L-shaped dormer drawings in Enfield
L-shaped dormer drawings in Enfield must first clear the borough's layered controls: 33 Article 4 direction areas sit on top of 24 conservation areas, and either can withdraw permitted development rights. We check the address, then give a fixed quote after a free constraints check.

How we work on l-shaped dormer drawings
Nine steps from first call to approval.

Enquiry and constraints check
We check the property against conservation areas, listed status, Article 4 directions, tree preservation orders, flood zone and planning history. We choose the right route and send a fixed quote.
Measured survey
We survey the house on one datum: rooms, levels, boundaries, drains, trees and the neighbours' windows that the 45° and 25° tests depend on.
Design options
We model the house in Revit and show you options in 3D and plan, with the planning strategy and the precedents in your street.
Design frozen
You choose an option in writing. Nothing changes after this without your say.
Independent check
A second chartered technologist checks every sheet against the council's validation checklist and the policy. A senior review signs it off before anything is submitted.
Submission
We prepare the forms, certificates, fee and documents and submit through the Planning Portal.
Officer liaison
We answer the planning officer and make any amendments within five working days, at no charge until approval.
Building regulations
Technical drawings are coordinated with the structural engineer's calculations, the drainage and the planning conditions.
Approval and hand-over
Building control approval, then a next-steps pack covering the commencement notice, party wall timing and CIL.
Free redraws until approval. Every drawing set is checked independently, and the checker is never the person who drew it.

Article 4 directions change the route in Enfield
Enfield publishes 33 Article 4 direction areas. A direction can remove a right that would normally let a dormer proceed without permission, so the first question on any Enfield roof is whether your house is inside one.
We read the direction wording itself, not just the map. Some directions cover front roof slopes only and leave the rear free; others cover every alteration to a roof. The difference decides whether the L is a certificate or a planning application.
Conservation areas add another layer. The council has 24, and the national rule inside them is: Class B roof enlargements are not permitted development on article 2(3) land.

Loft enlargement in section: the permitted development limits
A dormer on the rear slope, with the limits that decide whether it needs planning permission.
- A · Extra roof volume allowed
- 40 m³ (terrace house) / 50 m³ (any other house) additional roof volume
- B · Set-back from the eaves
- Original eaves maintained; enlargement set at least 0.2 m from the eaves measured up the roof slope, so far as practicable (not required for hip-to-gable or roofs joining a rear/side extension)
- C · Height limit
- No part higher than the highest part of the existing roof
From Victorian terraces to interwar semis
Enfield mixes terraced streets with long suburban semis. Only some have the rear outrigger an L-shaped dormer needs, so we survey the roof shape before suggesting one.
Gardens cover 21.7 per cent of the borough's land, and the average home costs 470,988 pounds. At that price many owners add space instead of moving, and a loft that gains two rooms is a common answer.
Listed buildings and protected setting
Historic England lists 301 entries in Enfield. Few are ordinary family houses, but a listed house nearby, or within the setting of a protected building, can still influence how officers read a new roof.
We map each designation within reach of your address and record them on the drawings' cover note, so the planning officer sees that they were considered.
What the decision figures show
The council decided 934 householder applications in the latest year and granted 83.4 per cent. It decided 92.4 per cent in time.
Lawful development certificates are common as well, with 636 in the latest national return. The certificate route suits a roof outside any direction or conservation area.
National limits the L still has to meet
Volume is capped at 40 m³ (terrace house) / 50 m³ (any other house) additional roof volume, and the height rule is: No part higher than the highest part of the existing roof. Joining a rear extension roof is easier: Eaves-retention and 0.2 m set-back do not apply where the enlargement joins the original roof to the roof of a rear or side extension.
Notice for shared structures is: Party structure notice at least 2 months before work. The stair must achieve this headroom: Loft conversions where 2.0 m cannot be achieved: 1.9 m at the centre of the stair, 1.8 m at the side (half width). The wider L-shaped dormer guide lays these out in full.
Reading an Article 4 direction before you commit
Ask the council for the direction document, not a summary. We look for four things: the date it took effect, the list of properties covered, which classes of development it withdraws, and whether it is confined to elevations facing a highway. A direction limited to the front elevation leaves a rear L-shaped dormer on the permitted development route.
If your road is inside a direction that covers the roof, the application is for planning permission and we draw to the standard that route needs, including street scene views and a design statement.
Typical Enfield roof forms
Terraced rows in the older parts of the borough usually have a clean gable-ended outrigger that suits the L well. The long suburban semis to the north tend to have a hipped main roof with a smaller rear return, which limits the dormer and sometimes favours a plain rear dormer with a rooflight on the return.
Our survey measures the ridge heights, the eaves line and the position of the chimney stack, because those fix the useful headroom more than the overall roof size.
Costs and sequence
The order of work matters. We confirm the route first, then survey, then draw, and only then ask you to approve the application. If a direction forces a planning application, the design stage includes the extra views and the written justification, so you do not discover that cost late.
Building control follows the consent, with its own drawings for structure, fire and insulation, which we can prepare as one continuous package so the planning and construction sheets agree.
We keep every measurement and photograph from the survey on file, so any later question from officers about heights or the position of the junction can be answered quickly and consistently.
What we deliver and where to go next
A second MCIAT chartered technologist checks every sheet before it leaves us, and we redraw at no charge until approval if the council asks for changes.
