How we work on construction drawings
Five steps from first call to approval.

Enquiry and constraints check
We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.
Measured survey
We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.
Independent check
A second chartered technologist checks every sheet against the council's validation checklist and the policy. A senior review signs it off before anything is submitted.
Building regulations
Technical drawings are coordinated with the structural engineer's calculations, the drainage and the planning conditions.
Approval and hand-over
Building control approval, then a next-steps pack covering the commencement notice, party wall timing and CIL.
Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

Conservation areas and listed buildings in Hammersmith and Fulham
The borough publishes 47 conservation areas, and Historic England lists 268 entries within its boundary. Another 15 entries sit on the Heritage at Risk register.
For a Hammersmith or Fulham terrace, that density has a practical effect on technical drawings. Rear additions are visible from neighbouring gardens, rooflines are read as a group, and the council expects materials to match the surrounding fabric. The construction set therefore names the brick, the mortar, the roof covering and the window profile, not a generic equivalent.
Where the approved scheme includes a condition on materials, we produce a one-page schedule that can go straight to the planning officer. It saves a round of correspondence, and it keeps the site team honest about what was approved.
A final point on listed buildings. For a listed house the construction set is drawn more conservatively still: every cut into historic fabric is shown, every new opening is justified against the approved plan, and lime-based materials are specified where the original was lime. Listed building consent is a separate application that we flag when the constraints check finds it.

A council that grants nearly everything, slowly
Householder statistics here look unusual. The council decided 506 householder applications in its latest year and granted 97.8 per cent, yet only 79.8 per cent were decided within eight weeks or an agreed extension. Approval is rarely the problem. Waiting is.
That timing gap changes how we sequence the work. While the application is with the council, we can finish structural coordination, drainage routes and the thermal specification, so that the construction drawings are ready the week consent arrives. A builder can then sign a contract and order steel while others are still starting their detail design.
A later start also has a cost, because contractors reprice. A fixed, complete set helps you hold the quote you were given.
We use the waiting period for the things that need a second look. Structural openings are checked against the existing walls on site, drain connections are confirmed against the public sewer position, and the ventilation layout is tested for noise to bedrooms. By the time consent arrives, the technical set has been through a full internal check.
Small plots, tall houses
Domestic gardens account for 17.1 per cent of the borough's land, and 24.6 per cent of households live in a house or bungalow. Houses of that kind are often narrow and tall, with a modest rear garden.
Narrow tall houses make stairs the hard part of a loft conversion. A new flight must meet Approved Document K for rise, going and pitch, with clear headroom above it, and the landing has to fit within the existing stair footprint. We draw the stair in plan and section against the roof before the layout is agreed, using the limits in the table.
A loft above a three-storey house also raises the fire question. The escape route runs down the existing stair, so we show protected doors, smoke detection and an escape window to the sizes in Approved Document B.
Basements and lower-ground floors are common in the area's older terraces, and where the project touches one the set shows the damp-proofing strategy and the level of the drain, because water ingress is the usual problem. The heavy end of that work, including full basement excavation, is not what a standard construction set covers and we say so at the quote stage.
Levy, lawful development and the paperwork around the build
Hammersmith and Fulham sits in the first Mayoral CIL band, charged at £80 per square metre before indexation. Extensions above the exemption threshold attract the charge, so our floor-area figures are stated on the drawings to the convention the levy uses.
Not every project needs planning. The council issued 94 lawful development certificates in the data period, which tells you that owners here use the permitted route when they can. Where that applies, construction drawings take over directly from the certificate drawings, and the Building Regulations still apply.
The materials and workmanship standard, and the transfer of domestic client duties to your contractor, are summarised in the handover notes we issue with every set.
The bathroom and kitchen extract rates in the table are worth a mention, because tight plots often push wet rooms to the middle of the plan. A room with no external wall needs a ducted fan to a stated rate, and the duct run, the grille and the discharge point are drawn so that the builder does not discover the route is blocked by a new beam.
What the set includes and where to read more
Expect structural plans, junction sections, window and door schedules, drainage routes, extract ventilation capacities and a specification against Approved Document L. Our structural calculations feed the beam sheets, and a second technologist checks every page.

Questions
Can I start construction drawings before Hammersmith and Fulham decides my application?
Yes. Only 79.8 per cent of householder decisions are made within eight weeks or an agreed extension, so preparing the technical set in parallel saves time.
Do conservation areas change the construction drawings?
They change the specification. With 47 conservation areas, materials and window details usually follow the planning approval exactly.
Are construction drawings needed for a loft conversion here?
Yes. Stairs, escape windows, insulation and structure all need technical drawings for building control, whatever planning route you used.
How much do construction drawings cost in Hammersmith and Fulham?
Fixed quote after a free constraints check, based on the size and complexity of the work.
