How we work on side return extension drawings
Nine steps from first call to approval.

Enquiry and constraints check
We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.
Measured survey
We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.
Design options
We model the house in Revit and show you options in 3D and plan, with the planning strategy and the precedents in your street.
Design frozen
You choose an option in writing. Nothing changes after this without your say.
Independent check
A second chartered technologist checks every sheet against the council's validation checklist and the policy. A senior review signs it off before anything is submitted.
Submission
We prepare the forms, certificates, fee and documents and submit through the Planning Portal.
Officer liaison
We answer the planning officer and make any amendments within five working days, at no charge until approval.
Building regulations
Technical drawings are coordinated with the structural engineer's calculations, the drainage and the planning conditions.
Approval and hand-over
Building control approval, then a next-steps pack covering the commencement notice, party wall timing and CIL.
Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

The Redbridge rule for side extensions
The Housing Design Guide SPD sets the test for a single-storey side extension. Its width should be no more than half the host width, and it should not reach beyond the back of the host house unless it is combined with a rear extension. That second clause matters for a side return, because the whole point of one is to fill the gap beside the rear wing.
The same guide prefers that an infill extension does not project past the rear of the existing rear projection. If your design wants more depth than that, we say so at the start and show you the alternatives, rather than discovering it in an officer's comments.
The borough's wider framework is the Redbridge Local Plan 2015-2030. The design guide, though, is what an officer holds beside your elevations, so every dimension on our sheets is measured against it and noted where it sits close to the line.

Houses, gardens and Green Belt in the borough
Redbridge suits side returns better than most London boroughs. 66.2 per cent of households live in a house, and 57.1 per cent own their home, so a large part of the borough is made up of semi-detached and terraced houses with room beside them.
Land is a different matter at the edges. About 34 per cent of the council area is covered by Green Belt designation, and a plot near it raises extra questions about openness that we check at the outset.
A terraced house here averaged £534,863 in the latest Land Registry figures. Spending part of that on a kitchen that spans the full width of the house is a familiar choice in Ilford, Wanstead and Woodford, and the drawings are what turn the idea into something a builder can price.
Conservation areas and listed buildings
The council publishes 16 conservation areas and Historic England lists 134 buildings within the borough. Nationally the permitted route closes for side extensions in such places: No side extensions under PD on article 2(3) land (conservation areas etc.).
So the first job is a boundary check on your actual plot. If the house sits inside a conservation area, the extension needs a householder application, and we prepare it through planning drawings. If it does not, the national limit applies instead: Side extension: single storey, max 4 m high, max half the width of the original house.
How Redbridge decides householder applications
In the latest published twelve months the council decided 991 householder applications. It granted 82.8 per cent and decided 94.7 per cent in eight weeks or an agreed extension. That is the borough-wide record for every kind of householder job, not a forecast for your house.
Larger rear extensions that rely on neighbour consultation did worse. The council granted 46 and refused 93. When a side return is part of a bigger scheme, those refusals are a good reason to draw a full application.
The council's fee for a householder extension is £548, paid directly to the council.
Glazing, party walls and what we draw
Side returns are glazed, and the simple route caps the glass: Windows, roof windows, rooflights and doors in an extension should not exceed 25% of the extension floor area plus the area of openings removed or covered. Heavier glazing needs a calculation, which our SAP calculations service supplies.
Because the extension sits against the neighbour's wall, a notice is normally needed. A new wall up to the boundary is governed by this: Line-of-junction (new wall) notice at least 1 month before work. Our party wall notices service prepares the paperwork to match the drawings.
We price side return extension drawings in Redbridge from £745, VAT included. The sheets are plans, elevations and sections, with a location plan and block plan, checked by a second chartered technologist.

Questions
How wide can a side extension be in Redbridge?
The council's Housing Design Guide SPD says no wider than half the host width for a single-storey side extension.
Does Redbridge have conservation areas that affect side returns?
Yes, 16 of them. In those areas permitted development for side extensions does not apply, so an application is needed.
How much do side return extension drawings cost in Redbridge?
From £745 including VAT. The council's fee of £548 is separate.
Will a party wall notice be needed?
Usually, because the extension meets the neighbour's wall. Notice for a new wall up to the line: Line-of-junction (new wall) notice at least 1 month before work.
