Construction drawings in Ealing
Ealing's extension rules sit in a short supplementary document and a core strategy adopted in 2,012, so the detail that matters is usually in your own planning decision. We draw the construction set that carries it out. Fixed quote after a free constraints check.

How we work on construction drawings
Five steps from first call to approval.

Enquiry and constraints check
We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.
Measured survey
We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.
Independent check
A second chartered technologist checks every sheet against the council's validation checklist and the policy. A senior review signs it off before anything is submitted.
Building regulations
Technical drawings are coordinated with the structural engineer's calculations, the drainage and the planning conditions.
Approval and hand-over
Building control approval, then a next-steps pack covering the commencement notice, party wall timing and CIL.
Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

Construction drawings in Ealing and the extensions guide
Ealing's guide for householders is SPD 4 - Residential extensions. It hangs from Ealing Local Plan: Development (or Core) Strategy DPD (2012), with Development Sites DPD and Development Management DPD (December 2013). That core strategy dates from 2,012, so newer decisions may cite more recent national policy alongside it. No Ealing rule governs construction drawings themselves.
In practice the planning officer's report is the working document, and it is surprising how often an owner has never read it. It tells us which parts of the guide were applied, what the council considered acceptable, and which conditions follow. We pick out every measurement and every material and write it into our drawings and specification.
If you do not yet have permission, start with planning drawings in Ealing or check whether permitted development is enough through a lawful development certificate in Ealing.

Why prior approval is so common here
Larger home extensions are often routed through prior approval, and Ealing's figures show why that route is fraught: 18 granted and 70 refused in the latest published year. The council also dealt with 754 lawful development certificate applications.
The lesson for a construction set is timing. If your design rests on prior approval, the drawings should not be finalised until the council has decided, because a neighbour objection can force a redesign. We hold the detailed drawings back until that point, and draft the specification in the meantime.
Heritage and levy in Ealing
The borough has 31 conservation areas and 309 list entries, with 18 heritage assets at risk and 6 scheduled monuments. Green Belt covers 6 per cent of the area. About 50.3 per cent of households live in a house, and 46.2 per cent are owner-occupied.
Ealing's levy has two zones: £300/m² (Central Ealing); £150/m² (Rest of LPA). Mayoral CIL (MCIL2) £60/m² indexed additionally. If your address is in the central zone, the charge is higher, so check before you design the extension's size. The levy is calculated on gross new floor area, which is why we state areas on the plans from the measured survey and not as rounded estimates. A loft or a rear room that looks small can still cross the threshold at which the charge applies, and a mistake in the area becomes a mistake in the bill.
Checks inspectors make on a loft or extension
Our Ealing sets show each of these. Stairs: Private stair: rise 150-220 mm, going 220-300 mm, max pitch 42°, 2R+G 550-700 mm. Headroom: 2.0 m clear headroom over stairs. Escape windows: Escape window: unobstructed openable area at least 0.33 m², at least 450 mm high and 450 mm wide, bottom of opening no more than 1100 mm above floor.
Alarms: All dwellings: fire detection and alarm system minimum Grade D2 Category LD3 (BS 5839-6), mains-operated smoke alarms to BS EN 14604. The drawings mark each alarm and the interlink, so the electrician follows a plan.
Neighbours, prior approval and the construction set
Plans change shape on the way through any consultation. The prior approval route puts the neighbour at the centre of the process, because adjoining owners are consulted and their objections can decide the outcome. A construction set drawn too early can become wasted work if an objection forces the extension to shrink.
Our practice is to draft the specification while the council decides, and to hold the dimensioned drawings until the outcome is known. That costs a few days at the start of the build programme and avoids redrawing every junction.
If the prior approval is refused, the next step is a householder planning application, which the planning drawings in Ealing cover. We reuse the survey, so the cost of the change of route stays small.
Householder figures, fees and nearby places
In its latest published year the council decided 946 householder applications, granted 87.2 per cent and decided 95.3 per cent in time.
The fee is fixed after our free check. For the submission see building regulations drawings in Ealing; for beams, structural calculations in Ealing; for the borough overview, architectural drawings in Ealing. We also cover Brent next door.

Questions
Which Ealing document governs my extension?
The council's supplementary document on residential extensions, read with the local plan. Your decision notice may add conditions on top.
Is Ealing's local plan out of date?
The core strategy dates from 2,012, though the council has added documents since. We cite whichever the officer relied on in your decision.
Why is prior approval refused so often in Ealing?
We cannot give the reasons from the figures alone. The latest Ealing count is 70 refusals against 18 grants, so we plan for a possible redesign.
