Velux loft conversion drawings in Hackney

Velux loft conversion drawings in Hackney start at £695 including VAT. Hackney writes a number into its guidance: new or replacement rooflights should not exceed 600 mm in width, and odd sizes or positions will be resisted. We build the roof layout around that figure from the first sketch.

How we work on velux loft conversion drawings

Nine steps from first call to approval.

The same model cut through the middle: every floor, the stair, the chimney breasts, the new mansard, rear extension and basement in section
Section through the model: every floor on one datum.
    1. Enquiry and constraints check

We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.

    2. Measured survey

We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.

    3. Design options

We model the house in Revit and show you options in 3D and plan, with the planning strategy and the precedents in your street.

    4. Design frozen

You choose an option in writing. Nothing changes after this without your say.

    5. Independent check

A second chartered technologist checks every sheet against the council's validation checklist and the policy. A senior review signs it off before anything is submitted.

    6. Submission

We prepare the forms, certificates, fee and documents and submit through the Planning Portal.

    7. Officer liaison

We answer the planning officer and make any amendments within five working days, at no charge until approval.

    8. Building regulations

Technical drawings are coordinated with the structural engineer's calculations, the drainage and the planning conditions.

    9. Approval and hand-over

Building control approval, then a next-steps pack covering the commencement notice, party wall timing and CIL.

Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

Hackney's rooflight limit and what it does to the layout

The council's Residential extensions and alterations SPD sets the limit at 600 mm for a rooflight, and it expects regular sizes and tidy positions.

A width limit changes how a loft is lit. Instead of one broad unit over the bed, you plan two or three narrow ones, spaced to match the rafters, and each must still meet the escape rule: Escape window: unobstructed openable area at least 0.33 m², at least 450 mm high and 450 mm wide, bottom of opening no more than 1100 mm above floor. We draw each opening on the roof plan with its clear dimensions so you can see whether the light will be enough.

Spacing matters too. Units set in a line at the same height read as a deliberate pattern, and the officer reads the pattern rather than the count.

If a client wants one large unit for the view, we show the narrow alternatives side by side on the elevation. That comparison usually settles the question without a pre-application conversation, and it keeps the submission clear of the resisted sizes.

Article 4 and conservation in Hackney

Hackney has published 77 Article 4 directions covering 197 mapped areas, and 37 conservation areas, with 555 listed entries. Not every direction touches roofs, but with that many in force a householder application is a likely route, so we read the direction that covers your street.

Our planning drawings in Hackney carry the roof section and elevations together. Where a roof still has its rights, a Lawful Development Certificate is still available and we say which applies after the address check.

Flats, maisonettes and the few houses

Only 18.8 per cent of Hackney households live in a house or bungalow, and 24.6 per cent own their home. Most roof space is above flats, where permitted development for loft work does not apply and the freeholder or neighbours often have a say.

For a house, the owner can usually act alone. For a top-floor flat, we draw to the same standard but plan the application with the lease in view. A terraced house here averages 960,633 pounds, which explains why owners invest in the loft rather than move.

Velux loft conversion drawings in Hackney: stair and fire

Victorian terraces often leave little room for a stair. The Approved Document offers a reduced standard: Loft conversions where 2.0 m cannot be achieved: 1.9 m at the centre of the stair, 1.8 m at the side (half width). We test the stair on a measured section.

A new storey also requires: New storey above 4.5 m by loft conversion: protect the full escape route with fire-resisting doors (min E 20) and partitions (min REI 30). Our drawings show where doors and partitions sit, and our building regulations drawings in Hackney pick the detail up for the building control stage.

Before drawing we visit to measure ridge height, joist depth and the party wall positions with a laser, because a Hackney terrace often shares its roof structure with both neighbours. Work to a party wall needs notice under the Party Wall Act, and our drawings give the surveyor what the notice needs.

Decisions, fees and where to look next

Hackney decided 415 householder applications in its latest year and granted 84.6 per cent, with 91.3 per cent decided in time. These are borough-wide, not a prediction for your roof. Percentages like these shift from one year to the next, so we look at the newest release again when we set out your programme.

Our fixed fee is £695 including VAT, with a second chartered technologist checking each sheet and free redraws if the council asks. For more headroom, see dormer loft conversion drawings in Hackney; the whole choice is at loft conversion drawings in Hackney. The area overview is architectural drawings in Hackney.

Hackney also adopted its Retrofit SPD, which matters if you plan to upgrade insulation at the same time. Better insulation costs headroom under a slope, so we show the build-up on the section and let you decide how much height to trade for warmth.
