House extension drawings in Redbridge: the Housing Design SPD's figures
For single-storey rear extensions the SPD gives maximum depths from the original rear wall, as a rule of thumb: 3.5 m terraced (incl. end terrace) and semi-detached; 4.5 m detached. They are guidance, not a wall, but they are the figures the council measures from.
Height is covered as well. Flat-roof rear extensions are generally 3 m flat; 4 m pitched ridge, and pitched roofs must not encroach on first-floor windows. The guidance also limits the parapet on a flat roof, so the edge detail has to be drawn, not left to the builder.
The daylight test uses the SPD's 45-degree rule: 45 degrees (plan and elevation). The first-floor footprint must fit within the line on plan, and in elevation the extension must fit within lines drawn upwards from the nearest ground-floor window. We plot both lines on every Redbridge sheet.

Side, infill and wraparound extensions in Redbridge
Single-storey side extensions are asked to be no more than half the host width, and not to go beyond the host house in depth except when combined with a rear extension. The preferred approach to rear projections is an infill extension that does not extend beyond the rear elevation of the existing projection.
Wraparound extensions need particularly careful consideration, with low eaves and shallow pitched roofs to limit the impact on neighbours. Our wraparound extension drawings in Redbridge show how that is drawn on a typical plot.
A side extension and a rear extension built together have to meet the tests for both, which is where the figures above start to interact.
Going up: two-storey extensions
The first-floor rear element is generally 3 m deep at most, also subject to the daylight rule, and no more than half the original rear width, with eaves no higher than the host's. The ground floor follows the single-storey depths.
For two-storey side extensions the figures are: 0.5 m set-back; 1 m to boundary (open corner plots). Where a two-storey side and rear extension are combined, the first-floor rear element is set in 0.5 m from the side elevation of the extension.
Read together, those tests give a stepped shape. Our double-storey extension drawings in Redbridge show how it is drawn.
Green Belt, conservation areas and listed buildings
About 34 per cent of Redbridge is Green Belt, and an extension to a house inside it is judged on proportionality against the original building. The borough also has 16 conservation areas and 134 listed building entries.
About 66.2 per cent of households live in a house, and domestic gardens cover around 27.4 per cent of the land, so many homes here have both a house and a garden to extend into. We check the address for each constraint in the free constraints check before quoting.
Prior approval and permitted development in Redbridge
Where permitted development applies, a single-storey rear extension may follow the national rule: 3 m (attached) / 4 m (detached) beyond the original rear wall, single storey. A Lawful Development Certificate in Redbridge confirms it in writing.
The larger home extension route has a public record in Redbridge. In its latest published year the council granted 46 and refused 93. Refusals outnumber grants, so the neighbour consultation is worth treating as a real test.
How Redbridge decides householder applications, and what we draw
The council decided 991 householder applications in its latest published year, granted 82.8 per cent and decided 94.7 per cent within eight weeks or an agreed extension. The fee for a single dwelling is £548, paid to the council.
A Redbridge extension set shows existing and proposed floor plans, elevations and sections, plus the location and block plans. Drawings start at £695 with VAT included, and a second MCIAT chartered technologist checks each sheet. If the council asks for changes we redraw at no charge until approval.
