How we work on side return extension drawings
Nine steps from first call to approval.

Enquiry and constraints check
We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.
Measured survey
We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.
Design options
We model the house in Revit and show you options in 3D and plan, with the planning strategy and the precedents in your street.
Design frozen
You choose an option in writing. Nothing changes after this without your say.
Independent check
A second chartered technologist checks every sheet against the council's validation checklist and the policy. A senior review signs it off before anything is submitted.
Submission
We prepare the forms, certificates, fee and documents and submit through the Planning Portal.
Officer liaison
We answer the planning officer and make any amendments within five working days, at no charge until approval.
Building regulations
Technical drawings are coordinated with the structural engineer's calculations, the drainage and the planning conditions.
Approval and hand-over
Building control approval, then a next-steps pack covering the commencement notice, party wall timing and CIL.
Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

Side return extension drawings in Hackney: the two numbers
The council's Residential extensions and alterations SPD is unusually clear. A single-storey side extension should be no wider than half the original house, set back from the front building line and held away from the side boundary, and the figures are 500 mm front; 1 m boundary. That is the set-back at the front and the gap to the boundary at the side, written as one rule.
The gap to the boundary is the figure that surprises owners, because the classic London side return is built right up to the neighbour's wall. In Hackney the council's own guidance asks for space, so a scheme that fills the strip needs a reason on the drawing: a narrow plot, a matching pattern on the terrace, a flank that is already blank. We state the reason, measure the neighbours' additions, and let the officer see the precedent.
We also draw the alternative. Where the plot is too narrow for a full-length gap, we show a version with a shorter set-in, or a lean-to that steps down towards the boundary, beside the version the owner prefers. Putting both in front of the officer, with the reasoning, usually gets a better conversation than a single scheme that ignores the guidance, and it gives you a fallback if the first reading goes against you.

Article 4 directions and conservation areas in Hackney
Hackney has issued 77 Article 4 directions covering 197 mapped areas, alongside 37 conservation areas and 555 list entries. That is a dense layer of control for a borough this size. A direction can remove the permitted development right to alter the front, the roof or the boundary, even where the side return itself is allowed.
The national position for conservation areas is blunt: No side extensions under PD on article 2(3) land (conservation areas etc.). So an address inside one needs an application whatever the size. We look up each address on the constraint layers and say which route applies before the fee is agreed.
Decisions, prior approvals and retrofit
Hackney decided 415 householder applications in its latest year, granted 84.6 per cent and decided 91.3 per cent on time. For larger home extensions, the council granted 15 and refused only 1, so the prior approval route is rarely closed here.
The council also publishes a Retrofit SPD. It is aimed at improving existing homes, and a side return is a good moment to follow it: new walls and roof can carry far better insulation than the old, and the drawings can show the thermal line clearly.
Renters, owners and the Hackney terrace
Only 24.6 per cent of Hackney households own their home, and 18.8 per cent live in a house. An average terraced house costs £960,633. Those who own a Victorian terrace here are a small group with a lot of value in a narrow plot, and a side return is among the first things many consider.
If you own a flat in a converted house, the side strip may belong to the freeholder, and your lease may control building. Our location and block plans service marks the red line, and the planning drawings in Hackney page describes a full application.
Party walls, glazing and the beam
With the extension held off the boundary as the SPD asks, the party wall picture changes. A wall built close to the line may still need a notice, and the foundations may, depending on the depth. Our party wall notices page sets out how we prepare them.
The old side wall comes out and a beam goes in. We coordinate the engineer's sizes through structural calculations, and the opening sizes on our elevations match what the engineer designs.
