How we work on new build drawings
Seven steps from first call to approval.

Enquiry and constraints check
We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.
Measured survey
We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.
Design options
We model the house in Revit and show you options in 3D and plan, with the planning strategy and the precedents in your street.
Design frozen
You choose an option in writing. Nothing changes after this without your say.
Independent check
A second chartered technologist checks every sheet against the council's validation checklist and the policy. A senior review signs it off before anything is submitted.
Submission
We prepare the forms, certificates, fee and documents and submit through the Planning Portal.
Officer liaison
We answer the planning officer and make any amendments within five working days, at no charge until approval.
Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

Barnet's plan, its design guidance and the new house
The development plan is the Barnet Local Plan 2021-2036, adopted in 2,025. Design guidance sits in the council's Sustainable Design and Development SPD, and for a new house the relevant part is Sustainable Design and Development Guidance SPD, Part 2: The seven features of good design. It sets out how the council judges scale, massing, materials and the relationship with the street, so the elevations and street scene we draw are organised around those tests.
The householder part of the same SPD, Sustainable Design and Development Guidance SPD, Part 4: Guidance on residential extensions and alterations, was written for extensions, but officers use its outlook and privacy tests when a new house is close to a neighbour. We draw the same sections an officer would.
Barnet's plan is recent, so we assume its policies carry full weight and do not rely on older appeal decisions that pre-date it. If your site's history includes a refusal, we read the reasons against the current plan and say what has changed.

Trees, Green Belt and Article 4 around a Barnet plot
Barnet has 718 tree preservation orders covering 3,219 tree zones, and a new house on a garden plot usually has a tree somewhere near it. We survey tree positions and show root protection areas on the proposed site plan, because a house drawn over a protected root zone is hard to defend.
28 per cent of the borough is Green Belt. Within it a new dwelling is inappropriate development in principle, and only a narrow list of exceptions applies. We check the boundary at the start, and say at the quote stage whether a site is realistic.
Heritage layers sit on top. The borough has 16 conservation areas, 651 list entries and 15 Article 4 directions covering 48 areas. An Article 4 direction removes permitted development rights, which does not stop a new house but changes the neighbouring extensions that your design has to live with.
Levies and fees for a new home in Barnet
A new dwelling is liable for community infrastructure levy whatever its size. Barnet's own rate in our data is £361.44/m² indexed 2026 (schedule rate £300/m², residential incl. C2, C3, C4 and sui generis HMOs). The Mayor of London's levy applies on top, in charging band 2, at £72.73 per square metre for permissions granted this year. Both are charged on gross internal area, so the area schedule in our drawings is carefully checked.
The council's application fee is £610 per dwelling for up to nine houses, paid to the council. We confirm the figure on the day you apply because the fee regulations are indexed.
How Barnet decides small schemes
A single new house or small terrace is a minor application. Barnet decided 703 minor applications in its latest year, granted 67.4 per cent and decided 92.7 per cent in time. That grant rate is lower than the borough's householder rate of 80.2 per cent, which is the pattern you would expect: a new house is a bigger ask than an extension.
Appeals matter in this borough. Barnet saw 413 householder appeals decided by the Planning Inspectorate and 50.6 per cent were allowed. Householder appeals are not housing appeals, but they show that the inspectorate does overturn the council here, and we draw to a standard that can be defended on appeal.
The statutory period for a minor application is 8 weeks unless you agree an extension. A new house should not be started until permission and the pre-commencement conditions are discharged.
The new build drawing set in Barnet
The set has a proposed site plan, floor plans, roof plan, elevations to every face, sections through the stair and highest point, and a street scene. Every room carries its area against the nationally described space standard, and the schedule comes from the 3D model so it stays correct when the layout moves.
Gardens matter here. Domestic gardens make up 28.1 per cent of the borough's land, and buyers pay for them: the average house price is £600,560, a change of -4.9 per cent in twelve months. Officers want the new house to keep a usable garden and leave the neighbour with theirs, so the plan shows both.
