Construction drawings in Hounslow
Construction drawings in Hounslow are the build-ready set for homes in a borough whose council reads householder schemes closely, so the technical set has to match the scheme it approved. We draw as chartered architectural technologists. Fixed quote after a free constraints check.

How we work on construction drawings
Five steps from first call to approval.

Enquiry and constraints check
We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.
Measured survey
We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.
Independent check
A second chartered technologist checks every sheet against the council's validation checklist and the policy. A senior review signs it off before anything is submitted.
Building regulations
Technical drawings are coordinated with the structural engineer's calculations, the drainage and the planning conditions.
Approval and hand-over
Building control approval, then a next-steps pack covering the commencement notice, party wall timing and CIL.
Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

Design Codes and the Hounslow approach to detail
Hounslow works under the Hounslow Local Plan 2015-2030 (Volumes 1 and 2), adopted in 2,015, and for house extensions its working document is the Character, Sustainability and Design Codes SPD. A document framed as design codes tends to be specific about window proportions, roof pitch, materials and the relationship between a new part and an old one.
A specific document gives technical drawings a specific job. If the code asks for matching brick and a certain parapet height, the set must show it in section, with the course heights, the coping detail and the cavity closer, as the builder cannot tell from a planning elevation how a wall is finished. We draw each junction the code touches, so the building is built as the council read it.
We also label every dimension that the code controls, such as depth beyond the neighbour's rear wall, height at the boundary and setback from the flank. A site manager who sees those figures marked will not move them for convenience.
In a borough with strict reading of design detail, the elevation notes carry more weight than usual. We cross-reference every material on the construction elevation to the specification, and give the manufacturer and reference for brick, render, roof tile and window, so that a builder substituting a similar product has to ask first.

Refusals, appeals and what they teach a technical set
In its latest twelve months Hounslow decided 689 householder applications and granted 78.5 per cent, though 97.8 per cent were decided on time or within an agreed extension. Decisions are quick, but they are not always favourable.
The larger-extension prior approval record is sharper still: 20 granted and 59 refused in the data period. A scheme that relies on that route is more likely to be refused than approved.
The practical advice is not to order steel on the strength of an application that has not been decided. Construction drawings can proceed on the elements that do not depend on the outcome, and we hold the layout-dependent sheets until the council has spoken. That discipline is cheaper than redrawing a full set.
Appeals do overturn refusals, but they take months. For most home projects the stronger plan is a careful first submission, informed by the council's own code, and a technical set that is ready to issue the moment the decision arrives. We would rather spend a day on design than a season on an appeal.
Conservation, listed buildings and a World Heritage Site
Hounslow publishes 33 conservation areas, 3 Article 4 directions and 1 World Heritage Site, and Historic England lists 519 entries in the borough, with 27 on the Heritage at Risk register. Few Article 4 directions are in force, so permitted development is more widely available than in some neighbouring boroughs, subject to the conservation areas.
That makes the permitted route a real option, and the technical set for a permitted scheme has no planning conditions to follow. It must still comply in full with the Building Regulations, so the stair, escape window, insulation and ventilation limits in the table apply in exactly the same way.
For buildings near the heritage site, or inside a conservation area, the materials in the construction specification follow the approval.
The World Heritage Site that reaches the borough and its riverside conservation areas have particular sensitivities to height and massing, so rooflights and dormers are positioned with care. Where the planning approval fixes those positions, the structural openings and flues on our sheets follow them exactly.
Green belt, ownership and the cost of building
Green belt polygons cover 22 per cent of the borough, so a share of homes face tighter limits on extensions. 54 per cent of households live in a house or bungalow and 45.7 per cent are owner-occupied, with an average price of £525,435.
The borough levy is the London Borough of Hounslow CIL Charging Schedule, and Mayoral CIL adds £60 per square metre. Both are charged on new floor area above the exemption threshold, and our sheets state floor areas in the form the levy uses.
Where an extension adds living space, our SAP calculations service can model its energy performance from the same drawings.
On a tight programme, two ownership types matter. A freeholder planning a loft above a flat needs the leaseholder's consent, and a leaseholder needs the freeholder's. We note any consent we have been told is outstanding on the cover sheet, so the work is not issued for construction until it is in hand.
What the set includes and where to read more
Each set has structural plans, junction sections, schedules for windows and doors, drainage, ventilation and a thermal specification, checked by a second technologist. Our structural calculations feed the beam sheets. Revisions after council or building control comments are free.
The borough overview is at architectural drawings in Hounslow, with the approval stage at building regulations drawings in Hounslow. Neighbouring councils include Richmond upon Thames, Ealing and Spelthorne, and the service is explained at construction drawings in London.

Questions
What share of Hounslow householder applications is granted?
The council granted 78.5 per cent in the data period. We cannot predict your outcome, but a design that follows the Character, Sustainability and Design Codes SPD closely is the best preparation.
Can I use permitted development in Hounslow?
Often, yes. The borough has only 3 Article 4 directions, though conservation areas still restrict some rights. We check your address first.
Do I need construction drawings if my project is permitted development?
Yes. Permitted development removes the planning application, but not the Building Regulations. Building control still needs the technical set.
What do Hounslow construction drawings cost?
Fixed quote after a free constraints check, according to the size and complexity of the project.
