How we work on side return extension drawings
Nine steps from first call to approval.

Enquiry and constraints check
We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.
Measured survey
We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.
Design options
We model the house in Revit and show you options in 3D and plan, with the planning strategy and the precedents in your street.
Design frozen
You choose an option in writing. Nothing changes after this without your say.
Independent check
A second chartered technologist checks every sheet against the council's validation checklist and the policy. A senior review signs it off before anything is submitted.
Submission
We prepare the forms, certificates, fee and documents and submit through the Planning Portal.
Officer liaison
We answer the planning officer and make any amendments within five working days, at no charge until approval.
Building regulations
Technical drawings are coordinated with the structural engineer's calculations, the drainage and the planning conditions.
Approval and hand-over
Building control approval, then a next-steps pack covering the commencement notice, party wall timing and CIL.
Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

What Newham expects from a side return
The council's development plan is the Newham Local Plan 2018, and the document officers reach for on household extensions is the Altering and Extending your Home SPD. We draw to both. The council has not published a numeric side return limit that we can quote, so we do not invent one: where the guidance is silent, we show the officer what the neighbouring houses already did.
That is practical in Newham because many terraces repeat. Where a Forest Gate or Plaistow street has the same outrigger and narrow passage from house to house, an earlier decision on a neighbour is a useful guide to yours. Before design begins we read the register entries for your street, then keep the new roof height and the junction with the neighbour's wall inside what was already accepted.
Many Newham homes are flats, and a flat has no householder permitted development rights at all. If your property is a maisonette or a converted house, the freeholder and the lease come before any drawing. We ask in week one, because that consent is often the slowest part of the job.

Whether your side return needs an application
Nationally, a permitted side extension is limited like this: Side extension: single storey, max 4 m high, max half the width of the original house. In a conservation area the position reverses: No side extensions under PD on article 2(3) land (conservation areas etc.).
The council publishes 9 conservation areas, and Historic England lists 125 list entries in the borough. That sounds like a small footprint, but a street can sit just inside a boundary, so we plot your address against the published polygons rather than trusting a postcode lookup.
If the route is a householder application, the council's fee is £548, paid to the council and not to us. Our planning drawings service covers the sheets, the forms and the Planning Portal submission.
How Newham has decided householder cases
In the latest published twelve months the council decided 388 householder applications, granted 86.9 per cent of them and dealt with 97.2 per cent inside eight weeks or an agreed extension. These are borough-wide figures for every type of household job. They describe the past and are not a prediction for your house.
A neighbour-consultation route for larger rear extensions looks different. The council granted 6 and refused 23. Those refusals are a reason to draw a full application when the design pushes the limits, rather than hoping a lighter route passes.
Newham's terraced homes averaged £458,668 in the latest Land Registry figures, and owners make up only 30.8 per cent of households. A well-drawn side return adds kitchen width to a narrow terraced house.
Glazing, heat and the party wall
A side return normally means a lot of glass. On the simple compliance route the rule is: Windows, roof windows, rooflights and doors in an extension should not exceed 25% of the extension floor area plus the area of openings removed or covered. A glazed roof and a long sliding door can exceed it, and then the design needs a calculation. Our SAP calculations service covers that.
The passage almost always sits against the neighbour's flank wall. A new wall up to the boundary falls under this notice period: Line-of-junction (new wall) notice at least 1 month before work. Cutting into the shared wall is a separate matter, so we mark each junction clearly. The party wall notices service prepares notices that match the drawings.
Taking out the old flank wall needs a steel beam, and the engineer's sizes have to appear on our sections. We coordinate that through structural calculations before the sheets are issued.

Questions
Do I need planning permission for a side return extension in Newham?
It depends on the address. In a conservation area, side extensions lose permitted development. Newham has 9 of them, so we check your plot against the boundaries first.
Which guidance does Newham use for house extensions?
Chiefly the Altering and Extending your Home SPD, alongside the Newham Local Plan 2018. We draw to both.
Can I extend a flat in Newham?
Flats have no householder permitted development rights, and only 47.1 per cent of households here live in a house. A flat needs an application and usually the freeholder's consent.
How much do side return extension drawings cost in Newham?
From £745 including VAT. The council fee, £548 for a householder application, is separate.
