New build drawings in Brent
In Brent a new house lives or dies by its garden: the local plan sets a minimum of private outdoor space per home. How we work on new build drawings
Seven steps from first call to approval.

Enquiry and constraints check
We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.
Measured survey
We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.
Design options
We model the house in Revit and show you options in 3D and plan, with the planning strategy and the precedents in your street.
Design frozen
You choose an option in writing. Nothing changes after this without your say.
Independent check
A second chartered technologist checks every sheet against the council's validation checklist and the policy. A senior review signs it off before anything is submitted.
Submission
We prepare the forms, certificates, fee and documents and submit through the Planning Portal.
Officer liaison
We answer the planning officer and make any amendments within five working days, at no charge until approval.
Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

Brent's private amenity space rule for new homes
Policy in the Brent Local Plan 2019-2041 normally asks every new dwelling for private outdoor amenity space. Our figure for it is 20m2; 50m2 for 3-bed ground floor: the lower number for a typical home, the higher for a three-bedroom house with its living space on the ground floor. The council restates the rule in its HMO guidance, so it is applied widely, not only to new houses.
On a plot split, that rule is the arithmetic that decides the scheme. The old house must keep its share, the new house must get its own, and neither can be a thin strip along a fence. We draw the garden areas on the site plan with their dimensions so an officer can check them without a scale rule, and we test the idea on the survey before you commit to a purchase.
The Brent Local Plan 2019-2041 was adopted in 2,022. Beside it, the council publishes a design guide, Brent Design Guide Supplementary Planning Document (SPD1), and a separate Basement Supplementary Planning Document for any scheme with a lower ground floor. We read whichever applies to your plot.

Trees, Article 4 areas and heritage in Brent
Brent has 1,229 tree preservation orders, so a garden plot nearly always has a protected tree on or beside it. The proposed site plan shows each trunk and its root protection area, and the foundations are drawn to avoid it.
The borough also has 39 Article 4 directions over 162 areas, 23 conservation areas and 93 list entries. An Article 4 direction does not block a new house but it fixes the neighbouring character, for example front gardens and original windows, that your design has to match.
A tree on a neighbour's land counts as well. If a protected tree stands just over the fence, its roots may run under your plot, and building near it needs an arboricultural method statement. We recommend a tree survey early, before the design is fixed, because moving the house two metres on paper is free and moving it after consent is not.
Levies and fees on a new dwelling in Brent
Community infrastructure levy applies to any new dwelling. Brent's rate in our data is £357.14/m² (Residential, Use Classes C3 & C4; schedule base rate £200.00/m²). The Mayor of London's levy comes on top in band 2, at £72.73 per square metre for permissions granted this year.
Both are charged on floor area, so the area schedule in the drawings is not a formality. The council's fee for an application is £610 per dwelling for up to nine houses, paid to the council.
Brent's record on small housing schemes
Brent decided 734 minor applications in its latest year, granted 74.8 per cent and decided 95.2 per cent in time, so it is a busy and punctual department. A new house or a small terrace is a minor application, and the legal period is 8 weeks unless you agree longer. Those figures cover all minor development, so they are a guide to speed and not a forecast.
Householder applications are granted at 86.6 per cent out of 879. A new house is a larger step than an extension, and officers look at it more closely.
Brent homes, gardens and the cost of land
Domestic gardens cover 30.3 per cent of the borough's land, which is why so many plot-split ideas start here. The average house price is £546,135, a change of -2.6 per cent over twelve months, spread across 118,612 households. With prices like that, a good drawing set costs little against the value of the plot, and a bad one costs a great deal.
If the plot needs an accurate base, a topographical survey in Brent records levels, trees and boundaries before we draw.
Price and next steps for new builds in Brent
