Structural engineering in Hackney

A Hackney home that loses a wall, a chimney breast or a ceiling to a new floor needs structural engineering, and the council's checklist leaves that design to you. Fixed quote after a free constraints check. We design the steel and foundations and draw them to sit inside your plans.

How we work on structural engineering

Four steps from first call to approval.

The same model cut through the middle: every floor, the stair, the chimney breasts, the new mansard, rear extension and basement in section
Section through the model: every floor on one datum.
    1. Enquiry and constraints check

We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.

    2. Measured survey

We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.

    3. Building regulations

Technical drawings are coordinated with the structural engineer's calculations, the drainage and the planning conditions.

    4. Approval and hand-over

Building control approval, then a next-steps pack covering the commencement notice, party wall timing and CIL.

Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

What Hackney asks for, and what it leaves to you

Read Hackney's planning validation checklist for structure and you find very little. Its structural survey line applies to Listed/heritage only, with no basement structural statement in the list at all. The air quality line is the other brush with structure, triggered by Significant demolition/construction and sometimes paired with a site waste plan.

The Residential extensions and alterations SPD is just as brief. Its working message is Building Regulations for structural alterations, which means a loft or rear extension must be shown to be buildable under Part A even though planning never inspects the sums.

That gap is the reason to treat structure early. Planners will not ask for a beam size, yet your building control body will, and an opening drawn at planning that cannot be spanned economically becomes a redesign at the worst moment. We fix the beam depth, the bearing and the foundation before the planning drawings are finished.

Chimney breasts, party walls and the Hackney terrace

Only 18.8 per cent of Hackney's households live in a house or bungalow, and 24.6 per cent own their home. Most structural jobs here are therefore a flat conversion, a maisonette or a terrace shared with neighbours on both sides.

A typical Victorian terrace raises three questions. A chimney breast removed on the ground floor leaves the stack above to be supported, and Approved Document A limits an unrestrained chimney like this: An unrestrained masonry chimney (masonry density over 1500 kg/m3) should not exceed 4.5 times its least horizontal width, measured from the highest point of intersection with the roof surface to the top of the pot. A rear opening needs a beam that lands on sound brickwork, not on a patched reveal. A shared wall brings a party structure notice, which must be served at least 2 months ahead.

Our survey records what a Hackney builder will meet: lath and plaster ceilings, timber ground floors on thin sleeper walls, and rear additions built long after the main house. The engineering follows what we find.

Heritage in the borough: where design has to be gentler

Hackney lists 555 buildings and designates 37 conservation areas, and it publishes 77 Article 4 directions. A structural change that is invisible inside a flat can still alter a roof line or a rear elevation that a direction protects.

When the house is listed, the heritage-only survey line takes effect and the engineer must say what historic fabric is lost. We prefer steel set into existing pockets, new foundations kept clear of old footings, and propping that spares the plaster. The borough also carries 40 heritage assets at risk, and where a building is among them, repair can matter more than alteration.

Work on a loft in an Article 4 street needs particular care, because roof form is often what the direction protects. Our loft conversion drawings in Hackney use the same structural model, so the ridge and floor steel are known before the application goes in.

    The route through building control

A full plans application is checked within 5 weeks under the current regulations. The examiner reads the beam schedule, so a clear structural drawing shortens the conversation. We attach calculations, a bearing and padstone layout, and a note on temporary works to every set.

For a one-beam job the calculation alone may be enough, and our structural calculations in Hackney page prices that narrower service. Take engineering when you also need foundations, a strengthened floor, or a design coordinated with a new extension. Our building regulations drawings in Hackney carry the finished design into the submission.

Fixed quote and what to send

Send photographs of the walls to open, the plans you have and the address. We run a constraints check that covers the conservation area, any listing and your neighbours' walls, then give one fixed quote. For a flat, tell us about lease conditions, since many leases need the freeholder's consent for structural change.

    Questions

Does Hackney ask for structural calculations at planning stage?

Not as a standing requirement. Its checklist asks for a structural survey for Listed/heritage only. The calculations are needed later, for building control.

Can I take out a chimney breast in a Hackney terrace?

Often yes, with support for the stack above and a check by an engineer. The shared wall may also trigger a party structure notice.

Do I need an engineer if my flat is in a conservation area?

Conservation status does not change the engineering, but it can change what you may alter from outside. We check the area and any Article 4 direction first.

Is structural engineering the same as structural calculations?

No. Calculations prove each member. Engineering also covers foundations, details and coordination with the plans.
