Planning appeals in Brent
Brent publishes 39 Article 4 directions and four separate guidance documents for householders, so a refusal here can rest on more than the design of your extension. We read the notice against the guidance and the directions, say whether the reasons can be answered, and prepare the drawings and statement for an appeal when it makes sense. How we work on planning appeals
Seven steps from first call to approval.

Enquiry and constraints check
We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.
Measured survey
We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.
Design options
We model the house in Revit and show you options in 3D and plan, with the planning strategy and the precedents in your street.
Design frozen
You choose an option in writing. Nothing changes after this without your say.
Independent check
A second chartered technologist checks every sheet against the council's validation checklist and the policy. A senior review signs it off before anything is submitted.
Submission
We prepare the forms, certificates, fee and documents and submit through the Planning Portal.
Officer liaison
We answer the planning officer and make any amendments within five working days, at no charge until approval.
Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

Planning appeals in Brent: what sits behind a refusal
The council decided 879 householder applications in the latest year and granted 86.6 per cent, with 97.2 per cent decided in time. Its 734 minor decisions were granted 74.8 per cent of the time. Householder cases were granted at a higher rate than minor ones here, and a refusal in either group should be examined, not simply accepted.
What makes Brent distinctive is the density of controls. It has 39 Article 4 directions, 23 conservation areas and 93 list entries. A direction can remove permitted development rights and turn a small project into a planning application, and a refusal may follow from that. Sometimes the right question is not "why was the design refused?" but "was the application needed in the first place?"
Only 43.3 per cent of households live in a house or bungalow, and a terraced house averages £700,019, so a refusal often hits owners of a house they plan to stay in and improve.

Four guidance documents an inspector may read
Brent's householder guidance is the Residential Extensions and Alterations Supplementary Planning Document. Alongside it sit the Basement Supplementary Planning Document, the Brent Design Guide Supplementary Planning Document (SPD1) and the Houses in Multiple Occupation SPD. The Local Plan is the Brent Local Plan 2019-2041, adopted in 2,022.
Each has a different job. The extensions document governs depth, height and relationship to the original house. The basement document matters if your scheme digs down. The design guide sets the wider standard, and the multiple occupation document applies if the house is or may become shared. A refusal can quote any of them, and an appeal statement must answer the one actually cited.
Where a refusal mentions shared occupation, we ask early about your intended use, because the evidence needed is different from an ordinary family extension.
Deadlines and timings
The deadline for a householder appeal is 12 weeks from the decision notice. In its latest statistics the Inspectorate gave a median of 11.6 weeks for householder written-representation appeals, and the twelve-month median across all written-representation cases was 18 weeks.
These figures describe finished national cases, not forecasts. Plan on several months and leave building work until a decision is made. If you want to keep the project moving, a revised application can run alongside the appeal, and we will tell you whether doing both makes sense for your house and what it adds to the quote.
How we build the appeal case in Brent
The statement answers each reason in turn and cites the document the officer cited. Where an Article 4 direction is involved, we check its wording and the date it took effect, because the exact scope matters, and we show the inspector how the proposal relates to what the direction covers.
For disputes about bulk or outlook we draw sections through the boundary and add a 3D view. Another chartered technologist reads the bundle before it goes, and all sheets come from one model. Our planning drawings page describes the method.
Conditions and small design changes
An appeal does not have to be all or nothing. Inspectors can grant permission subject to conditions, so a concern about overlooking might be met by obscure glazing on a side window, and a concern about appearance by an agreed brick or roof material. We think through which concerns in the refusal a condition could resolve and write that into the statement as a fallback position.
Small changes to the drawings can sometimes go further. A slightly lower eaves line, a stepped side wall or a window moved a short distance may answer an objection that the officer treated as fatal. We show you the amended design and what it costs you in floor area before anything is lodged.
Choosing the right route after a refusal
If the problem is a detail, a revised application may be quicker. If the council misapplied the guidance, an appeal fits. If an Article 4 direction means your work needed permission and you disagree, we check the wording first. Lawful work can be confirmed by a Lawful Development Certificate, and larger rear extensions sometimes suit prior approval.
The borough's wider rules are on our Brent architectural drawings page. Each route gets a fixed quote, you choose, and the final decision belongs to the inspector, so no result can be promised.
