How we work on wraparound extension drawings
Nine steps from first call to approval.

Enquiry and constraints check
We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.
Measured survey
We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.
Design options
We model the house in Revit and show you options in 3D and plan, with the planning strategy and the precedents in your street.
Design frozen
You choose an option in writing. Nothing changes after this without your say.
Independent check
A second chartered technologist checks every sheet against the council's validation checklist and the policy. A senior review signs it off before anything is submitted.
Submission
We prepare the forms, certificates, fee and documents and submit through the Planning Portal.
Officer liaison
We answer the planning officer and make any amendments within five working days, at no charge until approval.
Building regulations
Technical drawings are coordinated with the structural engineer's calculations, the drainage and the planning conditions.
Approval and hand-over
Building control approval, then a next-steps pack covering the commencement notice, party wall timing and CIL.
Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

Prior approval in Enfield: a busy route
Enfield granted 35 larger home extension prior approvals in the latest twelve months and refused 27. More were granted than refused, so the route is worth a look for a plain rear extension.
The catch is the side arm, which prior approval does not cover, and the national rule treats a joined side and rear arm as one enlargement: Limits apply to the total enlargement (new part plus any existing enlargement it joins).
For most wraparounds that points to a householder application, and we explain on the drawings why the route was chosen.
Part of the practical work is finding out whether a previous owner already used the prior approval route. If so, the earlier extension counts and may leave nothing for a further rear arm. Enfield's online planning register shows past applications at your address, and we check it before we draw.

Single-storey rear extension: the permitted development limits
The house in section with a rear extension; the dashed lines mark the zone near the boundary.
- A · Depth beyond the original rear wall
- 3 m (attached) / 4 m (detached) beyond the original rear wall, single storey
- B · Maximum height
- 4 m
- C · Within the zone near the boundary
- Eaves no higher than 3 m where within 2 m of the curtilage boundary
- D · Larger extension under prior approval
- 6 m (attached) / 8 m (detached), single storey, height max 4 m; not on article 2(3) land or an SSSI
The national limits for each arm
The side arm must stay inside this: Side extension: single storey, max 4 m high, max half the width of the original house. The rear arm is limited by: 3 m (attached) / 4 m (detached) beyond the original rear wall, single storey.
Many semis already have a garage or a single-storey side addition. That counts against the total, which is why we measure the original house from old plans or the survey and not from what is there now.
Where the numbers do not work, a householder application is the answer, and our planning drawings cover how that set is prepared.
A loft conversion has its own separate allowance, but if you are planning one as well we coordinate the sheets so the whole house is drawn consistently.
A rear arm that is deeper than the national limit sometimes gets approved on appeal and sometimes not, so do not draw it as a gamble. We would rather show you the largest scheme that sits inside the rules and one stretch version, so you can see what the extra depth would cost in risk.
Green Belt and heritage in Enfield
Green-belt polygons cover 37 per cent of the council area. A house inside the Green Belt is judged against the proportionate-addition test, and the original house outline needs to be clear on every drawing.
The borough has 24 conservation areas, 33 mapped Article 4 direction areas and 301 listed entries. In those areas: On article 2(3) land (conservation areas etc.): no side extensions, no cladding, no rear extension of more than one storey under Class A.
We check the address against all three layers before quoting.
Land at the edge of the borough sometimes falls inside the Green Belt even where a street looks like any other suburb. The map is detailed, and a house on the boundary can be inside or outside by a few metres, so we check at plot level.
Each conservation area has its own appraisal, and we read the one for your street.
Householder decisions and the household mix
Enfield decided 934 householder applications in its latest published year, granted 83.4 per cent and decided 92.4 per cent in time.
About 61.2 per cent of households live in a house, and 52.4 per cent own their home. Garden land covers 21.7 per cent of the borough, which is why rear extensions are so common here.
These results are for all householder work, and the council's planning team handles a steady flow of cases. We use them to set realistic expectations for timing, not to guess your decision.
Enfield's long rear gardens give a wraparound room, but the officer will still compare the footprint with the plot. A new room that fills most of the width at the back and runs down the side leaves a thin strip of lawn, and a thin strip is a common reason for a request to cut back.
Wraparound extension drawings in Enfield: the package
The council's householder fee is £548. On a semi, the side arm meets the boundary and so needs a party wall notice: Line-of-junction (new wall) notice at least 1 month before work.
Drawings start at £1,195 including VAT, a second chartered technologist checks each sheet, and we redraw at no charge if the council asks for amendments.
Compare rear extension drawings in Enfield or house extension drawings in Enfield if you want to look at smaller options, and see architectural drawings in Enfield. Nearby, the same service is covered in Barnet and Haringey.
If you also want other work on the house, we prepare all the drawings together so every set agrees.
We keep the model so that any change the council asks for is a small edit, and we redraw at no charge.
