Garden room drawings in Tower Hamlets
A garden room in Tower Hamlets often has to fit a yard rather than a lawn, and the borough's designations decide whether permission is needed. Our garden room drawings in Tower Hamlets start at £495 including VAT, drawn by MCIAT chartered architectural technologists and checked by a second person.

How we work on garden room drawings
Nine steps from first call to approval.

Enquiry and constraints check
We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.
Measured survey
We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.
Design options
We model the house in Revit and show you options in 3D and plan, with the planning strategy and the precedents in your street.
Design frozen
You choose an option in writing. Nothing changes after this without your say.
Independent check
A second chartered technologist checks every sheet against the council's validation checklist and the policy. A senior review signs it off before anything is submitted.
Submission
We prepare the forms, certificates, fee and documents and submit through the Planning Portal.
Officer liaison
We answer the planning officer and make any amendments within five working days, at no charge until approval.
Building regulations
Technical drawings are coordinated with the structural engineer's calculations, the drainage and the planning conditions.
Approval and hand-over
Building control approval, then a next-steps pack covering the commencement notice, party wall timing and CIL.
Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

Designations that decide a Tower Hamlets garden room
Start with the map, not the design. The council publishes 59 conservation areas and 64 Article 4 directions, which is a lot of special land for one borough. Historic England adds 916 list entries inside the boundary, so some gardens belong to a listed house.
Each designation bites on outbuildings in a different way. Garden buildings within the curtilage of a listed building are not permitted development at all: Garden buildings within the curtilage of a listed building are not permitted development. In a conservation area the side-of-house rule applies: On article 2(3) land, no outbuilding between a side wall and the boundary. An Article 4 direction can remove other freedoms, so we read the wording of the direction that covers your street rather than assuming it matches the one next door.
Trees are the other early check. The council lists 72 tree preservation orders, and a protected tree at the end of a yard can fix where a building may stand, because roots and shade both matter to the officer.
Our constraints check covers all of this before we quote, so you know before you pay for design whether a lawful development certificate or a householder application is the route.

Single-storey rear extension: the permitted development limits
The house in section with a rear extension; the dashed lines mark the zone near the boundary.
- A · Depth beyond the original rear wall
- 3 m (attached) / 4 m (detached) beyond the original rear wall, single storey
- B · Maximum height
- 4 m
- C · Within the zone near the boundary
- Eaves no higher than 3 m where within 2 m of the curtilage boundary
- D · Larger extension under prior approval
- 6 m (attached) / 8 m (detached), single storey, height max 4 m; not on article 2(3) land or an SSSI
Small plots and the share of land that is garden
Gardens are scarce here. Only 7.4 per cent of the borough's land was domestic garden in the national land-use survey, and just 12 per cent of households live in a house or bungalow. Most garden rooms are therefore planned for a narrow terraced yard or a shared communal space, and the drawings are fiddly in a way that a suburban plot is not.
In a small yard the coverage cap arrives quickly. The order's wording is Buildings may not cover more than 50% of the curtilage (excluding the original house). Once a bin store, a bike shed and a patio are counted, a modest studio can use up the allowance. We measure every existing structure on the survey and total the footprint on the site plan, so the figure is checked on paper before anyone orders a kit.
Height is the second squeeze. The national rule reads Max 2.5 m if within 2 m of a boundary; otherwise 4 m dual-pitched roof or 3 m any other roof, and the eaves limit is 2.5 m. On a yard only a few metres wide almost every wall is near a boundary, so the lower height applies and the roof has to be designed around it, often as a flat or low mono-pitch section.
Planning route and how Tower Hamlets decides
When a garden room meets every limit, we advise a lawful development certificate so you hold written proof for a buyer or lender. When it does not, the route is a householder application built on our planning drawings in Tower Hamlets.
The borough decided 191 householder applications in its latest published year, granted 92.7 per cent and decided 95.8 per cent in time. Those are borough-wide figures about extensions of every kind, not a forecast for your yard, but they show that well-drawn householder schemes are routinely dealt with on schedule.
If the fee applies, the national figure is £272 for works within the boundary of an existing dwelling, paid to the council and separate from our fee.
Building Regulations for a Tower Hamlets outbuilding
Planning and Building Regulations are separate tests. One exemption applies where Detached building up to 15 m² with no sleeping accommodation is exempt. The wider one is Detached single-storey building up to 30 m², no sleeping accommodation, at least 1 m from the boundary or substantially non-combustible, is exempt.
The phrase that catches people is no sleeping accommodation. A studio with a sofa bed used for guests loses the exemption. Where it applies we add the foundation, insulation and electrical notes through our building regulations drawings service.
Planning a garden room on a narrow yard
Most Tower Hamlets yards are not rectangles of lawn. They are slim strips behind a terrace, or shared courts behind a block, and the building has to be drawn to the centimetre. We start with a measured survey that records boundary walls, drain covers, neighbouring windows and any tree canopy, because every one of them shifts where a building can go and how it can be built.
Access is the practical problem that catches owners out. A kit or a delivered pod has to come through the house, down a side passage or over a wall, and a tight route can rule out a one-piece unit or force a site-built frame. We note the delivery route on the plan and suggest a construction method to suit it, so the builder does not discover the passage is too narrow on the day.
Overlooking is the neighbour issue. A window in a garden room that faces a bedroom window across a narrow yard is the kind of detail that draws an objection, so we place glazing deliberately, often with a high-level or north-facing opening, and show the sightlines on the elevation.
There is also the question of what happens after you build. A building that is lawful today but changes use later, for example into a rented studio, needs fresh thought. Keep the room as an office, gym or hobby space and the drawings and certificate stay valid for the life of the ownership.
What we draw and what it costs
The set has a site plan, floor plan, elevations, a roof and floor section and a materials note, produced from a measured survey of the yard and modelled in 3D first so you can see the roof against the fence line. Garden room drawings start at £495, VAT included, fixed before you commit.
If the council asks for changes we redraw at no charge until approval; we never promise a decision. For a full list of what we do in the borough see architectural drawings in Tower Hamlets, or compare how garden room drawings in Barking and Dagenham differ in a lower-density borough.

Questions
Does a garden room in a Tower Hamlets conservation area need planning permission?
Often not if it sits at the rear, but a conservation area bars outbuildings between a side wall and the boundary, and an Article 4 direction may remove more. We check the direction for your street first.
Can I build a garden room in a communal garden in Tower Hamlets?
Permitted development rights belong to a house, not a flat, so a flat owner usually needs a planning application and the freeholder's consent.
How much do garden room drawings cost in Tower Hamlets?
From £495 including VAT, fixed up front. Any council fee is paid separately.
