Structural calculations for building notice or full plans in Hounslow
Hounslow's building control team says its building notice charge covers inspection of the work and checking of details/calculations. Full plans is mandatory near public sewers or where the Fire Safety Order applies, so for some addresses the route is chosen for you before the design starts.
The council's fee table for alterations, fit-outs and installations is banded by the estimated cost of the work, and the same figures apply to full plans and building notice. The first band reads GBP 550.00 (up to GBP 5,000) inc VAT. The table also names a few jobs separately, among them chimney breast removal and a loft up to a set floor area, so a beam is rarely a surprise on the council's side.
Choosing building notice does not remove the need for figures. The surveyor on site will ask for the beam size and the bearing, and a builder with nothing to show can be asked to pause. We prepare the calculation before the work starts so that the answer is already on the sheet.

Flats, houses and the walls inside them
Hounslow splits close to evenly between homes of different kinds: 54 per cent of households live in a house, and 45.7 per cent own their home. A house and a flat above a shop ask very different questions of a beam.
In a house the usual job is a rear opening or a chimney breast removed, with the load going down into walls we can survey. In a converted building the wall you want to open may carry a floor above that belongs to someone else, which brings the Party Wall etc. Act into the conversation and makes the engineer's assumptions about what sits overhead matter more.
We record wall thickness, construction and anything stacked above each opening on the survey, so the engineer starts from observed loads.
Heritage, the World Heritage Site and structural work
The borough has 33 conservation areas, 1 World Heritage Site and 27 entries on the Heritage at Risk Register. Historic England lists 519 entries inside the boundary.
On older buildings the calculation has a second task: showing how much original fabric is touched. A listed house needs its own consent for structural alterations, and the calculation is the document that tells the conservation officer what the work really involves. We keep our planning drawings in Hounslow and the structure on one consistent survey so the two sets never disagree.
How Hounslow has been deciding householder cases
Hounslow decided 689 householder applications in its latest published year. It granted 78.5 per cent and decided 97.8 per cent within eight weeks or an agreed extension.
Those figures cover every project type and say nothing about one house, so treat them as background for your timetable, not a forecast.
Where Hounslow jobs usually come from
The structure varies with the age of the house. An interwar semi usually has a cavity wall and a timber floor; an older terrace may have solid brick and deeper joists at a different spacing.
That difference changes the calculation. Solid walls are heavier, so a beam end bears more load onto its padstone, while a cavity wall needs the inner leaf checked for the point load. We record which we have found, and the engineer designs to it.
Larger home extension prior approvals show how many owners here build out at the back. The council recorded 20 grants in its latest return, and an extension of that kind usually opens the old back wall wide, so the beam is the first thing building control asks about.
What we charge and what arrives
A Hounslow calculation set costs £295 with VAT included, quoted once we have checked your address and described the work. The package holds the calculations, a schedule of beams, lintels and padstones, and a layout that shows each one in place.
Another technologist checks the set against the drawings before you see it. Revisions after a building control comment are ours to make without charge, and the figures flow into the building regulations drawings in Hounslow.
