Building regulations drawings in Hackney
Building regulations drawings in Hackney start at £845 including VAT and show building control how your extension, loft or conversion meets the Building Regulations 2010. Where Hackney's planning constraints stop and building control starts
Hackney publishes 37 conservation areas and 77 Article 4 directions, mapped as 197 separate areas. Those layers decide whether you need planning permission and how far the street elevation may change. They do not decide whether the beams, insulation and escape routes comply. The Building Regulations apply to the same job whether or not the street is protected.
The two approvals can still pull against each other. A terrace may have to keep its front elevation as it is, while the walls, windows and roof behind it must still meet the energy rules. Historic England lists 555 entries in the borough, and for a listed house Approved Document L allows special consideration of historic fabric. Insulation then becomes a judgement, not a formula, and we note the reasoning on the sheets so the examiner can see why a wall is built as it is.
The council also publishes a Retrofit SPD for upgrading existing homes. It is a planning document, not a building control one, but the two meet at the build-up of the wall and roof. We draw those details so that they answer both.

Flats and converted houses: what the set has to show
Just 24.6 per cent of Hackney households own their home, and most live in flats. A typical brief is therefore a ground-floor flat with a rear extension, or a top-floor flat with a loft, inside a converted house.
In a flat the structure is shared. A new beam bears on a wall that someone else relies on, and a floor you alter may be the ceiling of the neighbour below. The drawings show the bearings, the fire separation, the sound insulation under Part E and the route out through the shared hall, so the freeholder's surveyor and building control can read the same answer.
For these jobs we prepare a full plans application. It lets the examiner raise questions about shared escape routes and party structure before anyone starts demolition, which is much cheaper than finding them with the ceiling open.
Timings and notices for a Hackney project
Building control body must decide a full plans application within 5 weeks, or longer if agreed in writing. Planning, where you need it, comes first: Hackney decided 415 householder applications in its latest year, granted 84.6 per cent and decided 91.3 per cent on time. Because the design can change at planning stage, we usually wait for that decision before finalising the technical set.
Once the full plans application is decided, building control must be told before you start: Give notice of intention to start; work may start 2 days after the notice. Commencement and completion each have their own notice, and a missed one can hold up the completion certificate, which a buyer's solicitor will ask for later.
Lofts, rear additions and retrofit on Hackney terraces
A Hackney terraced house averages £960,633 in the latest index, and a flat £524,885. With that much value in the walls, the details matter: a loft over a two-storey house needs a protected stair and fire-resisting doors, a rear extension needs foundations that respect the old ones, and every new opening needs a lintel the engineer has checked.
We work alongside your engineer so their structural calculations in Hackney and our sheets show the same sizes. Where a home energy rating is needed, the SAP calculations in Hackney are coordinated with the wall and roof build-ups we draw.
What you receive and what it costs
A Hackney set normally has foundation and floor plans, sections, junction details at larger scale, a drainage layout and a written specification. Building regulations drawings start at £845 with VAT included, fixed before you commit. A second chartered technologist checks every sheet before it leaves us, so your builder and your freeholder see one consistent set. If the examiner raises points we revise the sheets at no extra charge.
The handover pack also flags the levy. Hackney sits in band 2 of the Mayor's scheme at £72.73 per square metre, and the borough's own Hackney CIL Charging Schedule adds a zoned rate on top. Our construction drawings in Hackney carry the same set on to site detail for your builder.

Questions
Do I need building regulations drawings for a flat in Hackney?
Yes, for any structural alteration, extension, loft conversion or change to the layout that affects escape or drainage. In a flat the set also has to deal with shared structure and sound between homes.
Does a Hackney conservation area change the Building Regulations?
No. Conservation areas and Article 4 directions affect planning, not building control. They can affect the design, though, because the front of the house may have to stay as it is while the rest must still comply.
How long does building control take to decide a full plans application?
Building control body must decide a full plans application within 5 weeks, or longer if agreed in writing. Allow some slack for questions and revisions.
How much do building regulations drawings cost in Hackney?
From £845 including VAT, fixed up front. Building control charges are separate.
