How we work on garden room drawings

Nine steps from first call to approval.

The same model cut through the middle: every floor, the stair, the chimney breasts, the new mansard, rear extension and basement in section
Section through the model: every floor on one datum.
    1. Enquiry and constraints check

We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.

    2. Measured survey

We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.

    3. Design options

We model the house in Revit and show you options in 3D and plan, with the planning strategy and the precedents in your street.

    4. Design frozen

You choose an option in writing. Nothing changes after this without your say.

    5. Independent check

A second chartered technologist checks every sheet against the council's validation checklist and the policy. A senior review signs it off before anything is submitted.

    6. Submission

We prepare the forms, certificates, fee and documents and submit through the Planning Portal.

    7. Officer liaison

We answer the planning officer and make any amendments within five working days, at no charge until approval.

    8. Building regulations

Technical drawings are coordinated with the structural engineer's calculations, the drainage and the planning conditions.

    9. Approval and hand-over

Building control approval, then a next-steps pack covering the commencement notice, party wall timing and CIL.

Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

Heritage first: what Greenwich adds to a garden room

Greenwich publishes no garden-building figure we can cite, so national outbuilding rules apply and the designations decide whether they still do. The borough has 23 conservation areas and 540 listed entries, of which 28 are Grade I. A World Heritage Site also intersects the boundary, and the Historic England register lists 22 entries here as at risk.

Two of those layers matter to a back garden. In a conservation area, no outbuilding may stand between a side wall and the boundary under permitted development. Within the grounds of a listed house, outbuilding rights are removed altogether. We map both against your plot, so you know the route before you pay for a design.

No Green Belt, but a different squeeze

The council's Green Belt share is 0 per cent, so the open-land argument never arises. The pressure here is space. Domestic gardens covered 23.2 per cent of the borough's land in the national land-use survey, and the terraced average of 545,565 pounds suggests how much owners value every square metre of it.

In a narrow terraced garden the useful question is how much usable lawn remains. The permitted-development cap on coverage is generous, but a patio, shed and room can add up, and a neighbour next door will notice a tall roof. Our block plan shows the full footprint count so nothing surprises you.

Drawings, 3D and the certificate route

Each set includes a block plan, floor plan, elevations and a roof and floor section, plus a location and block plan the council can accept as its site plan. We build the room in 3D visuals first, so you can judge the proportions against your fence and the house behind.

When rights are intact, the best result is a Lawful Development Certificate, which proves the building is lawful for a future buyer or lender. When they are not, the same drawings become a householder application, described on our planning drawings page.

Choosing the spot in a Greenwich garden

Behind a terrace the garden is often long and thin, which makes the choice of position almost a design in itself. A room at the far end keeps the lawn near the house and leaves the roof well clear of the neighbours' windows. A room beside the house hands you the garden's best light, but the side of the plot is where a conservation area limit applies, so it is the position we test most carefully.

Whatever you choose, we mark the distance to every boundary on the block plan and show the eaves height against the fence line. If the room might ever double as a guest bedroom, say so now: a sleeping room loses the Building Regulations exemption and needs a building regulations drawings set.

How Greenwich householder decisions have gone

The council decided 624 householder cases in the latest year and granted 77.1 per cent. It decided 94.2 per cent on time, within eight weeks or an agreed extension. Those figures cover all householder work, so treat them as background about the office and not a forecast.

Only 48.4 per cent of households live in a house here, and 41.1 per cent own their home. Many homes here are rented or are flats, so we confirm who owns the garden before anything else. For a flat with a shared garden, ownership of the land comes before any drawing, and we ask the question at the start.

Price, timing and where to start

The set starts at £495 with VAT included and the fee fixed before we begin. Any council application fee is paid separately. Tell us the address and the use of the room through the form above. For work on the house itself, see rear extension drawings in Greenwich, and for everything else we offer locally, the architectural drawings in Greenwich page.

    Questions

Does a conservation area stop a garden room in Greenwich?

It limits where one can stand. Under permitted development, no outbuilding may sit between a side wall and the boundary on conservation land, though a room at the rear is often still possible.

Does the World Heritage Site affect my garden?

Only if your property lies within it or its setting. We check your address against the designation maps before quoting.

Can I put a garden room in a Greenwich garden that a flat shares?

Outbuilding rights under permitted development apply to houses and not to flats, so a flat needs a planning application, and a shared garden needs the owner's agreement too.

What is the fee for garden room drawings in Greenwich?

It starts at £495 including VAT and is fixed up front. A council fee, if due, is extra.
