How we work on new build drawings
Seven steps from first call to approval.

Enquiry and constraints check
We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.
Measured survey
We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.
Design options
We model the house in Revit and show you options in 3D and plan, with the planning strategy and the precedents in your street.
Design frozen
You choose an option in writing. Nothing changes after this without your say.
Independent check
A second chartered technologist checks every sheet against the council's validation checklist and the policy. A senior review signs it off before anything is submitted.
Submission
We prepare the forms, certificates, fee and documents and submit through the Planning Portal.
Officer liaison
We answer the planning officer and make any amendments within five working days, at no charge until approval.
Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

A high grant rate and a slow clock
In the latest return Hammersmith and Fulham decided 565 minor applications and granted 95.9 per cent of them. Only 78.6 per cent were decided within the statutory 8 weeks or an agreed extension.
Read together, those two numbers tell a client how to plan. A well-drawn scheme here has a good statistical record of being granted, but the programme should allow for a longer wait than the statute suggests, and the budget should carry the holding costs of that wait. They are past figures for all minor cases, including extensions, and neither a promise nor a forecast for your site.
Householder work shows the same pattern: 97.8 per cent granted and 79.8 per cent on time. A clear, complete set shortens the back-and-forth with the case officer, which is where most delay is lost, so we spend our time on completeness. Our planning drawings in Hammersmith and Fulham page sets out the submission side.

Which sites actually come up
Just 24.6 per cent of households live in a house here, and 32.1 per cent own their home. A new build in this borough is more likely to be a mews house, a rear-garden infill, or the replacement of a worn-out building than a new plot on an open street.
Gardens make up only 17.1 per cent of the land, so garden-land proposals are scarce and each is closely read. Where one does arise, the drawing needs to show the retained garden depth and the neighbours' windows clearly.
The borough sits in Mayoral CIL band 1, at a current indexed rate of £96.97 per square metre. The council fee is £610 per dwelling for up to nine homes.
Conservation areas and listed neighbours
The council publishes 47 conservation areas, and holds 268 listed building entries. 15 entries appear on the Heritage at Risk register.
In practice a new building almost always touches a conservation area or faces a listed one. We draw the street elevation with the neighbouring cornice, eaves and window heads shown to scale, using levels from a measured building survey, so the officer can judge the new roofline without a site visit.
Standards that shape the plans
Every new dwelling must meet the national space standard: Minimum GIA: 1b1p 39 m² (37 m² with shower), 1b2p 50 m², 2b3p 61 m², 2b4p 70 m² (one-storey dwellings); 3b4p 74 m², 3b5p 86 m². In London, At least 10% M4(3) wheelchair user dwellings; all others M4(2). Water use is capped at 125 litres/person/day, or 110 where the optional requirement applies.
We mark these on the plans so the officer does not have to work them out, and carry them into building regulations drawings in Hammersmith and Fulham later.
Planning the programme around a slower decision
A borough that grants most of what it decides but takes longer to decide it asks something specific of the person paying for the scheme: plan the money as well as the drawings. Interest on the land, rented accommodation for the client and the builder's availability all run through the wait, and a late decision can move a start date into winter.
We therefore give each client a programme at the start of the job, with the survey week, the design freeze, the submission date and a realistic period for the council, based on the figures above and not on the statutory minimum. We also say plainly that the period is the council's, not ours.
The best protection we can offer is a set the officer can validate on the first day. That means a complete application form, correct ownership notices, a site location plan at the right scale, a block plan, floor plans, elevations and sections, a design and access statement where required, and the area schedule. A missing item can delay validation before the clock even starts.
Biodiversity net gain is worth a note too: From 6 Aug 2026 BNG does not apply to sites of 0.2 ha or less; the self-build exemption ended for applications from 6 Aug 2026. We tell you at the first call whether it is likely to apply, since a late request for ecology work can add weeks.
Once the consent is secure, our construction drawings in Hammersmith and Fulham turn the approved design into the set a builder can price and build from.
We do not promise a date and we do not promise an outcome. We promise a complete set, an honest programme and a second technologist's check on every sheet.
How we start
Give us the address and a few lines on the idea. We check constraints and levies, quote a fixed fee and, after survey, test options in our 3D model. You choose one in writing.
If the council asks for amendments, we redraw free of charge until approval. We cannot predict the decision.
