Hounslow's design codes and how our drawings follow them
The council's main guidance for householder schemes is the Character, Sustainability and Design Codes SPD. As the name suggests, it works through design codes on character and sustainability, and we draw each sheet so an officer can check the scheme against them.
The codes sit below the Hounslow Local Plan 2015-2030 (Volumes 1 and 2), adopted in 2,015. A design that follows the codes is easier for an officer to read as an ordinary scheme.
We therefore begin with the codes and the house, not with a sketch of what you would like. Where your wishes and the codes pull apart, we show the choice and the likely consequence of each on a single option sheet before the design is fixed.

World Heritage and listed buildings in Hounslow
Hounslow includes 1 World Heritage Site and 6 scheduled monuments, and Historic England lists 519 entries in the borough: 32 at Grade I, 28 at Grade II* and 452 at Grade II.
A house within the setting of a listed building or a World Heritage Site is judged partly on what the new work does to the view of that asset. We include the relationship in our drawings and note it in the design summary, so the officer sees that it was considered.
With that many entries, we check every address, not just the obvious ones.
Historic England also records 27 entries on the Heritage at Risk Register within the borough. If your house or its neighbour is one of them, we say so at the quote stage, because the council will expect the drawings to address its condition.
Conservation areas, Article 4 and green belt
There are 33 conservation areas, and the council has 3 Article 4 directions. Each one can matter greatly to the owner it covers. Green belt covers 22 per cent of the borough.
We check your address against all three layers on the first call. If none applies, a Lawful Development Certificate in Hounslow may confirm your project without an application. If one does, the written result tells you what changes.
A conservation area boundary is not a wall: a house just outside one can still affect its setting, and the council may ask how the proposal looks from inside. We include a short view study where it helps.
How Hounslow decides householder cases
Hounslow decided 689 householder applications in its latest twelve months, granted 78.5 per cent and decided 97.8 per cent within eight weeks or an agreed extension.
The council is quick, and the grant rate leaves room for refusals, so the first submission deserves care. These figures describe the past and are not a forecast for your application.
Common grounds for refusing a householder scheme include bulk against the neighbours, harm to the character of the street and loss of daylight to a nearby window. We test all three at the design stage, so the first submission has already answered the likely objections.
A case officer may not visit, so the drawings have to carry the whole argument. Photographs of the neighbours' rear elevations, annotated levels and a clear street view do much of that work.
Costs, checks and appeal support
Our fee starts at £745 including VAT and is agreed before you commit. The council's own fee for a householder application is £548. A second MCIAT chartered technologist checks each sheet, and we redraw at no charge until approval if the council asks for changes.
If a decision goes against you, our planning appeals in Hounslow service reviews the reasons with you. When the design is approved, building regulations drawings in Hounslow cover construction.
Our programme is simple: a free address check, a fixed quote, a measured survey, options in three-dimensional views and plan, and a written choice from you. A second technologist then checks the set, and we submit it through the Planning Portal for you.
