Rear extension drawings in Newham

Rear extension drawings for a Newham home start at £695 including VAT. Newham's own guidance asks that an extension looks secondary to the original house and leaves neighbours their light and privacy, and our drawings are built to show exactly that.

What Newham asks of a rear extension

The guidance that applies is the Altering and Extending your Home SPD, which supports the Newham Local Plan 2018. Its first test is subservience: a new extension should read as a smaller addition to the original house, with clear set-backs from the existing elevations and roof pitches that match the original where that is practicable.

Its second test is the neighbours. Extensions must keep reasonable sunlight and daylight to the rooms and gardens next door, and must not harm privacy or outlook, with particular care where the extension runs along a shared boundary.

In practice that shapes the drawings. We show the set-back from the side and rear walls, the roof pitch against the original, and the neighbouring windows and garden edge on the plan, so the officer can see the guidance being applied rather than having to infer it.

    Small plots and terraces

Garden land is scarce here. Domestic gardens make up about 16.9 per cent of the borough's land in the Greater London land-use survey, a modest share. Every metre of depth therefore costs a visible share of the garden.

On a terrace the new side wall often runs the full length of a neighbour's garden. We model the shadow and the outlook from the nearest window, because daylight and outlook are what the guidance protects.

Do you need permission for a Newham rear extension?

A single-storey extension within the national limits (3 m (attached) / 4 m (detached) beyond the original rear wall, single storey) may be permitted development, provided the house has its rights. Flats and some converted houses do not, so a Lawful Development Certificate in Newham is worth having when you are in doubt.

A longer extension can use prior approval: 6 m (attached) / 8 m (detached), single storey, height max 4 m; not on article 2(3) land or an SSSI. Where the house cannot use permitted development, or the design is taller or wider than the limits, a householder application follows, drawn as in our planning drawings in Newham.

Newham also applies an Article 4 direction to small shared houses, so tell us early if the house is rented to several sharers or might be.

Conservation areas, listed houses and the Green Belt edge

Newham has 9 conservation areas and Historic England lists 125 entries in the borough. A small part of the borough, 2 per cent by area, is covered by Green Belt designation.

Where one applies, materials, roof form and the view from the street matter more, and a listed house needs its own consent. We check each constraint at the start and record the result in a short note.

    How Newham decides householder applications

In its latest published year Newham decided 388 householder applications and granted 86.9 per cent. The share decided on time, within eight weeks or an agreed extension, was 97.2 per cent.

Those figures are borough-wide and about the past, so they predict nothing for one house. Our check against the subservience and neighbour tests is where the effort goes.

    Fixed fee, checked sheets

Our rear extension drawings start at £695, VAT included, fixed before you commit. You receive existing and proposed plans, elevations and sections, plus the location and block plans. A second chartered technologist checks each sheet, and we redraw free if the council asks for changes.

Newham's own levy has two zones: £133.89/m² (Zone 1: E15 excl. LLDC area, E16, E3 part); £66.95/m² (Zone 2: E6, E7, E12, E13, IG11 part). Extensions for your own home can claim relief, but the claim must come before work starts. Our building regulations drawings in Newham cover the fabric standards that follow.

    Questions

Does Newham limit how deep a rear extension can be?

The guidance we work from is about form rather than a fixed depth. It asks that an extension is subservient to the original house, with clear set-backs, and that it keeps neighbours' sunlight, daylight, privacy and outlook. The national limit still applies for permitted development: 3 m (attached) / 4 m (detached) beyond the original rear wall, single storey.

What is the Newham guidance I should read?

The Altering and Extending your Home SPD. We summarise the parts that apply to your house in the drawing notes.

How much do rear extension drawings cost in Newham?

From £695 including VAT, fixed up front. The council's householder fee of £548 is separate.

Do I need to tell the neighbours?

The council notifies them of an application, and a party wall notice may be needed for the build: Adjacent excavation notice at least 1 month before work: within 3 m and deeper than the neighbour's foundations, or within 6 m and cutting a 45° line from their foundations.
