and CIL.

Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

Waltham Forest's own guidance on rear dormers

The council's main reference for roof work is the Residential Alterations and Retrofit SPD, which sits under the Local Plan Part 1: Shaping the Borough 2020-2035, adopted in 2,024. It was written for exactly the kind of house the borough is known for, and it is the document an officer will have open when your dormer application arrives.

Alongside it the council keeps a wider Urban Design SPD. For a householder dormer the point of both is the same: the roof should read as part of the house, with materials and proportions that borrow from the original.

That is why we draw the L with a clear junction, restrained cheeks and windows aligned with those below. If the scheme can stay inside permitted development the volume ceiling is 40 m³ (terrace house) / 50 m³ (any other house) additional roof volume, and on a Walthamstow terrace with a full-depth outrigger that limit is usually the first thing to check.

The Waltham Forest numbers behind the design

The borough holds 15 conservation areas and 118 listed buildings, a lower count than the inner boroughs, so many streets are open to permitted development. There are also 15 Article 4 directions, mapped as 807 separate areas, which cover many individual houses.

Inside a conservation area: Class B roof enlargements are not permitted development on article 2(3) land. Trees matter too: the council records 231 tree preservation orders and 218 zones, so a protected tree near the house can limit where the scaffold and the skip go.

The borough is also 22 per cent green belt, so we check the boundary on each address.

How Waltham Forest decides householder applications

In the latest year the council decided 771 householder applications and granted 81.5 per cent. Only 90.7 per cent were decided inside eight weeks or an agreed extension, so allow time in your programme.

That speed matters for a dormer, because the builder usually waits on the decision and the party wall notices run in parallel. We tell you at the start how long the route is likely to take, using the council's recent record, and plan the notices to land at the right time.

Householder figures cover every kind of scheme, so they show the climate rather than the odds for your roof.

A better guide is the planning history of your own street. Walthamstow, Leyton and Leytonstone have many near-identical terraces, so one approved dormer on a matching house is strong evidence, and a refused one tells you what to avoid. We read the decision notices and the officer reports, pick out the objections that mattered, and design around them before anything is submitted.

Where a neighbour has already built a larger L, we say so on the drawings, using the approval reference from the council's register, so the officer can compare like with like.

Details that make the L work

The L is possible largely because of one concession: Eaves-retention and 0.2 m set-back do not apply where the enlargement joins the original roof to the roof of a rear or side extension. The ridge cannot rise above the original: No part higher than the highest part of the existing roof.

Walthamstow terraces share roofs, so notices are routine: Party structure notice at least 2 months before work. Where full stair headroom cannot be reached: Loft conversions where 2.0 m cannot be achieved: 1.9 m at the centre of the stair, 1.8 m at the side (half width). Our sections test the stair before the layout is frozen.

A new storey needs a protected escape: New storey above 4.5 m by loft conversion: protect the full escape route with fire-resisting doors (min E 20) and partitions (min REI 30).

    Price and levy

A fixed quote follows a free constraints check, VAT included, because the roof and the junction vary. We redraw free if the council asks for changes.

The borough charges a levy by zone: £108.79/m² (Zone A, north of North Circular); £117.15/m² (Zone B, south of North Circular). The Mayoral levy is in band 2, at £72.73 per square metre this year. Whether either charge applies depends on the new floor area, which our next-steps pack calculates.

Drawings are normally ready about a week after the survey. A second chartered technologist checks every sheet before it is issued, and you approve the design in writing before the drawings are finished.

The Residential Alterations and Retrofit SPD, read with the Local Plan Part 1: Shaping the Borough 2020-2035.

How long does Waltham Forest take to decide a householder application?

90.7 per cent were decided within eight weeks or an agreed extension in the latest figures, so allow extra time.

Do I need planning permission for an L-shaped dormer in Waltham Forest?

Not always. The volume limit is 40 m³ (terrace house) / 50 m³ (any other house) additional roof volume, and in conservation areas: Class B roof enlargements are not permitted development on article 2(3) land.
