M&E drawings in Hounslow
M&E drawings in Hounslow are the sheets that place every extract fan, socket, alarm and cable route in a home before the trades start. Hounslow is a borough of terraces and semis, with 54 per cent of households in a house and the rest in flats, so our sets range from a rear extension to a converted floor. How we work on m&e drawings
Four steps from first call to approval.

Enquiry and constraints check
We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.
Measured survey
We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.
Building regulations
Technical drawings are coordinated with the structural engineer's calculations, the drainage and the planning conditions.
Approval and hand-over
Building control approval, then a next-steps pack covering the commencement notice, party wall timing and CIL.
Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

How Hounslow's checklist shapes M&E drawings in Hounslow
Hounslow's full planning validation checklist, which refers back to an earlier November edition, has an energy statement row that reaches services design twice. The first entry sets the scope as New builds and majors, with a BREEAM pre-assessment where the council asks for Excellent. A one-off house extension sits outside it, but a conversion of a house into several flats may not.
The second entry is about summer heat. The council records the requirement as DTM where overheating risk, and it gives single-aspect homes facing south or west as its example. That description fits many top-floor flats and loft rooms in the borough. The M&E set records where a fan, a trickle vent or a cross-flow path is meant to relieve a hot room, so the modeller and the installer work from one drawing.
Drainage is the third piece. The same checklist lists 1 ha in FZ1; all FZ2/FZ3 for the flood and drainage rows, and it names layouts, infiltration feasibility, run-off calculations and a maintenance plan among the documents. We draw foul and surface water on the services set so that whoever prepares the assessment starts from the same layout.

Terraces, semis and the price of getting services wrong
A terraced house in Hounslow sold for an average of £611,320, a semi for £716,213 and a flat for £352,823. At those values a rework after plastering is expensive, and owners ask for services to be settled on paper. Owner-occupiers hold 45.7 per cent of households, so many drawings are for landlords and tenants as well as for families.
Terraces bring their own detail. A kitchen extension at the back of a terrace has a party wall on one or both sides, a short run to the boundary for an extract duct and a neighbour who can hear a noisy fan. We choose a duct route and a fan duty that clear Approved Document F without sending air or noise towards the next garden.
Flats matter here as much as houses, because nearly half of households do not live in a house. A converted flat has a shared riser, a consumer unit that may sit in a communal cupboard and a ceiling void shared with the home below. We survey those constraints first and draw only routes that the building can accept, then flag anything that needs the freeholder or the neighbour below to agree.
Prior approval is the borough's harder route
Hounslow granted 20 larger home extension prior approvals and refused 59 in the latest national returns. Refusal is the usual outcome of that route here, which pushes some owners to full householder applications, where the council granted 78.5 per cent of 689 decisions. We read these figures as context only. They say nothing about a particular design.
Whichever route the planning takes, building control looks at services afterwards. The ventilation layout, the alarm layout and the circuit schedule are ready by the time the construction package is finalised, so the building notice or full plans application goes in complete.
Timing is the other reason to draw early. An electrician quoting from a sketch allows for the unknown, and the unknown costs money. A set that shows every circuit, every fan and every alarm lets two or three installers quote the same scope, which makes the comparison honest.
Conservation areas, listed homes and outside plant
The borough carries 33 conservation areas and 519 listed building entries, 32 of them at Grade I. It also has 6 registered parks and gardens, and about 22 per cent of its area is Green Belt. Flues, vents and heat pump units are the items most likely to draw comment in those places, so the drawing puts each terminal on the rear or on a roof plane that does not face the road.
There are 3 Article 4 directions published by the council, which can remove permitted development for particular works in a defined area. We check the address against them at the free constraints stage, before any fee is agreed.
Trees add one more check. A cable or a drain trench that runs close to a mature street tree can break roots and trigger a conversation with the council, so the layout keeps clear of root zones that the planning drawings or the survey show.
Figures on the sheet
Approved Document F sets a utility room at 30 l/s and a kitchen without a hood, or with a recirculating one, at 60 l/s. A two-bedroom home needs 25 l/s for the whole dwelling. Carbon monoxide alarms follow BS EN 50291-1:2018, and we mark one in each room with a new or replaced fixed appliance.
New dwellings with parking need a charge point of at least 7 kW, and the drawing shows its position, cable route and spare way.
Scope, fee and where to read on
A Hounslow set holds floor-by-floor power and lighting, a ventilation plan, alarm positions, a consumer unit schematic and a schedule. There is no published starting price, so we run a free constraints check and give a fixed quote afterwards.
The borough summary is at architectural drawings in Hounslow, and the national guide is at M&E drawings. For the heating and water side, see building services design. A neighbouring borough is covered by M&E drawings in Hillingdon.

Questions
Does Hounslow require overheating modelling for a flat conversion?
The checklist says DTM where overheating risk. Where a converted home faces south or west on one side only, we draw ventilation that helps the modeller.
What does Hounslow ask for on drainage?
The validation rows record 1 ha in FZ1; all FZ2/FZ3. A drainage layout on our M&E set feeds that assessment.
Do I need a fan in a utility room?
Approved Document F sets the intermittent rate at 30 l/s for a utility room. We state it beside the fan.
