Electrical design drawings in Waltham Forest
Waltham Forest has a long run of Victorian and Edwardian terraces, many extended into the loft or the side return, and a council that asks for an Energy Statement even on small new housing schemes. Our electrical design drawings in Waltham Forest show every circuit and fitting and leave the carbon and overheating evidence with clear electrical facts. Fixed quote after a free constraints check.

How we work on electrical design drawings
Four steps from first call to approval.

Enquiry and constraints check
We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.
Measured survey
We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.
Building regulations
Technical drawings are coordinated with the structural engineer's calculations, the drainage and the planning conditions.
Approval and hand-over
Building control approval, then a next-steps pack covering the commencement notice, party wall timing and CIL.
Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

The council checklist and electrical design drawings in Waltham Forest
The council's current Local Validation Checklist reaches down to small schemes. The checklist asks for an Energy Statement from any new minor residential development of one or more units, following the GLA guidance and the four-stage energy hierarchy, with a target of 35% on-site reduction below Part L (residential target 50%), and showing how overheating is mitigated through the cooling hierarchy.
That means even a single new house needs real energy evidence. The electrical drawing contributes the lighting schedule, the heating circuit type, any heat pump supply, the solar provision and the charger. Without it, the statement is a list of promises. With it, each promise points at a circuit.
Larger schemes meet a further item, which requires a dynamic overheating assessment, described as CIBSE TM59 dynamic assessment; Major. Another item adds a Sustainability Statement for new minor housing, with a water target of 105 l/p/d plus 5 l external, and covering flood risk, overheating and water scarcity. All three lean on the same electrical facts.

|---|---|---|---|
| Energy Statement (minor): required for new minor residential development of 1 or more units, or new minor non-residential over 100 sq m. It must follow GLA Energy Assessment Guidance and the 4-stage energy hierarchy, achieve a minimum 35% carbon reduction below Part L on site (residential able to target 50%), and show how overheating is mitigated by following the cooling hierarchy. | 35% on-site reduction below Part L (residential target 50%) | — | walthamforest.gov.uk, Waltham Forest Local Validation Checklist 2025 (national and local, key changes highlighted), p.23, item 27(b) |

Terraces, lofts and the load a modern home asks for
55.1 per cent of households live in a house and 48.9 per cent own their home, so much of the borough's work is domestic extension. The usual jobs are a loft conversion with a bathroom, a side-return kitchen and a garden studio, and each adds circuits to a house whose consumer unit was sized for a few lamps and a cooker.
Domestic gardens take up 24.4 per cent of the land, and the Green Belt covers 22 per cent of the borough. In both, outbuilding services need a route, a protective device and an isolator, and we draw them dimensioned from the house.
Lawful development certificates are a regular route here, with 593 applications in the latest year. A drawing that shows what exists, with dates, is useful supporting evidence when a certificate needs it.
Planning record and heritage
The council decided 771 householder applications in the latest year and granted 81.5 per cent, with 90.7 per cent decided in time. Householder guidance leans on the Residential Alterations and Retrofit SPD, which is where retrofit measures such as heat pumps and solar arrays are discussed.
Heritage is lighter than in inner London: 15 conservation areas and 118 listed building entries. Where a house is listed or in a conservation area, we draw external items on the elevation, as our architectural drawings in Waltham Forest page explains.
Loft conversions: the wiring that goes with them
A loft conversion in a terraced house draws on the circuit capacity of the whole house. A bathroom with underfloor heating, a bedroom, a landing and an extractor fan all need new ways at the board, and fire detection has to be interlinked from the new floor to the hall.
We draw the smoke and heat alarms as part of the electrical set, with the mains-wired links shown, so the loft's escape route is protected from the first day. Cable routes through the existing ceilings are marked, and any junction needing access is shown on the plan where it can be reached.
Side-return and rear extensions add a different load pattern: the kitchen. An induction hob, a double oven, a dishwasher, a washing machine and a fridge freezer all want protected circuits of their own, and a consumer unit with sixteen ways can fill quickly. We tally the kitchen first, then the rest of the project, and size the unit once instead of upgrading it twice.
National rules and what we issue
Part P work is certified within 30 days, lighting must meet 75 lumens per circuit watt now and 105 later, and a charge point must offer at least 7 kW in a new dwelling.
Each issue has a plan per floor, a schematic and a schedule, checked by a second technologist. Read it with your building regulations drawings in Waltham Forest and SAP calculations. The electrical design drawings hub lists the full service.

Questions
Does a small new home in Waltham Forest need an Energy Statement?
Yes. The checklist asks for one from any new minor residential development of one or more units, with a target of 35% on-site reduction below Part L (residential target 50%).
What water target must a new Waltham Forest home show?
The Sustainability Statement must target 105 l/p/d plus 5 l external.
Do I need a dynamic overheating assessment for an extension?
That requirement applies to Major developments. A householder extension is not Major, but we check your scheme.
