Electrical design drawings in Camden
Electrical design drawings in Camden show where every circuit, socket, light and charge point goes in a flat, maisonette or house, so an electrician quotes against a plan. Only 13.3 per cent of Camden homes are houses and 1,971 listed entries are recorded, so most jobs are conversions and refurbishments of older stock. Fixed quote after a free constraints check.

How we work on electrical design drawings
Four steps from first call to approval.

Enquiry and constraints check
We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.
Measured survey
We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.
Building regulations
Technical drawings are coordinated with the structural engineer's calculations, the drainage and the planning conditions.
Approval and hand-over
Building control approval, then a next-steps pack covering the commencement notice, party wall timing and CIL.
Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

Camden's own energy and overheating rules for this work
Camden sets out detailed building-services expectations. Its Camden Planning Guidance on energy efficiency and adaptation says that where a development is at risk of overheating, dynamic thermal modelling is needed on top of SAP, and our data records the requirement as "dynamic thermal modelling, TM49 DSY". Every new development must also show that the cooling hierarchy was followed, with active cooling only where need is demonstrated.
Camden's validation requirements ask for an Energy Statement on new-build dwellings and on schemes of larger scale, recorded as "new-build dwellings; 5+ dwellings or >500 sqm", and a Sustainability Statement at a matching threshold: "5+ dwellings or 500 sqm". Most single-flat refurbishments fall below both lines, but a conversion into several flats may cross one.
There is a draft rule as well. The emerging Camden Local Plan, still at submission stage, would ask for "110 l/p/d (draft CC9)" in residential development, against the London Plan limit already applied of "105 l/p/d (+ up to 5 l external)". Because the draft is not adopted, we draw to the current limit and note the likely change.
What this means on the drawing: a flat with no external wall cannot rely on cross-ventilation, so extract fans, MVHR and their circuits become the electrical designer's problem, not an afterthought. We lay them out with the consumer unit schedule so the modelled strategy and the wired reality match.

|---|---|---|---|
| Overheating: where a development is at risk, dynamic thermal modelling is required in addition to SAP/SBEM, using CIBSE TM49 (2014) design summer years for London; all new development must submit a statement showing the cooling hierarchy was followed; active cooling only if need is demonstrated. | dynamic thermal modelling, TM49 DSY | — | camden.gov.uk, Camden Planning Guidance: Energy efficiency and adaptation (January 2021), pp.50-51, paras 10.4-10.7 and key messages |
| Water efficiency: emerging Camden Local Plan policy CC9 would require residential development to meet the Part G optional 110 litres per person per day (including 5 litres external) and rainwater harvesting in all new buildings. Submission draft, not adopted; London Plan SI 5 (105 l/p/d) is the adopted London-wide figure. | 110 l/p/d (draft CC9) | — | camden.gov.uk, Camden Local Plan 2026-2041 Chapter 8 (submission draft), p.332 (printed), Policy CC9 |
| London Plan Policy SI 5C(1): development proposals should, through planning conditions, limit mains water use to the Building Regulations optional requirement, 105 litres or less per head per day for residential development, excluding an allowance of up to 5 litres for external use. Electrical design drawings in Camden: flats, conversions and houses
Camden has 92,759 households, and only 29.7 per cent are owner-occupied, so many drawings are commissioned by leaseholders and landlords working within a building they do not control. That adds a layer: the supply to a flat is fed from a riser, the meter position is fixed, and the freeholder often wants to see the plan before approving.
We show the existing board, the new circuits and a schedule of fittings, with notes on any item that touches common parts. Where the work forms part of a wider set, the building regulations drawings in Camden carry the same sheets to building control.
Listed buildings, conservation areas and Article 4
Camden holds 1,971 listed entries, made up of 57 Grade I, 153 Grade II* and 1,746 Grade II, and the borough has 40 conservation areas and 21 Article 4 directions. A flat in a listed terrace can need listed building consent for work that looks internal, such as chasing cable into plaster of historic interest.
We therefore draw cable routes with the fabric in mind: surface trunking where chasing would harm, floor voids where they exist, and a clear note on any hole through a historic partition. Consent is for you and the council; we prepare the information so the case is clear.
How Camden decides household applications
Camden decided 394 householder applications in the latest figures and granted 89.1 per cent, but only 77.7 per cent were decided within the target time, so a fair share ran past it. Build the delay into your programme if the electrics rely on a consent.
The design guidance behind decisions includes the "Home Improvements CPG (Camden Planning Guidance)" and the "Design CPG (Camden Planning Guidance)". Our extension drawings follow them, and we place circuits to suit.
Safety rules and charge points
Part P applies to notifiable work and the certificate is due within 30 days of completion. A charge point on a new dwelling carries a nominal output of at least 7 kW. A flat without a private bay cannot use one, so we draw the position where a bay exists and say plainly where shared parking blocks it.
The electrical design drawings hub sets out the national rules, and M&E drawings cover ventilation and plumbing on the same sheets.
Pricing and next steps
Send us a floor plan and tell us whether the building is listed or leasehold. We check Camden's requirements and quote a fixed price. For comparison, electrical design drawings in Westminster face a similar heritage load.

Questions
Does Camden require overheating modelling for a flat refurbishment?
Where the development is at risk of overheating, the planning guidance asks for dynamic thermal modelling in addition to the standard calculation. A modest refurbishment may be below that line; the case officer decides.
Is Camden's draft water rule in force?
No. It is a draft policy in the submission local plan and is not adopted. The London Plan limit applies now.
Can I run new cable in a listed flat?
Often, but chasing into historic plaster may need listed building consent. We draw routes that avoid it where possible.
Who certifies the electrical work?
The registered installer or building control body, within 30 days of completion.
