Wraparound extension drawings in Newham
In Newham the limiting factor for a wraparound extension is rarely the planning team; it is the garden. Gardens cover only 16.9 per cent of the borough's land, so every square metre a side and rear extension takes is noticed. Our wraparound extension drawings for Newham houses start at £1,195 including VAT and plan the lost garden against the gained floor area.

How we work on wraparound extension drawings
Nine steps from first call to approval.

Enquiry and constraints check
We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.
Measured survey
We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.
Design options
We model the house in Revit and show you options in 3D and plan, with the planning strategy and the precedents in your street.
Design frozen
You choose an option in writing. Nothing changes after this without your say.
Independent check
A second chartered technologist checks every sheet against the council's validation checklist and the policy. A senior review signs it off before anything is submitted.
Submission
We prepare the forms, certificates, fee and documents and submit through the Planning Portal.
Officer liaison
We answer the planning officer and make any amendments within five working days, at no charge until approval.
Building regulations
Technical drawings are coordinated with the structural engineer's calculations, the drainage and the planning conditions.
Approval and hand-over
Building control approval, then a next-steps pack covering the commencement notice, party wall timing and CIL.
Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

Newham's guidance for altering and extending a home
The council's householder guidance is the Altering and Extending your Home SPD, and a wraparound is judged against it together with the Newham Local Plan 2018. We found no dimensioned rule aimed specifically at wraparounds in the guidance we reviewed, so the application leans on the general tests: the extension should be subordinate to the original house, respect the character of the street, and avoid overshadowing or overlooking next door.
An L-shaped extension tests those principles harder than a straight one. It stretches along the neighbour's boundary on one side and across the back, so there are two neighbours to consider where a rear extension has one. We draw both flank walls from the neighbour's side with finished heights marked, and show the nearest window of each neighbour in plan so the daylight question can be answered from the drawing.
Because there is no published number to hit, we also keep the design restrained: a single roof form, matching brick and a side wall that is set back from the front building line.

Small gardens and shared ownership of the land
Only 47.1 per cent of Newham households live in a house, and just 30.8 per cent own their home. A good share of the houses that can take a wraparound are therefore let, or owned by someone who does not live there, and the person commissioning the drawings may need to show a landlord or lender what is being built.
With garden land this scarce, the proposed plan states what is left. We print the retained garden depth and area on the sheet and mark the bin store, the cycle store and the route from front to back, so the effect of the larger footprint on the rest of the plot is plain.
Newham has 9 conservation areas and 125 listed entries, a light heritage load, so most addresses keep national permitted development rights, subject to a check for Article 4 directions.
Permitted development and the prior approval record
National rights for the two parts of the extension are: Side extension: single storey, max 4 m high, max half the width of the original house; and 3 m (attached) / 4 m (detached) beyond the original rear wall, single storey. The rule that ties them together is that Limits apply to the total enlargement (new part plus any existing enlargement it joins).
That total is easy to overlook on a house that has already been extended once, and it can take a promising wraparound outside permitted development. In the latest national statistics Newham granted 6 larger-home prior approvals and refused 23. Where the depth sought is beyond the basic limit, a householder application is usually the steadier route.
Householder decisions in Newham
The council decided 388 householder applications in its latest published year, granted 86.9 per cent, and decided 97.2 per cent within eight weeks or an agreed extension. The last of those is a strong figure, and it means a well-prepared application is not left waiting.
These are figures for householder work as a whole, not for wraparounds, and they are no guide to what will happen to your design. We use them for planning the programme, and we make sure that the application is complete when it goes in, because a request for missing drawings is the usual cause of delay.
Wraparound extension drawings in Newham: scope and fee
The set covers existing and proposed plans, sections and elevations, a location plan and a block plan, drawn from the survey and checked by a second chartered technologist. The fee is £1,195 including VAT and is agreed before work starts. If the council asks for amendments before it decides, we redraw at no charge, and the council's own fee is £548.
The new rooms will have glazing limits to observe as well. In short: Windows, roof windows, rooflights and doors in an extension should not exceed 25% of the extension floor area plus the area of openings removed or covered. We schedule every opening so that you can see the total.

Questions
Does Newham have a specific rule for wraparound extensions?
The documents we reviewed do not give a dimensioned wraparound rule. The Altering and Extending your Home guidance and the local plan are applied, so the drawings show subordination, roof form and neighbour impact.
Can I do a wraparound under permitted development in Newham?
Possibly. The side part and the rear part count together against national limits, and the house must be outside any Article 4 direction or conservation area. We check before drawing.
How much are wraparound extension drawings in Newham?
From £1,195 including VAT, fixed up front. The council's own fee is extra.
