Loft conversion drawings in Newham
Loft conversion drawings for a Newham house start at £695 including VAT. The council's guidance asks you to keep the street-facing roof slope, the ridge and the chimneys, so a rear dormer is the natural starting point. Your first check is whether the street falls in one of the borough's 9 conservation areas.

What Newham asks of a loft conversion
Newham's Altering and Extending your Home SPD deals with roofs in section 2. For roof alterations it asks that street-facing roof slopes, ridge lines and chimneys are kept, and that parapet walls and eaves are retained where practicable. The wording is short, but it frames how a loft is judged.
In design terms, that moves the new volume off the street. A dormer on the back slope, set below the ridge and clear of the chimney stack, fits the test. A scheme that cuts into the front slope, lifts the ridge or removes a chimney has to make its case against the council's own words, and that is a harder application to win.
Where a house has a parapet wall or a distinctive eaves detail, we record it on the survey and draw the loft so it stays. The elevations then show the planning officer exactly what is kept and what changes, which is the quickest way to answer the guidance.

Loft enlargement in section: the permitted development limits
A dormer on the rear slope, with the limits that decide whether it needs planning permission.
- A · Extra roof volume allowed
- 40 m³ (terrace house) / 50 m³ (any other house) additional roof volume
- B · Set-back from the eaves
- Original eaves maintained; enlargement set at least 0.2 m from the eaves measured up the roof slope, so far as practicable (not required for hip-to-gable or roofs joining a rear/side extension)
- C · Height limit
- No part higher than the highest part of the existing roof
Permitted development or an application in Newham
The national allowance for a loft enlargement is set by volume: 40 m³ (terrace house) / 50 m³ (any other house) additional roof volume. It also rules out the front slope, and it does not apply on conservation area land at all. In the rule's own words: Class B roof enlargements are not permitted development on article 2(3) land.
Newham publishes 9 named conservation areas, and Historic England lists 125 entries inside the borough boundary. A listed house needs its own consent for most roof changes, whatever the volume. We check the address against all of these before we draw anything.
If the house is free of those limits, a Lawful Development Certificate can confirm the permitted route in writing. If not, the loft goes through a householder application. Newham also has an Article 4 direction for houses in multiple occupation, which matters if the new bedroom is meant for a shared house rather than a family.
Houses, flats and who can use the permitted route
Only 47.1 per cent of Newham households live in a house or bungalow at the last Census. Most of the rest live in flats, and the permitted development right for a loft enlargement applies to houses, not flats. For a flat the answer is an application, and the lease may need the freeholder's consent as well.
That makes the house owner's position unusual here. A terraced or semi-detached house is the type most likely to qualify, so it is worth testing the permitted route before assuming you need to apply.
How Newham has been deciding householder applications
In its latest published year Newham decided 388 householder applications and granted 86.9 per cent of them. Of those, 97.2 per cent were decided within eight weeks or an agreed extension.
The figures cover every kind of householder project, not lofts alone, and they cannot predict any one decision. We use them to plan the programme, never as a promise about your own decision.
Measuring the roof before drawing it
Terraced roofs in one street can differ more than the fronts suggest. Rafter depth, the height of the ridge above the landing and the position of the chimney breast change how much room a rear dormer really gives. We measure the roof and the stair below it on one datum, so the design is built on the house you own and not on its neighbour.
That measured model also tells the engineer where the new floor joists and steel will bear, and it lets us show you the stair position in 3D before you commit. If the stair takes too much from the bedroom below, it is cheaper to find out on screen than on site.
What the loft drawings include and what they cost
A Newham loft set shows the existing and proposed floor plans, the new stair, a section through the roof and all four elevations, with a location plan and block plan for the application. Loft conversion drawings begin at £695 with VAT included, fixed before you commit, and the set is normally ready about a week after the survey.
A second chartered technologist checks every sheet before it goes out. If the council asks for changes, we redraw at no charge until approval. The stair is drawn against the building regulations headroom rule: Loft conversions where 2.0 m cannot be achieved: 1.9 m at the centre of the stair, 1.8 m at the side (half width).
