M&E drawings in Hackney
Hackney's validation list asks a lot of small residential schemes: an energy statement for a single new home, an overheating assessment for minor applications and a sustainability assessment from one unit upwards. We draw M&E drawings for Hackney houses and flats that give those documents something solid to refer to. Fixed quote after a free constraints check.

How we work on m&e drawings
Four steps from first call to approval.

Enquiry and constraints check
We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.
Measured survey
We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.
Building regulations
Technical drawings are coordinated with the structural engineer's calculations, the drainage and the planning conditions.
Approval and hand-over
Building control approval, then a next-steps pack covering the commencement notice, party wall timing and CIL.
Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

Hackney's validation checklist and M&E drawings in Hackney
Hackney publishes its local requirements as a checklist, and several rows reach small projects. The energy strategy statement is listed against 1+ dwellings, so a new home or conversion into one needs it. The sustainability impact assessment comes in at 1+ dwellings; 1,000 sq m; 0.5 ha; 1 ha, so even a small residential scheme falls inside it.
Overheating is the row owners tend to notice. The checklist asks for an overheating risk assessment for All majors and minors, and its own example is the installation of mechanical ventilation such as an air-conditioning unit. A householder proposing a ventilation or cooling unit should therefore expect the question, and our drawings show the unit, its duct route and its power supply so that the assessment has a design to test.
Drainage is risk-led. A drainage strategy goes with major schemes, and flood risk work applies to Majors; basements in CDAs. Basements in Critical Drainage Areas are the classic trigger; for those, the M&E sheet shows pumps, alarms and their supply on a dedicated circuit.

Terraces, conversions and the way services run
Hackney has 106,081 households, and just 18.8 per cent of them live in a house. Owner-occupation is 24.6 per cent. Our Hackney jobs therefore tend to be a leasehold flat, a house converted into flats or a warehouse conversion, where an M&E layout often matters more than the plans.
Semi-detached homes average about £1,193,876, and a flat about £524,885. Refits at those values usually include a new electrical installation and a new bathroom, and every new bathroom needs a fan that delivers 15 l/s. In a warehouse conversion, where the fan is far from any outside wall, the duct run is the main design problem.
Older buildings often carry old wiring. We note what the electrician finds on site and mark any circuit that must be replaced rather than extended, so the new work meets current requirements and not just the room being altered.
Where a Hackney house is being converted to flats, each unit needs its own consumer unit and meter position, and the communal supply has to be separated and labelled. We draw the incoming supply, the cut-outs and the riser so that the utility companies and the electrician start from the same picture. Smoke and heat alarms are interlinked within each flat, with the shared hall and stairs treated as a separate circuit.
Conservation areas, Article 4 directions and visible plant
Hackney has 37 conservation areas and publishes 77 Article 4 directions, covering 197 separate areas. The borough also holds 555 listed building entries and has 40 entries on the Heritage at Risk register. Visible services are the touchy point: a flue through a front roof slope or a unit on a front wall is exactly what an Article 4 direction is written to control.
We look the address up before we draw. Where the front is protected, the plant goes at the back or inside, and where nothing can be hidden the drawing says so and the planning route is reviewed. Our architectural drawings in Hackney page covers the design drawings behind that decision.
The council decided 415 householder applications in its latest year and granted 84.6 per cent.
What we issue for a Hackney project
The set contains a power and lighting plan for each floor, a ventilation plan with each fan's duty, a consumer unit schematic and an alarm layout. Part P notifiable work includes new circuit; consumer unit replacement; additions or alterations to circuits in a special location, and the electrician certifies the work within 30 days.
Because Hackney asks for several supporting documents on small residential schemes, we sequence the M&E drawings early. The energy and overheating consultants then work from fixed plant positions rather than sketches, which helps reduce revisions.
We can also supply information for the overheating and energy documents that Hackney asks for, though the assessments themselves come from a specialist. For the thermal and heating design behind the layouts, see our MEP design service, and for the Building Regulations set see building regulations drawings.

Questions
Does Hackney need an overheating assessment for a minor scheme?
The checklist lists minor applications too, with mechanical ventilation as its example. We show the unit and its routes so that the assessment can be done.
Is an M&E set the same as an energy statement?
No. An energy statement is a calculation-led report. The M&E set is the drawn layout it refers to.
How much do M&E drawings cost in Hackney?
Fixed quote after a free constraints check, based on the rooms and systems.
