SAP calculations in Hounslow
A SAP calculation in Hounslow is the energy assessment building control may ask for when a house is extended or a new home is built. We coordinate it with an assessor and fit it to your drawings, for a fixed quote after a free constraints check. In a borough where 54 per cent of households live in a house, most jobs are extensions, and many of those can skip the calculation.

How we work on sap calculations
Five steps from first call to approval.

Enquiry and constraints check
We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.
Measured survey
We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.
Independent check
A second chartered technologist checks every sheet against the council's validation checklist and the policy. A senior review signs it off before anything is submitted.
Building regulations
Technical drawings are coordinated with the structural engineer's calculations, the drainage and the planning conditions.
Approval and hand-over
Building control approval, then a next-steps pack covering the commencement notice, party wall timing and CIL.
Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

Hounslow's design guidance and where energy fits in
Hounslow's householder and new-home design advice sits in the Character, Sustainability and Design Codes SPD, read with the Hounslow Local Plan 2015-2030 (Volumes 1 and 2), adopted in 2,015. That is a planning document. It tests how a building looks and sits on its plot. It does not ask for a SAP calculation, and a planning approval does not settle your energy compliance.
Energy performance is a Building Regulations matter under Approved Document L, and that is where a SAP calculation belongs. The two tracks run side by side, so we check the planning route and the energy route together, before the plans are fixed. A change made at planning stage, such as a bigger glazed gable, can quietly tip the energy sums.
The council publishes no borough-specific rule for energy calculations that we can quote, so we do not invent one. We read the local plan for each scheme and design to the national limits below.

When a Hounslow extension needs a SAP calculation
Most semi-detached and terraced houses here are extended on the elemental route, where each new element meets a limit. For new elements in existing homes the document sets: New elements in existing dwellings, limiting U-values W/(m²·K): roof 0.15, wall 0.18, floor 0.18, windows 1.4 (or WER Band B), doors 1.4.
Glazing is the usual trap. The guidance on openings says: Windows, roof windows, rooflights and doors in an extension should not exceed 25% of the extension floor area plus the area of openings removed or covered. A kitchen extension with bifold doors across the whole back wall can break that limit, and then the choice is to shrink the glass or to prove the design by calculation instead.
The alternative routes are set out as: Alternative routes: area-weighted U-value (para 10.9) or a SAP calculation against a notional extension (para 10.10). A SAP calculation is the more flexible of the two. It lets a generous glazed rear wall pass if the roof, floor and walls make up the difference.
What a Hounslow house costs to extend, and why it matters
The average Hounslow home sold for £525,435 in the latest Land Registry figures. A semi-detached house averaged £716,213 and a terraced house £611,320. With values like these, owners often extend rather than move, and a calculation that lets a wider glazed wall pass can be the most economical part of a good design.
Owner-occupiers are 45.7 per cent of households here, out of 102,961 in the Census. That is a large group of people deciding for themselves how much glass and insulation to pay for. We show the trade-off in numbers before you commit.
Larger extensions and prior approval in Hounslow
Hounslow's planning statistics show how often bigger single-storey extensions go through the prior approval route. Across the latest year the council granted 20 and refused 59 larger home extension prior approvals. A refusal is not a final answer, but it tells us to draw carefully and to settle the energy design at the same time.
For a rear extension that stays within permitted limits, our Lawful Development Certificate in Hounslow confirms the planning position. The energy evidence for building control then follows from the same drawings.
New homes in Hounslow and the changing energy rules
A new dwelling is different from an extension, because the calculation is part of the standard submission. For the method, the guidance says: For new dwellings AD L 2026 names two methods: the Home Energy Model (HEM) and SAP; validity dates are in the Notice of Approval.
The timing matters if your project is still at design stage. The change-over dates are: AD L 2026 takes effect 24 Mar 2027 (24 Sep 2027 for higher-risk building work). Where plans are deposited early enough, the earlier standard carries on. The transitional note reads: AD L/F 2021 continue where plans/notices are deposited before 24 Mar 2027 and work starts before 24 Mar 2028. We confirm which side of that line your scheme falls on before we price it.
Finished homes also need an energy performance certificate: An energy performance certificate is required on construction of a new dwelling. Our new build drawings in Hounslow carry the coordinated set.
How we coordinate energy information with your plans
We draw the plans, then pass the dimensions, construction build-ups and window schedule to an assessor, who runs the calculation. Our building regulations drawings in Hounslow show the insulation and glazing the calculation assumed, so the building control officer reads one consistent set.
Conservation constraints can change what is allowed on a front or side elevation. Hounslow has 33 conservation areas and 3 Article 4 directions, so we check the address first. Questions
Does a Hounslow extension always need a SAP calculation?
No. Many extensions meet the limits on the elemental route and need none. A calculation becomes useful when glazing is large or an element cannot meet its limit.
Is a SAP calculation part of the planning application in Hounslow?
No. It is a Building Regulations document. Planning looks at design under the Character, Sustainability and Design Codes SPD and the local plan.
What are the glazing limits for a Hounslow rear extension?
The guidance states: Windows, roof windows, rooflights and doors in an extension should not exceed 25% of the extension floor area plus the area of openings removed or covered.
How much do SAP calculations cost in Hounslow?
We give a fixed quote after a free constraints check, because the work depends on the size and design of the building.
